There have been some great achievements...
YourMK is now one year old! This is a good time to reflect on our first year of operation and focus on the year ahead.
We are aware that waiting for information about regeneration has caused some uncertainty, but we can now announce the time scale for activity on each of the priority estates.
We will start the engagement process for regeneration this summer, working with residents to deliver a positive outcome.
We are building new council homes, starting in three areas, and have advanced plans to develop more than 200 homes for people in Milton Keynes over the next 2 years, subject to funding availability.
We also have ambitions to increase quality across the board and will start investing to improve council owned homes in Milton Keynes.
We have recorded very high levels of customer satisfaction. Over 96% of our customers say they are happy with the repairs and maintenance service they received.
We have improved our performance; responding more quickly when we are needed and reducing the time it takes to get empty homes ready for tenants to move in.
Our staff have worked really well to deal with the move to a new organisation and have shown great commitment and determination. A FUTURE

A HOME FIT FOR YOUR FAMILY
YourMK is working with Milton Keynes
Council to provide good quality homes for
the families who need them. Our role is to
look after these 11,500 council homes, and to
make the right investment decisions for the
benefit of our communities.
EMPTY HOMESIn the last 12 months 591 council homes became empty due to rehousing, abandonment or eviction. To help meet the housing need, we want to get these homes ready for new families to move into as quickly as possible. This involves cleaning, redecoration and all necessary repairs.
In 2015 the average time taken to do this was 16 days. We have now reduced this to 8 days.
The average cost of getting an empty home ready for a new tenant is £3,400. However, 17 homes (3%) were in such a bad state that we had to spend on average £13,000 each to make them ready to let. The more we have to spend on making empty homes fit for new residents, the less we have for investing in homes.

them. Over the last year we have worked hard
to make the repairs and maintenance service
more efficient and more effective, saving
money for reinvestment and responding to the
needs of our residents.
MAKING THE MOST OF OUR MONEYSince YourMK took over responsibility for the repairs service, we have worked hard to build quality and reduce waste. This has generated approximately £2 million of savings that can now be used to invest in new and improved housing for Milton Keynes residents.

NEW HOMES Milton Keynes, like many other towns and cities across the UK, has a severe housing shortage, and many more homes are needed. The new homes we are building will help this situation, providing homes for local people who need them.
Milton Keynes Council has asked YourMK to develop council-owned sites across Milton Keynes and build as many new homes asMilton Keynes Council can afford.
100+Cripps Lodge, Netherfield:
Council services at the Cripps Lodge site will move to more suitable facilities, so that we can develop a plan with residents and stakeholders to deliver over 100 new homes on this site.
All new homes built by YourMK will be larger than new national space standards and cheap to run.

The condition of homes in the priority regeneration estates are as poor as we thought, but our survey showed that the condition of homes on the non-priority estates are worse than we were expecting.
However, there are pockets of better quality housing in some areas. The survey has revealed that there are going to be increasing financial demands on the available budget.

The survey showed that all estates in Woughton are in a similar condition. To make the best use of available finances we need to consider these areas together, and following the agreement of the Woughton Neighbourhood Plan.

YourMK is leading the regeneration across
7 priority estates in Milton Keynes. These 7
estates were originally identified as having
significant need according to national statistics
that looked at factors such as income, health,
employment and property condition.
The surveys we have carried out locally over
the last few months have confirmed that
the housing on all of these estates are in a
poor state of repair and require investment,
refurbishment or replacement.
OVERVIEW
Regeneration is about far more than buildings. It is one of our aims to provide access to appropriate training, education and employment. To deliver this YourMK has an employment programme which provides locally delivered job clubs and advice to get people into work.
Clients tell us that our work has increased their confidence and employability as well as increasing their income.
Short listed for the National Partnership of the Year 2016
We will start a comprehensive programme of engagement with residents, businesses, parish and ward councils and all the local stakeholders in Fullers Slade from July 2017. We will jointly develop a plan setting out the vision for the area and its residents. Fullers Slade is the right place for regeneration work to start for three reasons:
1. The large number of houses on the estate that are in a poor condition.
2. The potential scale of the work necessary.
3. The funding estimated to complete the work.
Our teams will spend time working with local people before agreeing a detailed plan to go through the formal planning process in 2019.

25% of MK job seekers unemployed for more than 1 year.
33% are over 50 and 11,000 are looking after family.
You are twice as likely to be unemployed if you live within certain MK postcodes.
Almost half of those on out-of-work benefits have a mental health condition.

Our teams will start working with communities later this year to develop the plan for the area. Our work here will have an emphasis on Serpentine Court, as outlined in the Lakes Estate Neighbourhood Plan.
