Dear Mr. Schmidt and Selecon Commiee:
Miller Dunwiddie Architecture (MDA) is honored to submit this proposal of professional consulng services for the rehabilitaonand reuse of the historic Chateau Theatre in Rochester Minnesota. Our team is very familiar with the Chateau Theatre; its legacyas a cherished touchstone to Rochester’s past, and it ’s being envisioned as a key element for expanding the City’s commitment tothe Arts and enlivening the downtown by hosng a wide variety of acvies throughout the day and evening hours.
For over ve decades, MDA has established a long history of successfully preserving and adapng historically signicant buildings
so that they may connue to serve their owners’ and users’ needs. Those projects begin with MDA’s extensive experience teamingwith local communies to develop very specic public engagement processes by listening to and respecng all ideas; and thenbuilds consensus within your team, your community, your funding sources, and the regulatory agencies. This engagemenapproach encourages all parcipants to become advocates for the project.
Our MDA team is composed of rms with superlave individuals that truly enjoy working together on historic theatre projectsand together we oer an unparalleled depth of experience and experse that is directly applicable to the professional analysis,planning, and design services required for the Chateau Theatre. Our team is led by Architects that each have unique combined
talents in design, theatres, exisng buildings and preservaon, which will provide the Chateau with comprehensive value-driveninsights that develop synergisc connecons between the assets of the building and the idened mulpurpose programmac
needs of the community.
We also are skilled at idenfying and assisng you in developing mulple funding sources such as historic tax credits, facade easementsgrants-in-aid, and other nancial incenves for historic buildings. We can further assist in idenfying “Donor Opportunies” forindividuals / corporaons and developing presentaon packages to governmental bonding authories and philanthropic funds.
Our proposal is based on our thorough review of the RFP, available documentaon, and our 19 April 2016 building site visit and
aendance at the Reuse Task Force meeng. Our proposal is organized as requested in the RFP Statement of Content. The enre MDAteam has provided their commitment to immediately enter into an agreement, to assign the idened personnel with addionalsta as necessary to perform the services promptly, and to make this an enjoyable and successful experience for everyone.
Our MDA team is excited about the opportunity to work together and for the ancipated benets that the Chateau Theatre could

Project Approach:Fundamental Components
Community & Stakeholder Driven Reuse Process:
The Miller Dunwiddie Team (MDA) understands the valued
place that the Chateau Theatre holds in the City of Rochester.
In the heart of downtown, it served for years as a treasured
entertainment venue. When threatened with demolion, it
was repurposed into a bookstore that helped maintain the
vitality of downtown. Now empty, it is again me to dene
how it can again become an even greater center of acvity.The opportunity that the DMC iniave presents for its
rebirth as a performance space is an excing prospect that
can help foster addional acvity and growth in downtown
Rochester for many years to come.
Our team uses a theater-as-community philosophy that sees
theaters as places to build human and social capital. Theaters
are also community assets, and as such, the community should
be involved in the process. We understand the importance of
community involvement and commitment to the success of a
project like this.
MDA believes that our role is to facilitate, inform, and
generate concepts; but the main driving vision is always
based on a project’s objecves. We believe in acvelistening as an important planning tool thathelps us to create a deep understandingof your needs. Through an interacve workshopand presentaon process, we will jointly review the goals
underlying the project and develop an understanding of
your needs and concerns. This process will begin by jointly
dening the opportunies and challenges that are availableto the program and building. It will also engage the arsts
and individuals from the community in ways to allow their
vision to be heard and seen.

C. Statement of Proposal
MDA has successfully implemented community engagement
as a process to understand the vision and needs of spaces
on a number of community-driven arts and performance
projects. These are similar to an approach MDA could use
for this project. In the instances outlined below, the conceptwas iniated by MDA but the exact process, including number
of individuals and events needed to make for a successful
engagement process, was designed by the whole team,
including the owner group. Two examples follow.
• During our planning work on the Paramount Theater in
Ausn, MN we used a group interview process to gather
informaon. Groups of individuals from the community
were idened by the board and invited to sit with the
design team on the stage to discuss their concerns and
issues related to the use of the theater. Some individuals
requested private interviews. Once the interviews were
complete, a public open forum was held to share the
ndings and outcome. This was a great opportunity for
many to be heard and to see how their input impacted
the future plan for this shared community asset.
• The planning for the Victoria Theater in St Paul was
another example of how an open community plaorm
was used to gather and share informaon. This
project also ulized performance and the sharing of a
community meal to invite and ence anyone interested
from the neighborhood to parcipate. Working with
the Victoria Theater Arts Iniave Board and a group of
four arst organizers, three main events were planned.Two of these events, or as they were called during the
process ‘design pares’, were held within the space.
Each party included performances from local arsts and
an interacve acvity led by the design team. The rst
design party was about hearing and understanding their
collecve and individual visions for the space. Working in
groups of ten, the parcipants used a Post-It note acvity
to share their ideas and dreams. The second design party
included aendees’ input on space planning and the
physical ulizaon of the space. The acvity for this event
used a simple polling exercise to allow people to vote on
the character of the space and a planning exercise wherethey could layout the spaces within the building. All ideas
were presented to the group as a whole and the night
ended with an open mic. The nal design party was a
celebraon and an unveiling of the communies’ hard
work and design.
Both projects are currently seeking funding based on the planning
completed through the described community driven processes.

Optimizing Use of Space:We are eager to demonstrate that a performing arts facility can
be exible enough to accommodate evolving programs and
changing needs over me. We ulize high-performance design
principles to create funconal, sustainablesafe, healthy and cheerful places.
As the reuse study team for this project, MDA’s responsibility
will be to use our extensive skills and knowledge to develop
ways for the Chateau Theatre to once again be repurposed to
achieve Rochester’s intended goals of the project including:
• Theater Program
• Operaonal requirements
• Relaonship to and use by immediate neighbors
• Relaonship to and use by the greater community
The MDA Team will also ulize our experse related to exisng
and historic buildings--especially theatres--to quickly develop
an understanding of the building’s assets and constraints to
visualize and enable benecial and economic modicaon
of space and structure to create a dynamic environment. The
footprint of the building will be opmized, not by merely
maximizing use of space, but by challenging the assignmen
of program uses. Assignment and conguraon of space canbe very linear. This linear thinking and space assignmen
ignores the complexity and research related to the human
brain and experience, resulng in the design of stac spaces
that inhibit funcon and comfort.
The opmal soluon will be non-linear to take full advantage
of eciency, allowing for a variety of uses for each space to
assure maximum use. For example, this was aained at the
Cowles Center in Minneapolis where an upper level studio
was designed to match the footprint of the stage, overlook
Hennepin Avenue, and include appropriate amenies and
technology. This allows it to be seamlessly transformed tomulple funcons as needed, including:
• Dance studio
• Rehearsal space
• Event or pre-funcon space
• Distance learning studio
Unbiased and Practical Proven Process:The purpose of the Chateau Theatre study is to dene and
evaluate opons regarding its rehabilitaon and reuse as a
mul-purpose performing arts facility. To achieve this, Miller
Dunwiddie Architecture (MDA) also proposes to use as a
guide the reuse study process developed by the Minnesota
Historical Society (MHS), A Primer for Historic Properes
Reuse Teams In Minnesota. (hp://www.mnhs.org/shpo/
planning/primer.pdf) Working with the City and Reuse Task
Force as noted previously, we will adapt and customize the
process for the specic needs of this project, the community,
and the stakeholder engagement process selected.
The reuse study process requires a delicate balance of many
factors so that the nal report represents a thorough,unbiased, and praccal analysis of the ChateauTheatre that is intended to generate community support and
minimize later cricism and second guessing. A number of
tenets need to be stressed, as follows:
• Locally Iniated: The reuse study process originates
through a community’s or local group’s request for help,
in this case the City of Rochester, and the Reuse Task
Force.
•
Independent: The report and its conclusions are theresponsibility of the reuse study consultaon team.
• Objecve: The consultaon team enters the process
without preconceived recommendaon.
• Analycal: The purpose of the study process is to gather
informaon and form recommendaons through an
analysis of that informaon. This analysis includes
idenfying needs and opportunies within the context of
physical, polical, and other constraints.
• Inclusive: The consultaon team acvely seeks a
variety of opinions in its aempt to develop sound
recommendaons for reuse.
• Locally Implemented: Once the consultaon iscompleted, it will be the responsibility of the City of
Rochester to determine which recommendaon(s) can
and should be pursued.

Sustainable and Responsible:
MDA applies research and best pracces and is fully
commied to the development of sustainable, ecient
spaces. That means our team will provide the foundaons for
the creaon of a place that will be easy to operate and be
more energy ecient, healthier, and cost less over its lifespan
than tradional buildings. The integraon of sustainability
principles is inherent in how the MDA Team pracces.
Optimizing Scope and Budget:
The MDA Team has extensive experience working within
local communies, not-for-prot organizaons, and on
projects that require a budgeted and/or phased approach.
We understand that signicant projects can oen require a
mul-phased approach that is based on incremental funding
goals. While working with the City and Reuse Task Force toidenfy your project’s overall program requirements, we will
also develop priories, budgets, and a potenal sequencing
of work that will provide the best value for any fundraising
eorts and steady progress toward your nal goal. We also
are skilled at supporng mulple funding sources by assisng
in obtaining historic tax credits, facade easements, grants-
in-aid, and other nancial incenves for historic buildings.
We can also assist in idenfying “Donor Opportunies” for
individuals, corporaons,and/or foundaons and developing
presentaon packages to governmental bonding authories
and philanthropic funding sources.
Working with the Right Team – Base Services:
To accomplish all of the work outlined above, MDA has
compiled a team with all the necessary experse to assure
this project is a success. As a collaborave team we work to
ensure that every acon we take enhances the project vision
of our clients. The Basic Services we will provide, and the
MDA Team member responsible for them, is outlined below.
The MDA sta includes a number of individuals that specialize
in the successful reuse of exisng and historic buildings
including; architects, interior designers, our Building Envelope
Group, and construcon specialists. These individuals also
have extensive experience in theatres, having completed a
number of concept plans and/or completed projects for the
following venues:
• The Cowles Center for Dance and the Performing Arts;
Minneapolis
• Eau Claire Regional Arts Center; Eau Claire, WI
• Harvey Hall, UW Stout; Menomonie, WI
• Historic Theatre Group (Orpheum, State and Pantages
Theatres); Minneapolis
• Mabel Tainter Memorial Theater; Menomonie, WI
• Margolis Brown Theater; Minneapolis, MN
• Palace Theater; Luverne, MN
• Paramount Theatre; Ausn MN
• Victoria Theater; Saint Paul
All of these projects looked to opmize adapon of exisng
space for performance and support funcons, as well as how
best to expand, if necessary, to meet the theaters’ funconal
programs, all to assure their viability within the communies
they serve.

Team Lead: MDA was the lead design rm for the projects
listed above. In addion to experse in historic theaters, three
members of the MDA Team--John Mecum, Denita Lemmon
and Windy Fleischaker--also have previous experience
with theatre technical direcon, management, set design,and other aspects of operang a performance venue. In
addion, both Project Principal, John Mecum, and Associate
Principal, Denita Lemmon, meet the Naonal Park Service’s
Professional Qualicaon Standard (36 CFR Part 61) for
Historic Architecture, as part of the Secretary of the Interior’s
Standards for the Treatment of Historic Properes. This meets
the requirement of the RFP.
Theatre Planning: Theatre planning and lighng services fo
all projects noted above were provided by Schuler Shook (SS)
Minneapolis. Schuler Shook has successfully translated client
needs into successful performing arts spaces worldwide for
over 25 years. They have specically been involved in othernotable examples similar to the Chateau, including:
• The Howard Theatre in Washington DC: An historic
venue that was shuered for many years. Through the
user input and nancial feasibility process, the re-use
of the theater centered on mul-purpose event use to
include all genres of music, DJ events, pares, lectures
comedians, small scale drama, and complete in-house
food preparaon for events, especially Sunday morning
Gospel Brunch. As the building did not have a lot of room
to expand, the area below the audience was excavated
and a full kitchen was installed. Addional storage and
support spaces were developed to accommodate the
ambious exibility of the space.
• The Saenger Theatre in New Orleans: Flooded during
hurricane Katrina, this precious atmospheric theate
was the heart of the New Orleans theater presentaon
market. An extensive renovaon aorded improved
sightlines and audience amenies, all new technica
systems, stage house and loading areas and the
renovaon of the atmospheric ceiling that includes cloud
machines, LED sunset to midnight blue lighng and be
opc stars that show the constellaon paern from the
theater’s opening in 1929. The project also included all othe infrastructure and physical space to eventually bring
back the mighty Wurlitzer Organ.
• Aria, Minneapolis: Originally the Allied Van Lines
Warehouse, this historic building was rst converted
into the Theater de la Jeune Lune and served that highly
innovave and collaborave theater company for 23
years. However, throughout that history, the exible
space also funconed as an event venue for recepons
corporate events, etc. It now serves that purpose full
me, illustrang how a properly programmed and
designed facility can be used for mulple purposes.

C. Statement of Proposal
Market Assessment: Integral to our services, MDA’s team
includes Webb Management Services to provide informaon
needed to make intelligent decisions about the adapve re-
use of the Chateau. Their services will include:
• Reviewing available pernent informaon• Gathering input from/about cultural organizaons
• Performing a market assessment, including the local
market denion, quality, forces and trends
• Analyzing other exisng local facilies and performing a
compeve analysis
• Analyzing producon potenal for touring shows
• Idenfying potenal partners
• Outlining the project’s benets and impacts vis-a-vis
community goals
• Preparing an acvity prole and programming plan
• Researching other facilies and precedents that can be
used as a model for Rochester
Structural Assessment: To beer understand the structural
condion and potenal of the Chateau space for a reuse
as a performance space, MDA is including AM Engineering
(AME) of River Falls, WI. MDA has worked extensively with
AME on most of the projects listed above. They understand
the structural requirements that can be imposed by theaters,
such as light rigging, stage set line weights, HVAC equipment
loads, specialized requirements for traps and movable
equipment, etc.
Mechanical and Electrical Assessment: The mechanical and
electrical systems for a theater are extensive and complex,
and accommodang them in an historic building can be even
more dicult. MDA is including Michaud Cooley Erickson
(MCE) on our team to provide those services. For over 40years MCE has worked with MDA on literally hundreds of
projects of all types, including theaters and historic buildings.
Acouscal Assessment: The exisng Chateau interior is highly
arculated, with mulple planes and decorave elements.
MDA is including Acousc Disncons from New Rochelle,
NY to assist with the acouscal analysis of the exisng space
and, based on the concepts that emerge from the community
process, make recommendaons for acouscal and audio-visual
enhancements that will be necessary for a mulple use venue.
Cost Model: MDA is including McGough Construcon
Company to prepare a Cost Model for the project. McGough
has extensive experience in construcng or renovang
theaters, but rather than being simply a cost per square foot
analysis based on other similar projects, the Cost Model
will be specically prepared for the Chateau Theatre and its
locaon in Rochester. It will take into account issues such as
the project’s constrained locaon downtown, construcon
staging complicaons, materials and labor availability in
the very acve Rochester construcon market, and other
pernent issues.

Valued Added Team Members:
Other potenal consultants have been idened that can be
Value Added members of the MDA Team. The need to add
these consultants to the study team will be determined in
consultaon with the City and Reuse Task Force. They include:
Historic Assessment: The Chateau is on the Naonal Register
of Historic Places (NRHP) and has been idened as a historic
resource by the Rochester HPC as well. Hess Roise andCompany of Minneapolis can be added to the MDA Team
to summarize and assess the historic characteriscs of the
building, whose conversion to a Barnes and Noble occurred
aer lisng on the NRHP. It will be important to know what
historical characteriscs were lost in that transformaon, but
more importantly, what remains and whether there is enough
to allow the building to qualify for funding sources that can be
used for historic buildings.
Pipe Organ Analysis: We understand that the Reuse Task
Force is interested in exploring relocang an exisng pipe
organ to the Chateau to replace the missing original Marr &
Colton theatre organ installed in 1927 with two manuals and
nine ranks of pipes. As a value-added service, we therefore
propose to include J. L. Weiler of Chicago to determine how
best to accomplish this goal. They will examine the remaining
infrastructure to determine the extent of modicaon
necessary for another organ. They will also meet with the
Reuse Task Force, and others, to determine the performance
needed for the replacement organ. J. L. Weiler maintains a
naonal lisng of exisng theatre organs that are looking fo
new homes.
Exisng Building Assessment: A building assessment was
completed by a team led by Armon Architecture in 2015, and
that team is leading current eorts to make sure the building
envelope is intact. MDA’s specialized Building Envelope Group
can check, conrm, and possibly expand the ndings of the
Armon report to specically address the building’s reuse as
a performing arts space, using a 50-year+ life expectancy asthe basis for any recommendaons. Our Building Envelope
Group consists of industry veterans with architectural and
engineering backgrounds specializing in:
• Roong
• Exterior wall assemblies
• Windows and curtain walls
• Waterproong
• Masonry design and rehabilitaon
• Building sciences.

TASKS / SCOPE OF WORK
We understand the importance of community involvement and commitment to the success of a project like this. We can assist the
City and Reuse Task Force in creang a method appropriate to Rochester and the issues of the Chateau’s reuse. As described before,this could be an interacve workshop and presentaon process where we will jointly review the goals underlying the project and
develop an understanding of the needs and concerns. This process will begin by jointly dening the opportunies and challenges
that are available to the program and building. We will engage stakeholders from the community in ways to allow their vision to
be heard and seen. The steps we will take to do this are outlined below and illustrated further on a graphic schedule that follows.
Step 1 – Research/Organization
• We will collect from the City any available historical
research, reports, drawings, and other documentaon.
• We will have a kick-o meeng to introduce the
MDA Team and establish lines of communicaon and
accountability within the Project Team.
• We will conrm the project intent and discuss andcoordinate the work acvies and schedule. This meeng
will include a preliminary walk-through of the property
with the Task Force.
Step 2 – Understanding Existing Conditions - Investigation
and Documentation
• We will perform an on-site building assessment to
evaluate and record exisng condions, features,
materials, and spaces. This inial assessment will
ulize visual and digital photographic observaon and
documentaon.
• We will update/prepare CAD/Revit oor plan and
elevaon drawings of the building to be used in nong
condions and graphically represenng the concepts.
Step 3 – Understanding Vision - Program Review
• We propose to use an intensive, on-site, collaborave
interview and design workshop that could last up to two
days. The basic design principles discussed will include:
• Art as a tool to animate physical realm and improve
connecvity
• Funcon
• Flexibility• Collaboraon
• Community
• Connecvity
• Physical Access
• Global network
• Environment
• Operaons
• On the rst day, we will meet with the Task Force,
including the idened stakeholders, to review the key
goals and constraints for the project. This day will also
be used to discuss and organize for the community’s
interacve design charree.
•
On the second day we will have an interacve designcharree to explore concepts for solving the challenges
and opportunies the project presents.
• All stakeholders should be invited to aend, collaborate,
comment and possibly get dirty. This charree could use
a variety of art supplies but will denitely include a lively
and interacve discussion between the Project Team and
the community. Art will be used as a tool to animate the
physical realm.
• A summary document of the workshop will be provided.
Step 4 – D efining Scope - Concept Design
• Aer the workshop we will prepare CAD/Revit basedplans, elevaons, and renderings of mulple opons.
• We will follow-up with the Task Force on what was heard
in the workshop and charree
• We will prepare a narrave including; exisng condions,
scope of work, budget, phases and/or alternates that could
be considered to complete the proposed rehabilitaon.
• It is possible that historic grants, tax credits, or other
nancial aids may be sought to fund the eventual
renovaon work; all work outlined will conform to the
Secretary of the Interior’s Standards.
• A dra report will be presented for review and comment
by the Task Force.
Step 4A – Market Analysis
Simultaneous to Step 4, Webb Management Services will take
the results of the public input process and perform an analysis
of the market area, an evaluaon of the possible uses and
users idened, an inventory of other regional compeng or
complimentary facilies, and the nancial viability of the project.

Team History & Expertise
Miller Dunwiddie Architecture is a full-service architecture rm based in
Minneapolis, MN. Since 1963, Miller Dunwiddie has worked to shape and
preserve the environment through responsible, creave design. Our commitmentto improving the built environment has led to partnerships with diverse clients

From providing decades of service to the Metropolitan Airports Commission–

The Cowles Center for Dance and The Performing Arts brings to the Twin Cies a
new high-prole performing arts center. The new facility is home to more than
20 non-prot arts organizaons, a statewide arts educaon resource, a 508-seat
theater, and is a major contributor to the downtown Minneapolis economy.
Miller Dunwiddie’s design preserved the basic relaonship between the CowlesCenter’s two historic buildings – Hennepin Center for the Arts, a former Masonic
Temple built in 1888, and the Shubert Theatre, built in 1910 – and links them
with a disncve new addion.
The addion features a large lobby and audience amenies and a glass-walled
studio/classroom on the second level that will be visible from the rst and
second oor lobbies. The studio/classroom is used for the Cowles Center’s
acclaimed arts educaon distance learning program, rehearsal space for theater
performers, and for events & funcons.

The Paramount Theatre is a historic 7,425 SF theater in southern Minnesota.
The Ausn Area Commission for the Arts (AACA) selected Miller Dunwiddie to
create comprehensive concept planning documents for the building’s future.
MDA, along with theater consultants Schuler Shook, conducted an intensive
two-day, on-site collaborave interview and design process workshop.
The process gathered key goals and constraints about the project from the
aendees followed by an interacve design charree to layout the concepts
for solving the challenges the project presented the desired soluon.
The concept designs explored the typical program plus a possible addion or
use of exisng buildings to the east for expanded community programming,
event and catering space.

The addion and renovaon project for the Mabel Tainter Theatre began with
an extensive Historic Structures Report (HSR) by MDA which led to a rejuvenated
1890 building of historic grace and integrity. The 330 page HSR was parally
funded by a Jeris Family Foundaon Grant.
Miller Dunwiddie’s design responded to the challenges posed by restoring
a community landmark while meeng the needs of a modern theater. Theaddion provided numerous re/life safety improvements, accessibility updates,and modernized building systems, including completely new HVAC systemsintegrated into the architecture. The new exterior is clad in sandstone taken fromthe original quarry, and will blend even further with the original RichardsonianRomanesque building with me. The interior restoraon involved invesgaonand careful repair or reconstrucon of the elaborate Moorish style decoraon.Theater seang was widened and refurbished to enhance the visitor’s experience.The result is a theater that can connue its historic legacy and be appreciated forgeneraons to come.

Built in 1915 as both a stage theater and a movie-house, the Palace Theatre has
long served as a gathering place for the community. Today, it is operated by a
non-prot community organizaon, the Blue Mound Area Theatre Corporaon,
in the same manner; playing host to plays, musical groups, and movies.
Miller Dunwiddie provided services to renovate the Palace Theatre. The work
included restoring the building’s exterior; remodeling and enlarging lobby,box oce and concessions areas; adding an accessible restroom on the mainlevel; installing new main level seang (with refurbished exisng historic endstandards), and installing new theater lighng, sound, and rigging systems. TheWorld Premier of the Ken Burns PBS series, “The War”, was held here, since thetheater and town were featured throughout the series.

The Victoria Theater is currently a vacant building in Saint Paul’s Frog Townneighborhood that through the years housed a number of performance andvisual display uses such as silent lms; a night club; and, most recently, alighng show room. MDA led, with the collaboraon of the Victoria TheaterArts Iniave, a community-driven engagement process to understand the work
scope required to rehabilitate and program the building to create a locaon toserve the surrounding community for new uses today and into the future.
Two main events, “design pares”, were held within the theater space, whichallowed those aending to get a glimpse of what gathering together with theircommunity in this space would be like. The rst design party was focusedon understanding what the community envisioned for the space. The secondevent allowed those aending to visualize and help with the space planning.
The design team used this input and their experience and experse with similarspaces to complete a conceptual design and probable cost for the project.This informaon will be used to connue working on the necessary support tonance and complete this community project. This process and the nal report
were made possible by funding through a Knight Grant.

The St Croix Civic Auditorium currently hosts mulple performances and
other events during the year within this historic building. There is a desire
to increase and expand the use of this City-owned community asset to realize
its full potenal. In order to accomplish this, there is a need to modify and
increase the size of the main oor for pre-funcon, patron support, and lobby
spaces. The expanded spaces will be used to support other events such as
weddings, recepons, conferences, classes, etc. Limitaons to the stage and
support areas, including accessibility, must also be addressed.
MDA, with Theatrical Consultant Schuler Shook, provided the concept
planning, including theatre design and lighng, to determine renovaon and
expansion plan possibilies. The concepts were designed to address the long-
term viability of the theatre. The concept process included understanding the
exisng building condions through on-site inspecon and documentaon,
and exploring potenal e-ins and shared spaces with a future privately owned
development next door. The auditorium project is just beginning the Schemac
Design Phase of services, with the theatre projected to open in Summer 2017.

Built between 1905 and 1908, the Glensheen Historic Estate contains a 39-roomManor House, a Stable/Carriage House, a Gardener’s Coage, a Boat House, andother outbuildings on 7-1/2 landscaped acres on Lake Superior. MDA has beeninvolved with the Glensheen Mansion for over 25 years, beginning with a HistoricStructures Report (HSR) for the site in 1989. In 2011 MDA updated the HSR by
re-evaluang and documenng the condions at the property and adding anoverview of the original historic site design and landscaping.
Our services at Glensheen connue to expand. Soon aer severe storms torethrough the Duluth area in June 2012, MDA lead a team of consultants toassess the damage to the estate and prepared construcon documents for therecommended work to restore the site back to its ‘pre-storm event’ appearance.In 2015, Miller Dunwiddie was selected to for two addional projects that are both
just geng underway - restoring the Bowling Green/Garden walls that sueredwater damage and providing accessibility upgrades to the Gardener’s Coage.

As part of a larger team, MDA completed an extensive Predesign Master Plan
for Northrop Memorial Auditorium. Inial work included the creaon of
exisng condion documents to idenfy infrastructure, funconal, code, and
accessibility deciencies. Through visual inspecons of all areas within thebuilding these items were logged and used as the basis for further architectural
analysis. Miller Dunwiddie idened numerous contribung elements that would
require respecul rehabilitaon. A complete new sprinkler system was designed
and installed throughout the building with phased construcon sequenced to
maintain the Auditorium performance schedule and use of University oces. In
2006, MDA was called upon again to provide historic preservaon consultaon

Miller Dunwiddie Architecture, Schuler Shook, McGough
Hennepin Avenue in downtown Minneapolis is well known for its many Historic
theaters, four of which are operated by the Hennepin Theatre Group (HTG). Miller
Dunwiddie was selected to assist the HTG in the preparaon of a 10-year Capitol
Improvements Plan for three of those theaters, the Orpheum, the State, and the
Pantages. Work included an interior & exterior evaluaon; surveying the theaters to
verify and quanfy potenal scope; and development of a priorized improvementsplan, including a phasing schedule and costs for the idened work.
The Orpheum Theatre is one of three performance spaces under the responsibility
of The Hennepin Theatre Group (HTG). Their role is to guarantee the future of
these theaters including operaons, preservaon and programming. There is
currently a two-year campaign to remove and replace the exisng seats. MDA
was hired to review the balcony seang conguraon, design the modicaons,
prepare construcon documents, provide updated cost informaon and required
construcon administraon.

The 1905 Grant County Courthouse is listed on the Naonal Register of Historic Placesand has seen only minimal changes in over 100 years. Miller Dunwiddie completedan exisng condions assessment of the courthouse and made recommendaonsfor needed repairs and infrastructure upgrades. All of the building systems wereevaluated, including a structural assessment which led to a more in-depth study andmaterials tesng of the reinforced concrete oor structures.
The project ulized a grant from the Oce of Energy Security for window replacement,along with rebates from the local ulity company for geothermal ground-source heatpumps. Other work included roof replacement, oor slab stabilizaon and support,re protecon, accessible restrooms, electrical system upgrades, interior restoraonin historically signicant areas, and updated nishes in oce areas.
During the renovaon work, a large mural on the courtroom ceiling (approx.18’x25’) was uncovered. This mural is currently being conserved – a process ofcarefully cleaning, consolidang paint layers, patching and repairing the plaster,and retouching areas of missing paint. A similar process will be used to conservethe murals in the dome in the adjacent lobby.

The City of Winona selected MDA to provide a Historic Structures Report. The
work was completed over a three-month period and consisted of a preliminary
walk through to idenfy areas of concerns, historic research to understand the
historic role and evoluon of the building, and an exisng condion survey
including the character and condion of physical spaces, elements, materials,
and systems. Concurrent the project also included digital scanning of the spacesto provide measured drawings. Based on the ndings and research, a treatment
approach and work recommendaons were developed in report form. Structural
repairs and re-roong are now proceeding.

The CSPS Hall is listed on the Naonal Register of Historic Places and has played
a central role in the Czech and Slovak community in St. Paul since its construcon
in 1887. Miller Dunwiddie led a team of consultant to prepare a Master Plan
for the facility. Specically, the team was asked to prepare an assessment of
the exisng facilies nong priorized recommendaons for repair along with
an esmate of associated costs, market analysis of potenal rental space, and
schemac design concepts which illustrate opons that reect the needs of the

Schuler Shook
Originally opened in 1927, the Saenger Theatre provided many years of theatre,
lm, and music to New Orleans. Hurricane Katrina devastated this theatre in
2005, render-ing the building damaged and idle for many years.
Schuler Shook provided Theatre Planning and Architectural Lighng Design
ser-vices for the $52 million major restoraon that resulted. The atmospherictheatre had increase versality and funconing with an expanded stage house,
all new building and performance systems, and restoraon of numerous historic
nishes.
The lighng design included refurbishing historic xtures with updated wiring
and circuits for opmal control and replicang missing xtures with energy
ecient and easy to maintain soluons.

Schuler Shook
Since it’s opening in 1930, the Plaza Theatre was known as the Showplace of
the Southwest for it’s size, elaborate decor, and technical innovaons. This
atmospheric theater displayed a starry night with clouds and a dark sky across
the ceiling when the lights dimmed. In 1986 the deteriorang theatre was saved
from demolion.
Schuler Shook provided the Theatre Planning services to restore the house and
provide all new support spaces and technical systems for this 2,100-seat theatre.
A new stage house with counter-weighted rigging and a new stage and house
lighng system provides for both local and touring performances.

The Lerner Performing Arts CenterElkhart, IN
Schuler Shook
The Lerner Theatre, formerly the ELCO Theatre, was restored to its former 1924
glory. Schuler Shook was involved with the pre-design study and the resulng
renovaon that began in 2009.
The renovaon included an expanded stage and support facilies. The orchestra
level oor was modied to improve sight lines and ADA access. Structuralchallenges were overcome in the basement to allow an automated orchestra
pit li to be installed. A new, state of the art dimming and control system was
installed and new lighng xtures were selected. The audio and lighng control
area at the main oor were expanded and a new follow-spot/projecon room
was constructed at the rear of the balcony. The counterweight rigging system
was relocated from stage right to stage le to accom-modate a new loading dock
and freight elevator. Infrastructure was included to allow an orchestra shell to be
added in the future. LED light sources were used to relight the house.

Schuler Shook
The former Loew’s Kings Theater on Brooklyn’s Flatbush Avenue is one of thelargest and most decorave venues in New York City. The renovaon preserved
its beauty while creang a fully-equipped, 3,200-seat modern performancespace designed to support live music, dance and theatre producons.
Schuler Shook provided complete theatre planning services which includedan extensive seang reconguraon and over-build to improve comfort andsightlines. The stagehouse was expanded slightly and equipped with a newlighng rigging and masking curtains. Large decorave curtains at the prosceniumopening, auditorium and lobby were recreated from historic photographs.
