In consultation with the director, assumes responsibilities for staffing, performance appraisals, training, development of staff and disciplinary action. Assists the director with the preparation of the annual budget. Assists the director with the creation and upkeep of the facilities 10 year plan for equipment replacement and capital projects. Recommends annual minor renovations and creates a business plan to implement. Assists in the coordination, planning, design review and construction of all new buildings, renovations and repairs of existing facilities. Reviews plans and specifications, as required, for construction and renovation projects. Prepares estimates of time and materials as required. Develops and implements workplace safety programs as required. Responsible for all aspects of the facility fire prevention program, including testing, inspection, training, and fire drills. Coordinates, as the command post point of contact during fire alarms and evacuation protocols. Liaises with the authority having jurisdiction on fire related matters. Performs fire/evacuation training and education, as required, for all facility occupants. Maintains, controls and monitors the plant services annual budget and cost center's Coordinates and approves all supply chain related tasks relevant to the operation of the facility physical plant.

Technical / Project Delivery Coordinate and review shop drawings when requested. Comment and review on project during design phase where required. Develop knowledge of project scope and intent prior to project start-up. Provide periodic review of installation during construction, to ensure compliance with

drawings, specifications and quality standards. Witness field tests of components andsystems, participate in commissioning where required.

Attend and Administer project site meetings. Resolve, where possible, on site designor coordination problems in a timely manner.

Prepare and issue field observation reports for each site visit in a timely manner. Communicate detailed feedback to the project manager on any unresolved issues

requiring action. Prepare responses for PCN's and RFI's where required. Provide feedback on site problems requiring changes to office design standards and

specifications. Provide comment and recommendations on contractor's progress claims where

justifiable and provide review comments on PCN costs. Initiate Letters of Certification to Authorities for Interim and Final Occupancy. Review and comment on Operation & Maintenance Manuals, and As-Built Drawings. Prepare and issue all directives using Company Standards.

Profitability and Productivity Establish contractual requirements with Project Manager prior to start of construction. Advise Project Manager of all changes or requests for service which may be additional

to agreed scope of work.

Training and Development Stay current with building systems technology, construction practices, design and

engineering practices. Maintain a working knowledge of the national building code, local regulations where

projects are taking place, specialty codes such as medical gas, NFPA volumes, national gas and propane codes, ASHRAE and other various applicable documents.

Accompany and supervise junior designers, CAD technicians, and junior engineers on field observation trips and at site project meetings as directed by Mechanical / Electrical Department Managers.

Specific Additional duties Contributed to the ongoing evolution of design details for plumbing, fire protection,

HVAC, ventilation and hot water / steam heating systems. Develop and maintain relationships within the project community and with potential

new and existing clients. Coordinate and maintain contacts with local authorities having jurisdiction on current issues within the above fields.

supervision of project manpower, a proficiency at blueprint reading, the ability to correctly read and interpret job specifications, minor estimating experience and material takeoffs, coordination of subcontractors, coordination of project materials and the generation of documentation and paperwork as required.

Projects included Commercial / Industrial plumbing, gas-fitting and pipe-fitting installations.
