Vacant Homes - Census 2001 and 2011
2001 2011
Source: ONS, Census 2001 and 2011
Last 10 YearsM60 Towns:• Population growth mirrors GM & UK average (lower
growth in 65+ group)• Unemployment has risen 2001-2011, (albeit improved
slightly since 2011)• House prices increased in line with average• Vacancy rates stagnant
Contrast - Manchester City Centre core:• Focus of economic growth – unemployment has fallen• Significant rise in younger, working age population• City centre living – fall in vacancy rates
M60 Towns Regeneration – Last 10 Years• Public Sector Dominated (largest
employers in each town)• Town centre focused (Wheatsheaf, The
Rock)• Housing Renewal Programmes• Some new Business Parks• Other Initiatives e.g. building schools for
the future
Regeneration Challenges• Trend and recession based• Competition from out of centre (Ikea, Trafford
centre, superstores)• Competition between M60 towns – seeking
same anchor tenants (stalled schemes)• Significant retail sector shift• Austerity job cuts in the private sector• Budget cuts• Deprivation
M60 Towns
How are the M60 Towns making Greater Manchester ‘great’?
M60 Towns: Opportunities
Governance:• Greater Manchester Spatial Framework – working
together• Be bold (Green Belt)
Better connectivity:• Public Transport Improvements – Northern Hub Initiative• HS3 (HS2?)• Circle Line connecting M60 towns together – Polycentric
approach• Park and Ride Hubs in M60 Towns
M60 Towns: Opportunities (2)
M60 Town Centres:• Continue to invest – but be clear what offer is• Accept changing role of High Street
Perception:• M60 Towns – Manchester’s New Neighbourhoods• Family / aspirational housing offer• Great schools• All within easy commute of City Centre
