Background
1. Interested parties are invited to submit proposal for letting of 35 Wang Lok Street, Yuen
Long Industrial Estate.

2. The premises are currently owned by the Hong Kong Science and Technology Parks
Corporation (“the Corporation”). It is targeted to be let to occupiers for industrial use for
a period of three years.
Application Procedure
3. If you wish your proposal to be considered, you shall submit the proposal in accordance
with requirements in the Leasing Guide. The Leasing Guide could be obtained from the
Corporation at 6/F, Bio-informatics Centre, 2 Science Park West Avenue, Science Park,
Shatin, Hong Kong by appointment.
4. All proposals are subject to evaluation of Technical Proposal and Financial Bid at our
discretion. The Corporation is not bound to accept a bid with the highest rent or any
proposal.
5. An assessment panel will evaluate all returned proposals. The details are as follows :-
• Technical Proposal will be evaluated according to the assessment criteria at Annex I.
• Financial Bid will be evaluated based on the proposed financial terms.
6. The location plan, site plans and floor plans of the premises are at Annex II. The
premises are shown coloured pink on the site plans and floor plans for identification
purpose only.
7. Interested parties should submit one copy of Financial Bid together with six copies of
Technical Proposal in a sealed envelope which should be labeled as follow: -

8. Please deposit in the Collection Box at 8/F, Bio-informatics Centre, 2 Science Park
West Avenue, Science Park, Shatin, Hong Kong not later than 5:00 pm, 16th
November 2018. Late submission will NOT be considered.
9. In the event a typhoon signal No. 8 or above is hoisted or a black rainstorm warning
signal is issued between 9:00 am and 5:00 pm on the submission closing date, the
submission deadline will be postponed to 5:00 pm on the next working day.
10. The Corporation does not bind itself to accept any proposal it may receive.

(a) Investment in plant, machinery and R&D facilities
(b) New technology and degree of automation
3.0 Economic Benefits
(a) Number of employment
(b) Value chain (demand /creation) within Hong Kong / HKSTP
4.0 Social and Environmental Benefits
(a) Impact of activities on the environment and natural resources and the
actions taken to manage them.
(b) Policies on social responsibility and community engagement to
understand the needs of the communities where the issuer operates
and to ensure its activities take into consideration the communities'
interests.
