Building Information Modelling (BIM)

• A method of collaborative working

• Greater productivity

• Risk management

• Sustainability

• Reduces waste and costs

What is BIM?

• Emphasis often placed on the technology

• Digital representation of the building

• Information sharing via this model

• From design, through to construction and during occupation

A Way of Working

• But the technology is a secondary consideration

• BIM is a way of working

• Not about modelling but about the process

• Teamwork and collaboration

The BIM Task Group Definition

BIM is:

“Essentially value-creating collaboration through the entire life-cycle of an asset, underpinned by the creation, collation and exchange of shared 3D models and intelligent, structured data attached to them."

A Brief History

• First discussed in the early 1990s

• Gained ground about ten years ago

• Current interest driven by Government Construction Strategy (2011)

Government Construction Strategy

• Aims to achieve value for money on public build projects

• Requires use of collaborative BIM by end March 2016

• Project information, asset data, documentation - all must be electronic

COPYRIGHT © 2013 MITSUBISHI ELECTRIC EUROPE B.V. ALL RIGHTS RESERVED

Government Targets

• Government places great emphasis on BIM

• Reduce capital cost

• Cut carbon

• 20% reduction required

• Also aim to cut timescales, accidents and waste

Wider Objectives for BIM

• Global export market for UK construction

• Boosted by BIM: £7.6 million a year

• UK is leading the way in the use of BIM

• A window of opportunity

Collaboration from Cradle to Grave

• Biggest impact is a change in the way of working

• Move away from silos and incompatible software

• Transparency, communication and collaboration

• Reduce waste in procurement, process and material

• Better handover from construction team to building owner/operator

Benefits of BIM

• Benefits to all members of the construction team

• Designers test concepts and optimise design

• Contractors can preview the construction process

• Prepare and coordinate drawings

• Owners can optimise maintenance, boost efficiency, monitor life cycle costs

Moving Forward with BIM

• Reduces work

• Results in fewer errors and re-working

• Minimises conflicts and changes during the construction process

• Greater productivity

• Lower costs

More Than Just a 3D Model

• The mechanics of BIM

• More than computer-aided design

• Stores architectural, engineering and construction information

• Shared by the whole team

Information is Key

• BIM models associate information about assets with geometry

• Documentation can be built in a more structured way

• Shared by project participants at different stages

• Captures programme and cost information

Progression of BIM

• BIM is at different stages in different organisations

• Some using it in a relatively unsophisticated way

• Others fully integrated project models

• Based on Industry Foundation-Class (IFC) compliant data standards

COPYRIGHT © 2013 MITSUBISHI ELECTRIC EUROPE B.V. ALL RIGHTS RESERVED

Open and Shared Information

• IFC is an open, object-based file format

• Designed to facilitate interoperability

• Not controlled by a single vendor

• IFC can be used to exchange and share BIM data

Building Operation

• BIM and the life-cycle of a building

• Can also be used by building owners/managers

• Gives them a clear idea of exactly what is in their building

• Helps with maintenance planning

• In the long-term can also help with refurbishment/updating

Soft Landings

• Soft Landings - a partner for BIM

• Developed by BSRIA and the Usable Buildings Trust

• 5-stage building procurement initiative

• Designers and contractors stay involved after completion

COPYRIGHT © 2013 MITSUBISHI ELECTRIC EUROPE B.V. ALL RIGHTS RESERVED

Governments Response

• Government Soft Landings (GSL)

• Also going to be compulsory on Government projects after 2016

• Number of guiding principles

• Early engagement of the end-user

• Commitment to after-care

• Post-occupancy evaluation and feedback

Heating Only Solutions

There are many reasons to use these energy efficient products to provide only heating to a building via the delivery method of air

Many buildings do not need cooling, for example schools and student accommodation

Heat pump air conditioning systems offer a simple, flexible and efficient method of delivering heat to a building

Help with Part L Compliance by removing all power consumption related to cooling

Heating Only Option

3.5kW to 45kW
