The entire AEC fraternity bows down in front of BIM since it facilitates lean construction and is genuinely accountable for replacing conventional construction methods from unconventional ones. It is an effective communication tool that indiscriminately dispenses information among perspective building stakeholders and provides a collaborative platform for effective decision making. BIM is an embodiment of cutting edge-technology which stimulates as well as boosts progressive planning, design and construction. Usability and importance of BIM models BIM models are the legitimate source of authentic project information to architects and engineers which are fully optimized by them in actual construction. Details of every project activity are recorded in them making them a store house of information. Since BIM models are open to transformation, they become the greatest source or platform for design development. All this becomes possible because of their digital nature. Uses of BIM models cannot be restricted to design and construction professionals alone as they are truly beneficial for owners and other potential building stakeholders. BIM models remain the only communication tool among architects, engineers, contractors, design consultants, fabricators and owners etc. They are very productive for eliminating communication gap between potential stakeholders which can otherwise have negative impacts on the projects in terms of poor decision making. Due to their digital formation, design inconsistencies and errors can be identified between them much before actual construction takes place which leads to seamless construction. Data incorporated in BIM models can be swiftly converted to energy analytical models which are highly constructive in accomplishing energy analysis for the building in making. Material takeoffs, Bill of materials and Cost estimates can be generated from them which can be substantially used for construction management. Be it the preconstruction, construction or post-construction phase BIM models are fundamentally required at every stage. In the post-construction phase they cater the necessities of facility managers and building owners in terms of repairing and maintaining facility.
