Buensuceso Development and Realty Corporation (BDRC) has been in operation since 1987. BDRC

has developed several housing projects in the Metro Manila area, Cavite and Laguna. BDRC projects mainly targets the middle –upper class

market of the Greater Manila Area. After 10 years in the industry, BDRC realized a growing potential

in the booming provincial areas. Thus, the creation of South Pearl Properties Inc. (SPPI).

South Pearl Properties, Inc. was duly registered with the Securities and Exchange Commission

on March 17, 1998 for a corporate term of fifty(50) years. It’s primary purpose is to

purchase, exchange or acquire real estate and property and to manage and operate

subdivisions and housing projects or otherwise engage in the trading of real estate property.

Upon research and market study, SPPI identified region III, specifically Tarlac province for these main factors: (1) for having a major

backlog in housing units (2) for having the third most number of OFW deployments by region.

Making way for the first project of SPPI—Villa de Concepcion.

Location

The project is located in the Province of Tarlac, the center of Central Plains of Luzon and more popularly known as the Melting Pot of Luzon, with a land area of 305,345 hectares. Tarlac

City is the capital of the province which is about 125 kilometers north of Manila. The

province is very accessible and linked to Metro Manila by the North Luzon Expressway, by the

Subic-Clark-Tarlac Expressway to the Clark Economic Zone and Subic Bay Economic Zone. Tarlac is the gateway between the

National Capital Region and the rest of the Northern Provinces such as La Union,

Pangasinan, Ilocos provinces.

Tarlac is composed of 17 towns and 1 component city with a total population of

1,068,783 based on 2000 census. Tarlac City has the biggest population at 262,481 followed

by the Municipality of Concepcion with population of 115,171.

Villa De Concepcion is situated in Barangay Sta. Rosa which is adjacent to Tarlac City.

About 3 kilometers from Villa De Concepcion going north is the Hacienda Luisita Mall, now

Robinson’s Luisita Mall, the largest commercial development in the province.

Villa De Concepcion is a 56 hectare subdivision development located in Barangay Sta. Rosa, Municipality of Concepcion, Province of Tarlac. It is the largest subdivision development in the province of Tarlac. The project can be reached either through the National Highway (MacArthur Highway) or through the provincial road. The project is divided into three distinct phases. Phase 1 is the back portion with lots having an average size of 120 square

meters, the middle portion or Phase 2 with an average lot size of 150 square meters and Phase 3 which is fronting the

National Highway having an average area of 200 sq. m.Several open spaces have been allocated to the different

phases of the subdivision. Phase 3 would have the biggest open space with a planned multi-purpose/amphitheater hall,
