PROJECT INFORMATION
GENERAL NOTES
1. DRAWINGS AND SPECIFICATIONS OF ALL DISCIPLINES INCLUDED HEREIN ARE
GRAPHIC AND TEXT REPRESENTATIONS INTENDED TO ESTABLISH THE FULL
SCOPE OF THIS PROJECT AND THE FULL CONTRACTUAL OBLIGATION OF THE
GENERAL CONTRACTOR TO COMPLETE THE WORK SHOWN, IMPLIED, AND
SPECIFIED. IT SHALL BE THE GENERAL CONTRACTOR'S ULTIMATE
RESPONSIBILITY TO COORDINATE THE PROPOSALS AND WORK OF ALL TRADES
TO ENSURE ALL MATERIALS AND WORK REQUIRED BY THE CONTRACT
DOCUMENTS ARE INCLUDED IN THE GENERAL CONTRACTOR'S PROPOSAL AND
ARE ULTIMATELY FURNISHED AND INSTALLED IN THE FINISHED PRODUCT,
WHETHER EXPLICIT OR IMPLIED BY THESE DOCUMENTS.
2. THE FOLLOWING PRIORITIES ARE ESTABLISHED WITH REFERENCE TO DISCIPLINE
COORDINATION:
A. ALL PLUMBING WORK AND INSTALLATION SHALL BE COORDINATED FULLY TO
AVOID CONFLICTS.
B. NO TRADE WILL TAKE UNNECESSARY ADVANTAGE OF AVAILABLE PLENUM
SPACE OVER OTHER TRADES. RELOCATION OF ANY ITEMS VIOLATING THIS
PRINCIPLE SHALL BE AT THE TRADES' EXPENSE.
C. ALL STRUCTURAL DESIGN & DETAILING SHALL GOVERN OVER
ARCHITECTURAL GRAPHIC REPRESENTATION WHERE APPLICABLE.
3. COORDINATE PIPING WITH STRUCTURAL AND PLUMBING. MAKE OFFSETS AND
TRANSITIONS TO COORDINATE WITH OTHER TRADES WITHOUT ADDITIONAL
EXPENSE TO THE OWNER. COORDINATE ALL PIPING AND SERVICES WITH
FOUNDATION, STRUCTURAL, ETC.
4. COORDINATE ALL REVIEWS OF WORK IN PLACE PRIOR TO CONCEALMENT OF
ALL: INTERIORS, ENGINEERING & LAYOUT ASSETS, AND EXTERIOR WORK W/ A/E.
5. IT SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR TO BECOME FAMILIAR
WITH THE CONTRACT DOCUMENTS APPLICABLE TO THIS PROJECT PRIOR TO
CONSTRUCTION. THE DRAWINGS AND SPECIFICATIONS ARE COMPLIMENTARY
AND BOTH DOCUMENTS SHALL BE BINDING.
6. THE CONTRACTOR IS TO MAINTAIN A COMPLETE SET OF AS-BUILT DRAWINGS AT
THE JOB SITE. AS-BUILTS SHALL BE AVAILABLE FOR FIELD OBSERVATION BY THE
ARCHITECT, ENGINEER AND OWNER.
7. THESE DRAWINGS ARE SCHEMATIC IN NATURE AND NOT INTENDED TO SHOW
ALL POSSIBLE CONDITIONS, PROCEDURES, OR METHODS OF CONSTRUCTION. IT
IS INTENDED THAT A COMPLETE BUILDING BE PROVIDED WITH ALL NECESSARY
EQUIPMENT, APPURTENANCES, CONTROLS AND COMPLETELY COORDINATED
WITH ALL DISCIPLINES. ALL PARAMETERS GIVEN IN THESE DOCUMENTS SHALL
BE STRICTLY CONFORMED WITH ANY ITEMS AND LABOR REQUIRED FOR A
COMPLETE RE-ROOFING & REPAIR IN ACCORDANCE WITH ALL APPLICABLE
CODES, STANDARDS, AND THESE CONTRACT DOCUMENTS. ALL ITEMS,
SYSTEMS, ETC. OUTLINED HEREIN SHALL BE FURNISHED WITHOUT INCURRING
ANY ADDITIONAL COST TO THE CONTRACT. CAREFULLY REVIEW ALL CONTRACT
DOCUMENTS AND THE DESIGN OF OTHER TRADES BEFORE PREPARING SHOP
DRAWINGS.
8. THE CONTRACTOR SHALL VERIFY ON THE SITE ALL DIMENSIONS. EQUIPMENT
LOCATIONS AND EXISTING CONDITIONS. NOTIFY THE ARCHITECT PROMPTLY, IN
WRITING, IN THE EVENT OF ANY DISCREPANCIES. CONTRACTOR SHALL CHECK
AND COORDINATE ALL DIMENSIONS PRIOR TO PROJECT LAYOUT. CONFIRM
EXISTING CONDITIONS WILL ACCOMMODATE DIMENSIONAL CRITERIA INDICATED
FOR NEW WORK, CONSTRUCTION, AND INSTALLATION. THIS CONFIRMATION
SHALL BE THE RESPONSIBILITY OF THE GENERAL CONTRACTOR.
9. DIMENSIONS SHOWN ON THE FLOOR PLANS ARE TO FACE OF STUD AT INTERIOR
STUD WALLS, TO FACE OF CONCRETE OR MASONRY WALLS AT EXISTING
EXTERIOR WALLS, TO THE CENTERLINE OF COLUMNS AND FACE OF COLUMN
FINISH, UNLESS OTHERWISE NOTED. NOTATION ON PLANS TO PROVIDE A
"CLEAR" MINIMUM DIMENSION SHALL INCORPORATE THE FINAL FINISH
THICKNESS.
10.DO NOT SCALE DRAWINGS IF DIMENSIONS ARE IN QUESTION. THE
CONTRACTOR SHALL BE RESPONSIBLE FOR OBTAINING CLARIFICATION FROM
THE ARCHITECT BEFORE CONTINUING WITH WORK.
11.THE CONTRACTOR IS REQUIRED TO REVIEW THE ENTIRE SET OF CONTRACT
DOCUMENTS TO NOTE AREAS OF WORK IN THE TRADE ON SHEETS
TRADITIONALLY NOTED AS WORK OF OTHER TRADES, I.E. THE REQUIREMENT
OF PROVIDING POWER TO MECHANICAL OR OTHER EQUIPMENT SHOWN
ELSEWHERE IN THE CONTRACT DOCUMENTS AND NOT ON THE ELECTRICAL
DRAWINGS. THE ARCHITECT IS AVAILABLE TO ASSIST IN COORDINATING THESE
ITEMS.
12.SHOULD CONFLICT OCCUR IN OR BETWEEN DRAWINGS(S) AND OR
SPECIFICATION(S) OR SHOULD CONFLICTING INFORMATION BE FOUND THEREIN,
THE CONTRACTOR WILL BE DEEMED TO HAVE ESTIMATED ON THE MORE
EXPENSIVE WAY OF DOING THE WORK INVOLVED UNLESS HE SHALL HAVE
ASKED FOR AND OBTAINED THE WRITTEN DECISION OF THE ARCHITECT,
BEFORE SUBMISSION OF HIS BID, AS TO METHOD, MATERIALS, OR EQUIPMENT
REQUIRED.
13.CONTRACTOR IS RESPONSIBLE FOR PROVIDING SUBCONTRACTORS WITH
COMPLETE DOCUMENTS INDICATING ALL REQUIREMENTS OF THEIR TRADE.
14.SMOKING SHALL NOT BE ALLOWED IN ANY OF THE BUILDINGS FOR THE ENTIRE
PROJECT.
15.THE LOCATION(S) OF CONTRACTOR(S) JOB TRAILERS, TEMPORARY OFFICES,
STORAGE CONTAINERS, LAY-DOWN AREAS, ETC. MUST BE APPROVED BY THE
OWNER PRIOR TO STARTING CONSTRUCTION.

18.THE CONTRACTOR IS REQUIRED TO REVIEW THE ENTIRE SET OF CONTRACT
DOCUMENTS TO NOTE AREAS OF WORK AND COORDINATE DEMOLITION
REQUIREMENTS WITH ALL TRADES.
19.THE CONTRACTOR SHALL MAINTAIN SAFE WORKSITE CONDITIONS AND
METHODS OF EGRESS AND CIRCULATION DURING ENTIRE PROJECT.
20. DISCONNECT ALL UTILITIES AS INDICATED ON PLANS AND PER DEMOLITION
NOTES .
21. OWNER WILL NOT RETAIN SALVAGEABLE MATERIAL. SUCH MATERIAL SHALL BE
RECYCLED AT THE DISCRETION OF THE GENERAL CONTRACTOR AND
INCORPORATED INTO BASE BID.

SCALE FROM EXISTING STEEL DECKING AND
STRUCTURAL STEEL SUPPORT MEMBERS, PREP AND
PRIME THESE ITEMS AND APPLY NEW PAINT FINISH TO
MATCH SURROUNDING AREA.
2. SCRAPE, CLEAN, REMOVE ALL RUST AND STAINS
FROM EXISTING MASONRY WALL IN THIS AREA. PREP
AND PRIME MASONRY AND APPLY NEW PAINT FINISH
TO ENTIRE WALL TO MATCH SURROUNDING AREA.
3. CLEAN AND PREPARE ALL EXISTING EXTERIOR METAL
WALL PANELS TO RECEIVE NEW ELASTOMERIC
COATING PER THE DETAILS AND SPECIFICATIONS.
4. INSTALL NEW INFILL, SUPPORTING ITEMS, FLASHINGS,
ROOFING MEMBRANE, ETC. IN ACCORDANCE WITH
NEW DETAILS WHERE PORTIONS OF EXISTING METAL
WALL PANEL AND ASSOCIATED FLASHINGS HAVE BEEN
REMOVED. PROTECT TEMPORARY OPENING FROM
MOISTURE INTRUSION FOR THE DURATION OF THE
PROJECT.
5. PRESSURE WASH AND CLEAN EXISTING ALUMINUM

DEMOLITION DRAWINGS (ALL DISCIPLINES) ARE GENERAL IN NATURE

DEMOLITION SCOPE. ALL NECESSARY PROCEDURES, TECHNIQUES,

BUT NOT LIMITED TO WALLS, CEILINGS, TRIM, FLOORS ETC. DAMAGED
BY THE CONTRACTOR OR HIS SUBS DURING THE PROCESS OF THE

WORK SCHEDULE
1. SCRAPE, WIRE BRUSH, CLEAN, REMOVE ALL RUST AND
SCALE FROM EXISTING STEEL DECKING AND
STRUCTURAL STEEL SUPPORT MEMBERS, PREP AND
PRIME THESE ITEMS AND APPLY NEW PAINT FINISH TO
MATCH SURROUNDING AREA.
2. SCRAPE, CLEAN, REMOVE ALL RUST AND STAINS
FROM EXISTING MASONRY WALL IN THIS AREA. PREP
AND PRIME MASONRY AND APPLY NEW PAINT FINISH
TO ENTIRE WALL TO MATCH SURROUNDING AREA.
3. CLEAN AND PREPARE ALL EXISTING EXTERIOR METAL
WALL PANELS TO RECEIVE NEW ELASTOMERIC
COATING PER THE DETAILS AND SPECIFICATIONS.
4. INSTALL NEW INFILL, SUPPORTING ITEMS, FLASHINGS,
ROOFING MEMBRANE, ETC. IN ACCORDANCE WITH
NEW DETAILS WHERE PORTIONS OF EXISTING METAL
WALL PANEL AND ASSOCIATED FLASHINGS HAVE BEEN
REMOVED. PROTECT TEMPORARY OPENING FROM
MOISTURE INTRUSION FOR THE DURATION OF THE
PROJECT.
5. PRESSURE WASH AND CLEAN EXISTING ALUMINUM
CANOPY.

PRE-FINISHED METAL. GUTTERS SHALL UTILIZE A PROFILE
THAT ALLOWS FOR THE PROPER OVERFLOW OF THE
GUTTERS DURING EXTREME RAINFALL EVENTS.
4. REMOVE ANY ABANDONED ROOF CURBS AND RELOCATE ANY
CURBS / PENETRATIONS AWAY FROM VERTICAL WALL
PANELS.
5. INSTALL NEW FLEXIBLE TAPE / FABRIC AT ALL VERTICAL
JOINTS OF EXISTING WALL PANELS AND INSTALL NEW
ELASTOMERIC COATING OVER ALL METAL WALL PANELS.

2. GENERAL CONTRACTOR SHALL DISPOSE OF AND OR SALVAGE ALL
EXISTING DEMOLISHED MATERIALS, EQUIPMENT, FIXTURES, ETC.
CONTRACTOR SHALL BE RESPONSIBLE FOR THE FINAL DISPOSITION
OF ANY DEMOLISHED, SALVAGED ITEM. NO ITEM IS TO REMAIN ON
THE SITE. ANY AND ALL DEMOLISHED OR SALVAGED ITEMS
REQUIRING SENSITIVE DISPOSAL SHALL BE THE RESPONSIBILITY OF
THE CONTRACTOR. FINAL VERIFICATION WITH OWNERS
REPRESENTATIVE AT PRE-BID CONFERENCE PRIOR TO REMOVAL AS
TO WHICH MIGHT BE REQUIRED TO BE SALVAGED TO OWNER.
3. CONTRACTOR SHALL BE RESPONSIBLE FOR THE PATCHING AND
REPAIR OF ANY FINISHES OR BUILDING COMPONENTS INCLUDING
BUT NOT LIMITED TO WALLS, CEILINGS, TRIM, FLOORS ETC. DAMAGED
BY THE CONTRACTOR OR HIS SUBS DURING THE PROCESS OF THE
WORK. THE CONTRACTOR AND HIS SUBCONTRACTORS SHALL
BECOME FULLY AWARE OF THE SCOPE OF DEMOLITION AND ITS
EFFECT ON BUILDING SYSTEMS TO REMAIN OR TO BE CONSTRUCTED
SO AS TO ANTICIPATE ANY PATCHING OR REPAIR REQUIRED TO
COMPLETE THE PROJECT AS OUTLINED IN THE CONSTRUCTION
DOCUMENTS.
4. A DEMOLITION/ CUTTING/ PATCHING PRE-WORK CONFERENCE WILL
BE HELD TO ENSURE THAT ALL DEMOLITION / CUTTING IS
COORDINATED TO ENSURE ALL TRADES MAINTAIN THE INTEGRITY OF
THE EXISTING STRUCTURE AND REPORT TO AND CONSULT WITH THE
ARCHITECT IF ANY DEMOLITION PROCESS APPEARS THAT IT MIGHT
NEGATIVELY AFFECT THE INTEGRITY OF THE EXISTING STRUCTURE.
5. GENERAL CONTRACTOR SHALL BE AWARE THE EXISTING BUILDING IS
TO REMAIN OCCUPIED DURING CONSTRUCTION. IT SHALL BE THE
RESPONSIBILITY OF THE GENERAL CONTRACTOR TO PROTECT ALL
EXISTING MATERIALS AND FINISHES THAT ARE TO REMAIN INCLUDING
BUILDING CONTENTS. MAINTAIN EXISTING BUILDING IN A WEATHER
TIGHT CONDITION AT ALL TIMES. INSURE ALL BUILDING REQUIRED
EXITS ARE PROTECTED AND REMAIN CLEAN AT ALL TIMES.

CABLES/SYSTEMS THAT ARE PENETRATING THE ROOF.
1. INSTALL NEW MECHANICALLY ATTACHED FLUTE FILLER
INSULATION, COVER BOARD, AND SINGLE PLY PVC ROOFING
MEMBRANE (SEE SPECIFICATIONS), AND ASSOCIATED METAL
FLASHING COMPONENTS OVER THE EXISTING ROOFING
SYSTEM. (DUE TO THE LOCATION OF THE FACILITY AND THE
NECESSITY FOR HIGH WIND RESISTANT ATTACHMENT A
"RHINO-BOND" OR SIMILAR SYSTEM FOR THERMALLY
ATTACHING THE NEW ROOF MEMBRANE TO THE FASTENER
PLATES THEREBY RESULTING IN THE DIRECT ATTACHMENT
OF THE MEMBRANE TO THE STRUCTURAL ROOF DECK
SYSTEM.
2. INSTALL NEW THRU-WALL COUNTER FLASHINGS AND
NECESSARY FRAMING AT ALONG THE BOTTOM OF THE
EXISTING METAL WALL PANELS.
3. REPLACE ALL EXISTING GUTTERS AND DOWNSPOUTS WITH
PRE-FINISHED METAL. GUTTERS SHALL UTILIZE A PROFILE
THAT ALLOWS FOR THE PROPER OVERFLOW OF THE
GUTTERS DURING EXTREME RAINFALL EVENTS.
4. REMOVE ANY ABANDONED ROOF CURBS AND RELOCATE ANY
CURBS / PENETRATIONS AWAY FROM VERTICAL WALL
PANELS.
5. INSTALL NEW FLEXIBLE TAPE / FABRIC AT ALL VERTICAL
JOINTS OF EXISTING WALL PANELS AND INSTALL NEW
ELASTOMERIC COATING OVER ALL METAL WALL PANELS.
DEMOLITION SCHEDULE
1. REMOVE AND DISCARD EXISTING STAINED / DAMAGED
CEILING TILES FROM THIS AREA. FURNISH AND INSTALL NEW
CEILING TILES TO MATCH EXISTING. SEE REFLECTED
CEILING PLAN.
2. REMOVE EXISTING ABANDONED MECHANICAL UNIT ROOFING
CURB AND PREPARE THE OPENING TO BE INFILLED PER THE
DETAILS. SEE ROOF PLAN
3. SAWCUT AND REMOVE THIS PORTION OF EXISTING METAL
WALL PANEL AND ASSOCIATED FLASHING. PROTECT
TEMPORARY OPENING FROM MOISTURE INTRUSION FOR
THE DURATION OF THE PROJECT. INSTALL NEW INFILL,
SUPPORTING ITEMS, FLASHINGS, ROOFING MEMBRANE, ETC.
IN ACCORDANCE WITH NEW DETAILS. SEE ELEVATIONS
