Water damage

• Sources of water– Pipes

• Clean water and waste water

– Fire sprinklers– Rain– Fire extinguishment– Toilet bowl backflow– River or muddy flood– Sea water flood

WaterWater

Why is water damaging

Types of damage:– Corrosion of metals– Swelling of timber– Colour run– Short circuiting of electrical and electronics– Destabilization of structures, furniture, fittings and

fixtures– Long term humidity causing secondary damage

e.g. mold and bacteria

WaterWater

Categories of damage

• Institute for Inspection Cleaning and Restoration Certification (IICRC – USA) guidelines states that:

• Category 1 – white water - no immediate effect to healthe.g. Supply pipes to sinks,

appliances, bath

WaterWater

Categories of damage

• Category 2 – Grey water – some degree of physical, chemical or biological contaminants e.g. discharge from washing

machine, fire extinguishment

system,

WaterWater

Categories of damage

• Category 3 – Black water – grossly unsanitarye.g. river water,

sewage, sea water, Category 2 water left standing for more than 72 hours

How to mitigate the loss

• Machinery will rust quickly when the contaminants come into contact with air

• Damage spread faster over time

• Immediate action is needed to reduce rusting.

First aid equipment

• Digital camera and note book• Clean water for washing• Gas powered High Pressure washer• Cleaning cloth, pails, sponges • large and small brushes• Oil to reduce rust• Corrosion inhibitors for electrical components

Mechanical parts• Use category 1 (clean

water) with a brush to scrub the parts

• Wipe dry with clean non-lint cloth

• Apply oil to all unpainted surfaces to prevent further rusting

Electrical component

• Ensure there is NO power• Clean off all the debris with category 1 (clean

water)• Use a clean non-lint cloth to wipe dry• Apply corrosion inhibitors (WD40) to prevent

further rusting

Electronic component

• Ensure there is NO power• Clean off all the debris with category 1 (clean

water)• Use a clean non-lint cloth / sponge to wipe dry

When electricity is available

• Air blowers• High pressure water jet

machines• Vacuum cleaners• Refrigerant dehumidifiers• Hot air guns• Hand held blowers

Complete Restoration

• Disassembly of machinery• Precision cleaning using specialty reagents• Rinsing with clean water• Dry ice blasting• Dehumidification in vacuum chamber or

dehumidifiers• Re-assembly • Repair, parts replacement, testing and

commissioning by machine vendor

Humidity control

All cleaned and dried

machinery and equipment

must be kept in humidity

below 40% relative Humidity to prevent further

corrosion
