Novared Offices - Design and construction

Architectural Design and Construction for the remodeling of Novared Offices (Technology development Company). Expanding a new 58 m2 área to the original office resulting a 142m2 área with better distribution, lighting, more workplaces and a better work enviroment. In charge of construction management and constracts management. Located in Caracas, Venezuela.

Construction management for SBA Corporation (construction developers) of a 1600Construction Management of a 17.200 Sq. Ft. $ 4 Million Luxury Residence. Responsible of supervising the construction of the project, designing and executing complex construction details with specific needs and high cost materials. Comparing cost-aesthetic selection of finishing material for interior and exterior design. Responsible of preparing, designing and supervising work plan schedules, budget, bid approvals and contract negotiations. Coordination of complex tasks with short time outcomes for high detailed construction. Discuss project specifications, details, materials and costs with key stakeholders.

Manzanares Plaza Mall – Construction Management

Construction Management of Manzanares Plaza II Mall, 323.000 Sq. Ft., $14 Million Budget construction with 34 stores, restaurants and a movie theater. Responsible of supervising and coordinating proactively tasks and work plan of building processes, goal/target performances with the construction teamwork and contractors. Review contracts approvals, cost estimates, negotiating costs and schedules. Prepare and supervise architectural details with competitive costs and practical construction. Responsible of status reports, preparing and presenting oral and written technical reports to upper management.

Detail, Supervision of construction details and finishes. Review of contractors’ work and payments and revision of items pricing. Planeta Sotavento – Construction ManagementIn charge of the construction planning of Planeta Sotavento Mall, with 310.000 Sq. Ft. Responsible for the project work plan and budget spending estimation. Manage planned tasks progress with an efficient coordination of contractors and teamwork. Evaluation of Earned Value, Planned Value and Actual Cost to control and report the project progress. Responsible of reviewing facilities projects, selection of contractors and bank loans.Management of project planning for Planeta Sotavento Mall II and Hotel Sotavento, with 230.000 Sq. Ft. In control of progress of the project managing delivered times of facilities projects. Study and analysis of new potential projects, making preliminary ideas and business studies. Constantly report the construction and project progress to key stakeholders.

Manzanares Sports Park – Desing and Construction

Design and construction of a sport complex with 3 amateur soccer fields, TRX circuit, yoga and store. Responsible of design and construction management of the project. In charge of supervision of facilities projects, contracts management, work plan schedule and site supervision. Negotiation with contractors and main client.

El Clavito Park – Manzanares Municipal ParkArcthitectural Design of a Municipal Park of 4.000m2in Caracas Venezuela.For the refurbishing of the actual park it was proposed a new path, new distribution of public Spaces and a Building for Manzanares Neighbors.The proposal includes a connection to Manzanares Mall to promote public activities and safety of the community.
