The Master Plan
A village with shops, marina, and single
family cottages
British Colonial
Lynyard Cay “Village”Inspired by the historical architecture and streetscape ambiance from world renowned Hope Town, located on Elbow Cay, as well as the modern polish of Seaside, Florida, the “Village” will be comprised of a marina, retail/commercial space, and 80 single-family cottage homes.
20
e heart of the community and the central oering of the Lynyard Cay project is the marina. As a boat-in only community (with the exception of private heli-pads), the marina at Lynyard Cay will serve as the hub of island arrivals, departures, and activity. As a business opportunity, the marina will provide the southernmost dockage and fuel services in e Abacos and will be the most conveniently located port-of-call for boaters exploring southward to Andros, Nassau, or Eluethera Islands or coming into Great Abaco from points south. e marina and retail/commercial/village component represent an outstanding business investment in this underserved area of e Abacos with the closest neighboring marina being 10 miles to the north.
The Marina
e marina facility itself will be a state of the art, environmentally friendly, no dredge, oating, 150-slip designed to accommodate vessels up to 120 feet. Careful thought and engineering ensures that Lynyard Cay’s marina can withstand the extreme weather and tidal surges of a Category 5 hurricane.

Retail/CommercialAdjacent to the marina is retail/commercial space, ideal for a chandlery as well as a restaurant/bar to serve island residents and visitors alike. Residents and guests will dine at the restaurant. Boaters will provision-up or maybe just sit at the bar sipping a cold libation, spinning tales of the day’s adventure spent plying the deep channel of the Atlantic o the eastern side of Lynyard Cay in search of “Granders,” the 1,000 pound marlin for which the area is renown.

The CottagesAdjacent to the commercial heart of the island is an area designed to accommodate up to 80 detached single family cottages, built in the traditional Caribbean style. Brightly colored homes, featuring charming detail, “widow’s walks,” and metal roofs, will line pedestrian friendly lanes that invite walking and personal interaction. And in the Caribbean tradition, each home will bear a name instead of a number. is cottage parcel, available bundled with the marina, oers a variety of development options, all of which make this an outstanding business and investment opportunity: full-ownership, fractional ownership, or vacation rentals in conjunction with a boutique resort hotel component.

On the perimeter of Lynyard Cay are
57 estate homesites
Oceanfront Estate HomesitesOn the perimeter of Lynyard Cay are 57 estate homesites which range from approximately one to three acres. 49 of the estate homesites oer Atlantic Ocean or Sea of Abaco frontage. 25 of the estate homesites are available as individual lots. e balance of the estate homesites have been assembled into 4 or 5 large parcels or “assemblages” which oer a higher level of privacy and/or increased investment opportunity.

Estate Lot AssemblagesFor those seeking a larger estate or site for a boutique resort hotel, selected ocean front estate lots have been combined, or bundled, into 6 larger parcels or assemblages. Assemblage #1 consists of the marina, commercial/retail area, and cottages and represents an outstanding business and investment opportunity due to its unique position as the sole commercial and recreation hub for both the island and the surrounding recreational communities.Other assemblages are comprised of 4 or 5 estate homesites so as to create parcels large enough to accommodate a resort hotel with heli-pad if desired. ree of the parcels oer highly sought after sandy beach frontage and two of which oer highly desirable Atlantic and Sea of Abaco frontage. Each of the assemblages is oered at a volume discount price and provides the opportunity to buy and hold as an investment, build a personal estate and hold the balance of the assemblage for future sale, or create a site ideally suited for a boutique resort hotel in an area of e Abacos not currently served by marina/restaurant/retail/hospitality services.

25 acres of permanent nature preserve
Lynyard Cay’s North Crown property
“Crown” PropertyLynyard Cay neighbors a 25 acre permament nature preserve on its northern shore, a protected home for the island’s ora and fauna. is pristine area can be used for nature study, exploration, and eco-recreation. An educational trail will provide access to this unspoiled area and educate visitors about the property and its eco-systems, as well as provide access to a broad spectrum of eco-friendly activities such as hiking, swimming, and kayaking.
