From the moment of its conception, the creation of
One Sandy Lane has been undertaken with a rare
determination to achieve the pinnacle of excellence
in every aspect of its completion. The team that
fashioned One Sandy Lane has paid minute attention
to detail and utilised the very finest materials from
around the world, along with exclusive designs and
bespoke architectural features.
For example, the elegant white pewter and iron
balustrades that grace the magnificent spiral staircase
and are found throughout the property have all been
manufactured by Les Ateliers St. Jacques of Paris. This
eminent French company is renowned throughout the
world for executing exceptional renovations of historic
buildings, most notably the Palace of Versailles. The
balustrades have been entirely made by hand and they
are unique to One Sandy Lane.
The many beautifully curved and vaulted ceilings in
One Sandy Lane are made of traditional French ‘staff,’
which is a very special mixture of plaster of Paris and
fibres that can form designs of any shape. In order to
deliver the very highest quality, E. G. Deco of Monaco
actually set up and operated a complete workshop
inside One Sandy Lane for some two years.
The impressive architecture of One Sandy Lane
embraces traditional tropical features such as expansive
verandas, timber posts and the use of coral stone. The
Barbadian coral stone, carved and shaped by local
craftsmen, provides a complementary match for the
superb quality Italian marble that is used throughout
the building. In the ongoing quest for perfection,
the marble was selected at the quarry by experts from
Bufalini Marmi, then cut and pre-assembled in Italy to
guarantee uniformity of colour and vein.
In a similar manner, no compromise has been allowed
with regard to the exceptional quality of the paintwork
on the interior walls of One Sandy Lane. French
artisans used natural pigments to make the paint, then
applied it with a palette knife, adding as many as seven
different layers of texture and tone. The end result of
this traditional method is a truly magnificent finish that
adds a remarkable visual depth to the décor.
One Sandy Lane has been meticulously designed to
ensure that each individual residence is as independent
as possible and benefits from the maximum privacy.

the benefit of a centralised Security Control Room

Residents of One Sandy Lane can make reservations to
dine at Sandy Lane, either at the signature L’Acajou
restaurant or the more informal Bajan Blue restaurant.

of the Monkey Bar. Other leading restaurants that are
located just within a mile or two of One Sandy Lane
include The Cliff, Daphne’s and Lone Star.

Golfers at One Sandy Lane are blessed with three
superb championship golf courses less than a ten-minute
drive away. Sandy Lane is home to the world-renowned
Tom Fazio-designed Country Club course, host venue
for a recent World Cup of Golf tournament, and
the famous Old Nine course, both of which can be
thoroughly enjoyed by golfers of all levels. A luxurious
central clubhouse with ocean views serves the Sandy
Lane courses. Nearby Royal Westmoreland boasts a

seasons per year, held at the historic Garrison
Savannah, running from January to April, May to
August and October to December. The biggest racing
event of the year is the Sandy Lane Gold Cup, which
is held on the first Saturday in March.

servicing, and they deliver gas refrigerant to Daikin fan
coil units discreetly mounted in hallway ceiling voids
and cassette units in the kitchen ceilings; Daikin systems
are renowned for melding technology and aesthetics.
Ventilation
Rooftop-mounted bathroom fans extract air on a
programmed basis; they also are engaged whenever
bathroom lights are turned on, keeping bathrooms
ventilated and cool. Rooftop-mounted kitchen
extractor fans are controlled from the hood panel.
Ceiling fans circulate ambient and conditioned air
to attain the right tropical mix. Local wall controllers
are augmented by the Building Management System,
which allows for programmed set-point and time-zone
control and end system control pass-through to an
AMX human interface device.
ELECTRICAL
Installed to International Specifications
Barbados Light & Power delivers electricity via
underground conduits to on-site transformers. Supply
then travels to surge suppression at the main switchgear,
and finally sub-mains carry power to the electrical panel
closet in each residence. Transmission and distribution
throughout the building is 415/240 volts. A significant
ground mat was installed during construction to serve
the entire property. Rooftop air terminals provide
lightning protection. 110-volt AC power is routed to wall
sockets and fixed lighting elements. Ground-fault circuit
breakers protect all bathroom equipment and sockets.
For safety, bathroom lighting is 12 or 24 volt DC.
Lutron Lighting & Drapes Controller
In addition to room and hallway controllers, Lutron
dimmers are controlled through an AMX interface. Its
centralised panel is designed to simplify use. Lutron’s
8 series features the widest selection of control styles
and finishes to enhance the elegance of your luxury
residence. Model residences are fitted with Lutron
blind controllers, which silently raise and lower blinds
and accompanying voile curtains. With Lutron Shading
Solutions, you can quickly and easily control sunlight
to prevent harsh ultraviolet rays from damaging
expensive furnishings, or reduce glare on television
and computer screens. At the touch of a button,
shades raise and lower automatically, managing heat
gain as well as privacy.

PLUMBING
Potable, Soft & Hot Water Supply
Potable water is delivered through Barbados Water
Authority mains, filtered twice and stored in an on-site
tank. Booster pumps provide constant regulated-
pressure cold water to kitchens for drinking, cooking
and ice. Boosted cold soft water is supplied to
residences through water heaters, which extend
the life of bathroom fittings.
Larger hot water heaters, tanks and circulation pumps
ensure the delivery of hot water to fittings within three
seconds of opening a tap.
Faucets & Fixtures, Showers, Tubs, Basins & Sanitary Wares
Soft water supplies showers’ multiple delivery fixtures,
which include a drenching rain head, massaging shower
hose, body spray and detailing wand.
Conveniently placed bathtub mixers control
temperature, while jets and wands provide circulation
to enhance the pleasure of a tranquil bath. Integrated
technology includes audiovisual components and a
conveniently placed telephone. Dual bathroom cabinets
and basins allow partners to groom in comfort. Soft
water is utilised by an environmentally friendly dual-
action water closet and bidet.
LIFE SAFETY
Fire & Security Services
Fire Detection, Interlocks & Alarms
The fire-detection system monitors air particles for
signs of combustion, arching and overheating,
providing notification during the earliest stages of fire.
Conditions typically associated with false alarms have
almost no effect on the system.
Protec multi-zone IFD Cirrus panels provide advanced
cloud-chamber detection. With multiple detection
zones, the fire alarm panel is ideally suited to the floor
plans of residences at One Sandy Lane. Smoke and
heat alarms are augmented by fire pulls and redundant
alarms monitored in the manned Fire/Security
office, and on a fireman’s panel positioned near the
concierge desk.
Stringently specified fire zones retard the spread of fire
from one zone to another. Fire-rated doors located at
strategic points, as well as automatic closure of living-
room doors, ensure that these zones are duly segregated.
Access Control & Security Services
Networked window and door contacts electronically
guard each residence from intrusion. Strategically
placed motion detectors expand this security net,
which is monitored by a manned on-site security office.
Biometric control grants access to service entrances
and common areas only to permitted parties. All
entry events are recorded to support forensic reviews.
Upon arrival to your residence, keyed entry to the
front entrance will be provided, as will keyed entry to
each suite in your residence; new key barrels will
replace construction key barrels. Access to the beach
and common areas allow freedom to roam without
the encumbrance of carrying a key.
While perimeter surveillance has been deployed to
support property-wide security, care has been taken
to ensure that cameras do not pan through tenants’
private space. Hearing-impaired fire and security
devices guarantee universal emergency notification.
A panic button is discreetly placed in master bedrooms
to immediately deploy on-site security teams. A carbon-
dioxide detection system monitors the car park, and
engages extractor fans. Entry and exit are managed by
proximity-alerted traffic signals. RFID tags in tenant
automobiles allow unencumbered entry as well as
access to covered parking.
COMMUNICATIONS & ENTERTAINMENT
IT & Audio Visual
Wireless Distribution System
One Sandy Lane has amplified mobile phone coverage.
A rooftop antenna captures mobile phone frequency
and transmits it to an on-site facility that then distributes
the signal to mobile phone transmitters via fibreoptics.
The uniform signal blankets your residence, passenger
and service lifts, the car park, gym and pool bar.
Current and future Wi-Fi frequency standards are
supported. Wi-Fi signals can be generated from
structured cable-fed data points in ceiling voids
and distributed through coaxial cable and antenna,
ensuring quality coverage without interference.
Structured Cabling
Structured cabling supports wired telecommunications
and IT services and provides flexibility for the placing
of analogue or VoIP telephone handsets, computers
and other tenant IT devices. Category 6 cables have
been tested to factory specifications and terminated at
high level for patching into tenant-outfitted racks in the
AV/IT Closet. Model residences are fitted with PBX,
network switches, servers and firewalls.
Digital telecommunication services are transmitted
by buried fibreoptic cable to a demarcation room
in the basement, and distributed by fibreoptics to the
property’s main distribution facility and to intermediate
distribution facilities in each residence. A long-term
service provision agreement has secured maximum
bandwidth at an economical price.

Audiovisual Systems
Audiovisual services are delivered over a core fit-out
of studio-grade structured cabling in each residence.
Model residences are outfitted with a robust platform
to provide a rich audiovisual experience with a
dynamic mix of content from a variety of sources. TV,
Internet radio, and a multi-room server networked
with multi-zone music and movie players offers
entertainment on demand. Show units are outfitted
with The Kaleidescape System, which puts your entire
library of movies and music at your fingertips with
an intuitive user interface. It automatically organises
collections, and lets you share and enjoy your favourites
throughout your residence; it also syncs music to
iTunes on your PC or to your iPod.
AMX manages the multiple technologies and
operating platforms in each show residence with
reliability and consistency. AMX hardware and
software solutions simplify residents’ interaction with
audiovisual selections, environmental settings, lighting
and curtain operations, and security-system controls.
BUILDING MANAGEMENT SYSTEM
Each residence is fitted with a Lloret computer-based
system that controls and monitors mechanical and
electrical equipment, including the hot water system,
air-conditioning, bathroom extractor fans, kitchen
extractor fans and the kitchen gas solenoid valve.
In unoccupied mode, the gas supply is safely isolated,
the hot water is pasteurised, extractor fans ensure
air circulation and programmable time zones ensure
air-conditioning is economically managed.
The Building Management System can be monitored
and controlled remotely by the tenant or his agent, and
communicates with the AMX system for ease of use.
FIXTURES, FITTINGS & EQUIPMENT
Kitchen & Laundry Appliances, Cupboards
Each residence is fitted with a Miele kitchen and
laundry, which includes refrigerators and freezers,
ovens and microwaves, steam ovens and warming
drawers, instant hot-water dispenser, cooker hoods,
wine chillers and ice machines, dishwashers, washing
machine and tumble dryer. Miele has been leading the
domestic and commercial appliance market for 100
years, with a fine reputation for quality, performance,
energy efficiency and advanced technology.
Strong, minimalist styling distinguishes the Miele
kitchen cabinetry, which is accentuated by handle-
free surfaces. An almost endless variety of real wood
finishes and high gloss lacquers may be selected.
