JINGWEI GARDENSHANGHAI CHINA

The site is 120 hectares and situated next to Shanghai University, it has a sacred river that extends the entire site. The project is master planned as a compact Transit Oriented Development (TOD) to take advantage of the extensive underground metro-rail network that borders the site. The development is limited in height along the edges to 8 stories and 16 stories at the core. The master plan proposed the development of a mix of 9,550 residential units and over 120,000square meters of retail and office. Phase I was just completed.

The site is 30 hectares located in a light industrial region of the City. The intent of this infill site was to provide housing adjacent to the workplace. The buildings were layout as stage backdrops to shared public greens and pedestrian paths.

INCAEALAJUELA COSTA RICA

Once the master plan was adopted for the new INCAE in Costa Rica, funds were raised to pay for the Library. The steep contours of the site were used to dramatize the presence of the Library. The building is entirely ventilated by the natural winds and the exterior walls are shaded with local vegetation.

TOWN OF PROVIDENCEMIAMI FLORIDA

The 450 hectare site is located outside the development boundaries of Miami-Dade County, in the agricultural farms lands. The proposal is to create a completely self-sufficient green Town. It will be composed of six distinct neighborhoods each with there own unique and memorable urban elements.

NEIGHBORHOOD OF PROVIDENCEMIAMI FLORIDA

The Town of Providence is composed of six neighborhoods. The neighborhoods found along the edges take advantage of an existing transit rail that connects to all the major workplaces in the region. The master plan proposed the development of a mix of 2,500 residential units, 75,000 square meters of commercial and office, a middle school, an 18 hole-golf course, and fields for community agriculture.

Puerto Bani was conceived as a destination place catering to the game of baseball, its athletes, and fans. This Town will provide a year round setting for all who love the game and its heritage. The property has dramatic contours with hillsides next to flat lands that stretch out onto white sandy beaches.

The site was formally the Chiquita Banana port. The Costa Rica government jointly ventured with a private developer to create adestination cruse port and mega-yacht marina in combination with the redevelopment of the upland areas into a free-zone district with Town Center and Luxury Hotels.

Estuary Island was master planned to be a new frontier for commerce and a new standard of living for the region. The Peninsula will have a deep water port serviced by a network of railways and highways, an industrial district, petroleum and LNGstorage downtown district providing all public services, an agricultural village, a fishing village with marina, a school district with playing fields, a water park, a cruise port with a mega-yacht marina and a port village. Powered by a network of wind farms and solar arrays and Forcados Estuary Island will produce its own water supply.

During the VISIONING process typically various special projects are identified that address the concerns raised by the citizens.These issues are interpreted by the design team into the “VISION” that is supported by the neighborhood. Once the Vision drawings are presented to the local government and accepted then starts the “Form-Base Code” process.

FORM-BASED CODES

Form-Base Codes become the land use regulations that will assure the public that the study area will be build in accordance to the “VISION.” The form-based codes contain limitations to the building placement, height, massing, and uses. The next step to some projects is take to create a “PATTERN BOOK.”

Pattern Books become guidelines for the local government staff on what is an expectable urban pattern and style of architecture.

Our charrette team prepares these pattern books drawing from a combination of the vernacular character and an introduction of new urban models from other regions.
