sort areas outside of Newport where truly fabulous rental accommodations can be found. For $60,000, from Memorial to Labor Day , you can be master or mistress of a house with more than 10 bedroom suites, tennis court, pool, Jacuzzi , gym, and ser­vants' quarters , according to Eva Stern of Sea Realty. (The rental may not in­clude utilities .)

Easthampton is considered very art­sy and elite, though the old money is dying out. It was once a community restricted to WASPs but is no longer. Perhaps because of its attraction for New York artists , Easthampton also features the state of the art in beach house architecture, particularly as re­cently available federal flood insur­ance has opened up new coastal low­lands for building.

Easthampton can be less expensive than Southampton because the farther out on Long Island (and away from New York City) you travel, supposed­ly the less desirable the location.

Plan to budget $20,000 for the sea­son for a median rental , although a good time can be had for $7 ,000 to $12 ,000 , again, if properties are avail­able.

Closer to Manhattan, but isolated

just the same, is Fire Island, which can only be reached by ferry in the sum­mer. Fire Island has no roads , but lots of sidewalks to bicycle on. It's pri­marily a summer place; in the winter a mere 1,500 live there, in the summer the population swells to 30,000. Ren­tals are limited and fairly expensive. There aren't any lavish estates, but plenty of cedar-shingled bungalows on the beach. The three most exclu­sive areas are Salt Air, Sea View and Point of Woods .

One Fire Island homeowner who wishes to remain anonymous pur­chased his four-bedroom house in Ocean Beach, the center of activity on the island, for $17,000 in 1962. He now rents it out for $13,000 a season (May 15 through Oct. 1). Rentals can approach the mid-20s.

CAPE COD Compared to Southampton, the

most exclusive rentals on Cape Cod are a steal. Wianno , in the village of Osterville, and its even more exclusive neighbor, Oyster Harbors, offer a few fabulous oceanside homes for $25 ,000 for the season, according to a realtor who lives in that community.

Othervllse $25,000 is more the rule for a bous.e of equal size fronting on the Saputt River.

Nearby Wianno offers swimming o~ Nantucket Sound, where the Gul Stream provides water temperatur~s unheard of north of the Carolinas-tO the 70s in August . An oceanside beach house , again for $25 ,000 for the sea· son, on exclusive Seaview A venue probably would be unchanged iO decor over the last 40 years , providing a touch of old-time fantasy or nostal· gia, depending on your perspective·
