“By contrast, around 23 per cent ofproperties are auctioned in Sydney, 30 percent in Melbourne, 11 per cent in Bris-bane, 27 per cent in Adelaide, 16 per centin Darwin and 10 per cent in Canberra,”he said.
“The main reason behind the lesserauction culture in WA seems to be thesuccess of the ‘Offer and Acceptance’form developed by REIWA.
“This reliable document used for a saleby private treaty would be very familiar tomost home buyers, and its simplicity is themain reason why private treaty dominatessales methods in our State.”
However, Mr Bourke said the strongmarket during the boom saw renewedinterest in auctions.
“Of course, the WA market is nolonger booming and median prices havebeen falling this year, but an auction withits short but high-profile marketing cam-paign can be very effective at bringing outthe more serious buyers on the day.
“At a time when so many propertiesare listed online for sale and hesitant buy-ers are spoiled with choice, an auctionmight be just the thing you need to giveyour property the edge it needs to attractattention.” ■
WHEN Daniela Ligovich took a job witha newly established Perth real estate com-pany in 1991, she never expected to stillbe working there 20 years later.
Mrs Ligovich said when she accepted areceptionist job with Realmark, it wasthen a team of two – founders John Per-cudani and wife Anita.
“When I first took that job, I didn’tthink it would turn into a long career inthe property industry,” she said.
“It just so happened that while workingas a receptionist, I started to learn moreabout property and became quite inter-ested in it all.
“After a while, I decided to do my cer-tificate in property management and thenfound myself in the role of residentialproperty manager.”
Since then, Mrs Ligovich has stayed inthe same role for two decades and, at a
time where one in six people is leaving theindustry due to a struggling market, shecontinues to enjoy her job.
“It can be a tough gig some days – it’snot always easy and you’re not alwaysgoing to please everyone,but most peopleappreciate what we do for them,” shesaid.
“I have seen people come and go, butone thing which has always remained isthe positive Realmark working environ-ment and culture, regardless of the mar-ket.”
Mrs Ligovich has helped countlessclients, many with significant investmentportfolios with her and Realmark.
“There are some clients who have beenwith us from when I first started andthere have also been some tenants whohave come back to us when they havedecided to buy their first home or invest-ment,” she said.
“It’s really great to be able to help themmake that transition in the next phase oftheir life.” ■

SOUTH Yarra specialist devel-oper Michael Yates hasunlocked the investor potentialof a lucrative new market and itis not China, Malaysia or Singa-pore. It is a little closer tohome, in Perth, according to MrYates, the chief executive ofMichael Yates & Co.
“It is well documented thatWest Australians select Mel-bourne as a holiday destinationfor its culture, food and sport,”he said.
“Increasing numbers of peo-ple from Perth are choosing to
invest in Melbourne property,and in particular, South Yarra,where 30 per cent of Yates’Claremont building has beensnapped up by buyers fromPerth postcodes.
“This new wave of interesthas occurred because of theslow-moving Perth apartmentmarket – only 200 apartmentshave received permits to bebuilt in Perth over the next 12months.”
Mr Yates said Michael Yates &Co developments had alwaysattracted strong interest fromthe Perth market.
“We have sold 70 per cent ofthe previous residential project,Yarra Street, to Perth investorsand owner/occupiers, makingthe total investment in Michael
Yates & Co developments byPerth purchasers in excess of30 per cent per development inthe last two years,” he said.
“I’ve been involved in theSouth Yarra area for most of mylife and I believe it will continueto be a sought-after location formany years to come.
“These areas offer an arrayof amenities that provide a cos-mopolitan lifestyle for peoplewho place importance on prox-imity to the city, nearby park-land and access to high-endfashion retailers and renownedrestaurateurs.”
