in more detail……
School House has been in our vendors family ownership for some 80 years, prior to which it was the
village school for the district. Extended by our clients in 2001 creating an additional ground floor
reception room that was at that time designed as an annexe, over the reception room there is a
substantial loft void which is considered ripe for conversion to an additional bedroom and bathroom
on the first floor (subject to obtaining any necessary consents) and having a uPVC double glazed
window already installed.
An oak pillared entrance/storm porch leads into the hall and there is an unused secondary porch
(original school entrance prior to conversion). From the hall access can be gained to the kitchen, a
rear door leads out to the outbuildings, and a door into the double aspect living room with window
looking out to the South Downs and double doors accessing the patio and formal gardens. In the
corner of the living room there is a cloakroom/WC fitted with a white suite. The kitchen is also double
aspect, was refitted in 2001 with white moulded fronted units and includes a built in Belling double
oven and a four-ring induction hob. There is a utility/store room and the ground floor bathroom
accessed from the inner lobby off the kitchen. The second sitting room has a cast iron solid fuel
burning stove by Aarrow Fires as its focal point, this also provides the radiator heating. Double doors
lead into the dining room, this room was the original school reception hall. On the first floor a small
landing provides access to all three double bedrooms, all have fitted/built in wardrobes and
bedroom one has an ensuite WC. The second bedroom enjoys the best views and is the one used
by our clients as their main bedroom.
Outside, a five-bar gate and private driveway provides ample off road parking with parking/turning
area, there is a personal gate and some double gates (to allow vehicular access to the gardens if
required). The gardens and grounds are arranged in several parts and briefly comprises:-
* Outbuildings - brick built former outhouse/WC now store, wood and coal store, 17’7 x 17’5
workshop with power, light and being independently fused from the main house, greenhouse,
summerhouse and further sizeable timber shed/store
* Formal gardens - immediately adjoining the house with substantial patio and pathways, planted
beds and borders stocked with roses, lavender and rosemary amongst numerous other specimens
* Orchard - running along the northern-most boundary of the property beside Glebe Cottages
* Vegetable plot/allotment - concealed from the formal gardens by mature well maintained
hedgerows
AGENTS NOTE: The orchard and vegetable plot/allotment are the subject of an overage
agreement with further details available from the agent’s office.
