Sky High Living: Contemporary High-rise ApartmentsThere are many books about tall buildings, but few focus exclusively on

residential high-rises. Perhaps this is because they are traditionally not as tall as commercial high-rises. However, this is no longer the case; not only do many compare with other high-rise buildings when it comes to height, but a building designed for living is particularly interesting in that it conveys a sense of the purpose and function of the building.

A condominium is a type of property ownership under which an individual owns a particular unit in a multi-unit development, and where all unit owners share an undivided interest as tenants in the common areas such as hallways, lobbies and community facilities.

Condominium ownership is considered a hybrid form of ownership because it falls outside traditional structures of property ownership. Certain legal and technical characteristics help define condominium ownership: Individually Owned Unit 

In condominium ownership, an individually owned "unit" is an enclosed space that exists within specified boundaries. The space can also consist of multiple rooms and the interior walls that divide the rooms in that unit, as well as balconies, patios or storage areas. Even though the unit is only airspace (and no land), for legal purposes a condominium unit is still considered to be real estate.

Moreover, there are pools and walking paths having lots of trees in the park, which serves an ideal place for relaxation and entertainment.

Project DescriptionThe residential component will offer 502 condos with 1, 2 or 3 bedrooms as

well as penthouses. In order to maximise the amount of windows and ensure that each unit benefits from the natural, the condos will be divided between four towers, two of 25 floors and two of 20 floors. These towers will rest on top of the three-storey commercial podium that will house a full-service grocery store. The residences will begin at the garden level (4th floor) and continue to the 20th and 25th floors respectively, ensuring that every unit enjoys an elevated view.

Condominiums versus Townhouses

While condominiums and townhouses appear to be very similar, there are certain legal differences between the two.

A condominium unit owner individually owns only the enclosed space within the unit. A townhouse unit owner, on the other hand, owns the unit in severalty, the physical structure and the plot of land on which the unit stands. The common areas in a condominium development are owned by all unit owners as tenants in common. Conversely, the common areas of a townhouse development are owned by a homeowners' association.

Common AreasAll other parts of the property are called the "common areas“. The ownership

of these areas is shared by all of the unit owners. The common areas include:

• All parts of the building other than units, including the basement, ceilings, elevators, floors, foundation, halls, lobbies, roof, etc; • All installations for central services, including heating and air conditioning, electricity, gas and water; • The land on which the building stands and the parking areas; • Community facilities, such as boat docks, clubhouses, gardens, playgrounds, tennis courts and swimming pools.

DISTINCT ARCHITECTUREThe project will present architecture that harmonizes with the local urban

landscape while expressing its own distinct and contemporary style. With clean lines and subtle warm tones, the residential towers will rise gracefully above the immediate neighbourhood. The towers will feature a generous amount of windows and will be connected at each level by a glassed-in walkway offering views over the landscaped courtyard.

This abundance of glass, including sleek glass railings for the balconies and terraces, will serve as a key architectural element for the project, complemented by other noble materials such as metal and decorative masonry work. Landscaping will also serve as an important ornamental element for the project; a courtyard garden will be built upon the roof of the commercial podium.

REFINED INTERIORSThe contemporary character of the project will extend to the interior where it

will exhibit a chic and refined ambiance. This elegant style will define the common areas (hallways, lobby, and common rooms) as well as the private units.

The condos will feature an ergonomic design, kitchens with modern lines and contemporary materials. The units will also have high ceilings of exposed concrete as well as concrete columns, reflecting the raw, organic flair. Each unit will benefit from generous windows allowing for an abundance of natural light. All units will also feature a private outdoor space; a balcony or a private terrace

Building materials are used in two basic ways. In the first way they are used to support the loads on a building and in the second way they are used to divide the space in a building.

- Pink’ s really a beautiful color.- I don’t think so. Pink’ s an awful color which makes the wall become hotter and makes residents more tired. Mostly, It’ s a color for girls.

This is the most distinctive of the Architect’ s design, the Sky bridge. - How… how can they build it ?- Tee hee ! They built it by their confidence. Do you know Sky bridge in Petronas Twin Towers ? This sky bride is similar with it in some features.

A penthouse is an apartment on the highest floor of an apartment building. Penthouses are typically differentiated from other apartments by luxury features. The term penthouse originally referred to, and sometimes still does refer to, a separate smaller "house" that was constructed on the roof of an apartment building.

Penthouse apartments have not only the advantages of a regular apartment such as security and convenient location but also all those of a house such as size and design.

Similar to apartments, penthouses are usually located in the heart of busy cities yet offer a sense of being situated far away from or above noisy and crowded urban life. Such locations provide easy access to hotels, restaurants, malls, and schools. Overcoming the issue of small space in regular apartments, penthouses are usually large.

- The core of the tower is here. As you can see, they are common areas. There are stairs, elevators…etc… (I don’t know more, so etc :v )- The stairs we'll be used in case accident occur.

- Never use elevators in a fire! Use the stairs. Close all doors behind you to slow fire spread.

CONCLUSIONNow, just to summarize, let’s quickly look at the main points again.

A condominium is a type of hybrid ownership in real property under which an individual owns a particular unit in a multi-unit development where all unit owners share an undivided interest as tenants in common in the common areas such as hallways, lobbies and community facilities. The benefits of condominium ownership include desirable amenities, reduced maintenance responsibilities and a strong sense of community. Because of the recent credit and economic crisis, it can be challenging to secure financing for a condominium unit.
