itting as it does near the confluence
of the Intracoastal Waterway, Cape
Fear River, and the Atlantic Ocean, it
is only natural that water plays a big
role at St. James Plantation.
Whether setting sail from the community’s deepwa-
ter marina, watching the sun set from the private
beach club, or enjoying the Intracoastal views from St.
James’s Waterway Park, both the salt and fresh water
bring sparkle to nearly every aspect of community life.
The gated residential community with four
Audubon-certified golf courses is marking its 20th
anniversary in 2011 and they have plenty to celebrate.
With more than 4,000 property owners and 5,000
acres, St. James has been the number one selling
community in the Coastal Carolinas since 1991. Al-
ready in 2011, they have opened $6.5 million in
amenities, including a new clubhouse on the Nicklaus
Design course and the Seaside Club with a resort-
style pool. These are in addition to a full list of
amenities already completed and being enjoyed
by members.
St. James PlantationAffordable price points, an affinity for nature, adeepwater marina, and a new beach club help thiscommunity continue to set the standard for sales in the Carolinas

St. James By The Sea on nearby Oak Island, just 10
minutes away, adds a whole new way to enjoy the
ocean and the outdoors. Complete with an oceanfront
gazebo, boardwalk, picnic area, and showers, the pri-
vate beach club is located on a rare south-facing
beach that catches both sunrises and sunsets.
It is easy to understand why the developers, all na-
tive North Carolinians, fell in love with this lush,
wooded property. In addition to being the meeting
place for three important waterways, it is located close
to the historic fishing village of Southport. This pic-
turesque village, with its ancient oaks and antebellum
homes, feels as if it was created by Norman Rockwell’s
brushstrokes. Full of art galleries, antique shops, and
great restaurants, it lends ambience and adds another
layer of activity for St. James residents. The golf
Mecca of Myrtle Beach is about an hour south; the
historic port city of Wilmington is a half hour north.

The elegant 24,000-square-foot Reserve clubhouse
overlooking the Nicklaus Design course opened
Memorial Day Weekend and is the community’s
fourth clubhouse. The Reserve features private dining
areas, an intimate wine room with oak barrels and its
own “Reserve” collection, a large dining room, and a
screened dining porch.
All the golf courses and clubhouses at St. James are
managed by Troon Privé, the leading
management company for premier
golf clubs, ensuring members the
very best in service and conditions.
The home of the new clubhouse, The
Reserve course, was named “The Best
New Course in North Carolina”
when it opened in 2006. Each of the
four courses has its own clubhouse
and each is an Audubon Certified
Cooperative Sanctuary.
The Audubon certification is very
important to a community that em-
braces its natural surroundings. There
are more than 15 miles of walking
and biking trails, 500-plus acres of na-
ture preserves, an outdoor amphithe-
atre, and a reflection garden for resi-
dents to enjoy. The tennis association
is very active with more than 250
members and multiple courts. There
are also two separate state-of-the-art
fitness centers with indoor and out-
door pools, while a full-service mari-
na on the Intracoastal serves as the
launching point for boating adventures.
St. James is distinctive in other ways, too. In 1999
the community was officially incorporated as a town
and has its own town council, mayor, fire station, and
EMS services.
There are a number of ways to make the Carolinas’
top-selling community your home, including single-
family homes, patio homes, condominiums and town-
homes. Woodlands Park, the commu-
nity’s newest neighborhood, features
homesites for those wishing to build
custom homes. The neighborhood,
with acres of beautiful nature pre-
serves, is built around a big lake and
park. Presently their Showcase of
Homes, a row of model homes, is
open for tours.
While Woodlands Park is close to
the ocean, the Seaside neighborhood
is just steps from the beach and the
new Seaside Club. This neighborhood
offers spacious living and low main-
tenance homes at affordable price
points, starting in the $280,000s.
For all its accomplishments and
accolades, residents at this upscale
but down-to-earth community seem
to take the most pride in being an ac-
tive, close-knit place where neighbors
connect easily with each other.
During this 20th anniversary year,
St. James’ three-day/two-night
Plantation Preview Package, with
golf and VIP access to all the amenities included,
is a great way to get to know this community’s
unique coastal lifestyle.
