Urban

process :

Introduction

: The importance of the site drives from being linked with king Abdullah Road ,

As well as its proximity to KSU , DQ , Historical Irgah city . In addition The site

is characterized by the natural features of wadi Hanifa . During the initial

survey of the study area it’s noticed that there are urban problems such as

random planning , the absence of regulations in addition to the incomplete

facilities . There for . It’s most important to establish a clear vision to the

development of the area based on comprehensive urban design process .

Goals and overall objectives of

the project: 1 – To identify the urban problems in the study area and resolutions .

2 - To improving the area by raising the aesthetic value .

3 –To Enhancing the environmental and sustainability aspects .

4 - To raise the value of the region economically .

5 – To add character to the area .

6 - To connecting the area in a better way .

The study area can be divide into three conditions :

1- Old building

2- Modern building ( less than 5 years old ) .

3- New building ( less than 1 year or under construction )

Preparing The Master Plan Opportunities and Constraints :

Opportunities Constraints

Visual link to Old Irgah Built buildings

Physical Link to the surrounding Hnifa

valley

Land prices

Rise the commercial use in the area Hot weather of Riyadh city

Suitable area for recreational use The possibility of reducing the privacy

of the residential areas

Physical Link to the current residential

area

Gathering the governmental uses

Creating new character to the area

Urban design principles and consideration :

1- sustainability : A- Using Solar power to generate electricity : all buildings will be covered with solar panels & using the new transparent solar technology in windows which directed to the sun

B- Water treatment & reuse : All the buildings will have water treatment systems which will filter & reuse the gray water in toilets or in plantation then send the black water to the city water treatment plant.

B- Using zero emission transportation : The transportation for the developed area should not be producing CO2 . The area users will using electrical buses , moving walkway , bikes ,

2- safety : Using a safe movement system which solve the issues of the pedestrian , handy caps , bikers and vehicles interaction . By separated lanes . Speed reduction , cross lines elements , etc.

3- Social: A- Maintain privacy B – linked community
