1.0 GENERAL
1.1 THIS GENERAL SPECIFICATION APPLIES TO ALL MECHANICAL WORK INCLUDING
HVAC, PLUMBING, FIRE PROTECTION AND CONTROLS. SEE THE RESPECTIVE
SECTIONS.
1.2 ALL WORK SHALL COMPLY WITH APPLICABLE CODES, REGULATIONS, ORDINANCES,
STANDARDS, GOOD PRACTICE, MANUFACTURER'S RECOMMENDATIONS & PRODUCT
LISTING CONDITIONS FOR NEW, RENOVATON AND/OR DEMOLITION WORK. THIS
INCLUDES BUT NOT LIMITED TO ASHRAE, SMACNA, NFPA, IMC, IPC, IFGC, IFC, UL/ULC,
FM, OWNERS INSURANCE REQUIREMENTS & LOCAL CODES, REGULATIONS & BYLAWS.
SHOULD A CONFLICT OCCUR BETWEEN DRAWINGS, SPECIFICATIONS, CODES,
REGULATIONS, ORDINANCES, STANDARDS, GOOD PRACTICE, MANUFACTURER'S

1.3 QUALIFICATIONS: EXECUTE WORK ONLY WITH SKILLED TRADESMEN EMPLOYED

INSTALLATION OF THEIR RESPECTIVE SYSTEMS.
1.4 INSTALLATION SHALL BE COMPLETE AND FULLY FUNCTIONAL. PROVIDE ALL
MATERIALS, EQUIPMENT, ACCESSORIES, CONSUMABLES, LABOR, SUPERVISION,
TOOLS, SERVICES, ETC. AS REQUIRED.
1.5 PROVIDE THE FOLLOWING SYSTEMS AS PART OF THIS CONTRACT: HVAC,
PLUMBING, FIRE PROTECTION WET SPRINKLERS, FIRE EXTINGUISHERS AND
ASSOCIATED CONTROLS.
1.6 PROVIDE A SCHEDULE WITHIN 5 WORKING DAYS OF AWARD OF CONTRACT.
SCHEDULE TO INCLUDE TIME FOR CONTRACTOR COMMISSIONING CLEARLY
INDICATED. PROVIDE A BILLING BREAKDOWN FOR REVIEW PRIOR TO FIRST DRAW
SUBMISSION.
1.7 ARRANGE FOR ALL PERMITS, APPROVALS, EXAMINATION, TESTS AND INSPECTION
SERVICES. PAY ALL REQUIRED FEES & CHARGES. PROVIDE ALL THE NECESSARY
APPLICATIONS, DOCUMENTATION, DRAWINGS AND SPECIFICATIONS. NO WORK SHALL
COMMENCE UNTIL ALL REQUIRED PERMITS, APPROVALS, ETC. ARE OBTAINED FROM

1.23 DEMONSTRATE AND INSTRUCT CLIENT'S PERSONNEL IN OPERATING,

OR APPROVED CONTRACTOR SHALL INSTALL DETECTOR IN DUCT AND WIRE UNIT
FROM FIRE ALARM SYSTEM (DRY CONTACTS) FOR UNIT SHUT-DOWN UPON
ACTIVATION.
2.9.13 LOCATE VERASYS SMART BUILDING CONTROL HUB FOR BAS IN MECHANICAL
ROOM OR IT CLOSET. COORDINATE EXACT LOCATION OF PANELS WITH ALL OTHER
TRADES AND BUILDING OWNER PRIOR TO INSTALLATION. PROVIDE PORTABLE UPS IF
REQUIRED BY OWNER.
2.9.14 THE SEQUENCE OF OPERATION DOES NOT COMPLETELY DEFINE THE SCOPE
OF WORK FOR CONTROLS. THE CONTROLS SUBMITTAL SHALL FULLY DEVELOP THE
SEQUENCE OF OPERATIONS FOR ALL SYSTEMS IDENTIFIED AND SHALL PRESENT ALL
SETPOINTS, CONTROL PARAMETERS, AND ALARM POINTS. INCORPORATE STANDARD
FEATURES SUCH AS MINIMUM RUN TIME DELAYS AND DEAD BANDS FROM SETPOINTS
TO PREVENT EQUIPMENT FROM SHORT CYCLING WHEN NEAR SETPOINTS. THESE
BASIC FEATURES THAT ARE NECESSARY AND ARE PART OF A COMPLETE CONTROLS
INSTALLATION SHALL BE INCLUDED IN THE SCOPE OF SERVICES FOR DELIVERABLES
AT NO ADDITIONAL COSTS TO THE OWNER.
2.9.15 ALL CONTROL AND POWER WIRING SHALL BE PLENUM-RATED WITH A MINIMUM
FIRE SPREAD RATING OF 25 AND A MINIMUM SMOKE DEVELOPED RATING OF 50 PER
ASTM E84. ANY EXPOSED WIRING SHALL BE MOUNTED IN ELECTRO-MAGNETIC TUBING

3.0 EXECUTION
3.1 DUCT SIZE CHANGES SHALL HAVE THE SAME FRICTION DROP PER 100 FT AS THE
DUCT SHOWN ON DRAWINGS. DUCT ASPECT RATIO SHALL NOT EXCEED 4 TO 1.
CONSULT ENGINEER BEFORE CHANGING DUCT SIZE OR LOCATION.
3.2 PROVIDE FLEXIBLE DUCT CONNECTIONS AT SUCTION AND DISCHARGE
CONNECTIONS TO FANS AND AIR CONDITIONING UNITS.
3.3 SEAL DUCT CONNECTIONS AND TRAVERSE JOINTS WITH SEALANT.
3.4 PROVIDE FIRE DAMPERS WITH STEEL ANGLES AROUND PERIMETER AND ACCESS
DOORS.
3.5 FIVE DAYS PRIOR TO CLOSING CEILING, NOTIFY CONSULTANT AND PROJECT
MANNER FOR A SITE INSPECTION. FAILURE TO DO SO CAN RESULT IN CONTRACTOR
RE-OPENING AND RE-CLOSING CEILING TILES AT THEIR EXPENSE TO PERMIT THIS

3.6 INSULATE ALL DUCTS AND PLENUMS HANDLING OUTSIDE AIR WITH 2 INCHES (50
MM) FIBERGLASS FOIL FACED VAPOR SEAL DUCT INSULATION 31 DENSITY. EXHAUST
DUCTS SHALL BE INSULATED WITH 2 IN. (50 MM) FIBERGLASS FOIL FACED VAPOR SEAL
INSULATION UP TO 7 FEET (2 METERS) FROM OUTSIDE WALL.
3.6 TESTING ADJUSTING & BALANCING:
3.6.1 TESTING AND BALANCING SHALL CONFORM TO AABC, NEBB, AND/OR SMACNA
STANDARDS FOR THE ADJUSTMENT OF AIR SYSTEMS USING TAB STANDARD

3.6.2 PERFORM TAB TO TEST TO VERIFY PROPER AND SAFE OPERATION, DETERMINE

PERFORMANCE OF EQUIPMENT, SYSTEMS AND CONTROLS AT DESIGN, AVERAGE AND
LOW LOADS USING ACTUAL OR SIMULATED LOADS. ADJUST AND REGULATE
EQUIPMENT AND SYSTEMS TO MEET SPECIFIED PERFORMANCE REQUIREMENTS AND

ACUS, CONTROLLED DEVICES, MAIN DUCTS, MAIN BRANCHES, SUB-BRANCHES,
RUN-OUTS (GRILLES, REGISTERS OR DIFFUSERS).
3.6.8 TEST FOR PROPER OPERATION OF ALL SMOKE AND FIRE DAMPERS, SENSORS,
DETECTORS.
3.6.9 PARTICIPATE IN SYSTEMS CHECKS TWICE DURING WARRANTY PERIOD - #1
APPROXIMATELY 3 MONTHS AFTER ACCEPTANCE AND #2 WITHIN 1 MONTH OF
TERMINATION OF WARRANTY PERIOD.
3.6.10 PROVIDE 3 COPIES OF A WRITTEN REPORT INDICATING ALL MEASUREMENTS

3.6.11 PROVIDE A PRELIMINARY TAB REPORT TO CONSULTANT AND OWNER WITHIN 5
DAYS OF SITE MEASUREMENT AND A FINAL REPORT AFTER PRELIMINARY REPORT
HAS BEEN REVIEWED BY CONSULTANT AND OWNER.
3.6.12 TAB REPORT TO CLEARLY STATE MINIMUM AND MAXIMUM CONDITIONS.
PROVIDE A PLAN VIEW WITH ALL TEST LOCATIONS IDENTIFIED. TAB CONTRACTOR
REPORT TO CLEARLY INDICATE DEFICIENCIES RELATED TO DIFFUSERS, DAMPERS,
VAVS, FANS THAT ARE NOT OPERATING IN A MANNER TO PERMIT MEASUREMENTS TO

3.6.13 PRIOR TO HVAC DEMOLITION, MODIFICATIONS & RENOVATIONS OF EXISTING
EQUIPMENT & SYSTEMS, MEASURE THE SUPPLY, RETURN, EXHAUST & OUTSIDE AIR
FLOW RATES AT EACH DIFFUSER, GRILLE, REGISTER, FAN, AHU, ACU, LOU-VER, ETC.
AFFECTED BY THE RENOVATIONS. THIS INCLUDES HVAC 3, 4 & 7. MEASURE TOTAL &
EXTERNAL STATIC PRESSURES, RPM, BHP, VOLTAGE, AMP DRAW, ETC. AT EACH

REQUIRED. FINALLY, INLET OR DISCHARGE DAMPERS MAY BE USED AS LAST RESORT.
WHERE REDUCTION IN AIRFLOW IS NO LONGER POSSIBLE DUE TO RTU MINIMUM
FLOW RATE, BYPASS DUCTS MAY BE ADJUSTED OPEN TO ACHIEVE THE REQUIRED

3.7 SEQUENCE OF OPERATION

3.7.3 ROOFTOP UNIT: ROOFTOP UNITS (RTU) SHALL BE STOPPED / STARTED ON A
TIME OF DAY SCHEDULE THROUGH THE BAS. THIS SCHEDULE SHALL BE MODIFIED BY
A START STOP OPTIMIZATION PROGRAM. START / STOP OPTIMIZATION SHALL BE
CAPABLE OF BEING DISABLED. UPON PROOF OF AIR FLOW THRU THE SUPPLY FAN,
THE NORMALLY CLOSED OUTSIDE AIR DAMPER SHALL BE ENABLED. A DISCHARGE
AIR TEMPERATURE SENSOR SHALL STAGE COMPRESSORS ON, AS REQUIRED TO
MAINTAIN SUPPLY AIR TEMPERATURE.
13.7.4 SUPPLY AIR TEMPERATURE RESET: SUPPLY AIR TEMPERATURE SHALL VARY
LINEARLY BETWEEN THE HIGH AND LOW TEMPERATURES. STATE THE HIGH & LOW
TEMPERATURES (ADJ) IN CONTROL DRAWINGS. THE INITIAL SETPOINT FOR THE
DISCHARGE AIR SUPPLY TEMPERATURE SHALL BE 55° F. SUPPLY AIR TEMPERATURE
SETPOINT SHALL HAVE A HIGH LIMIT OF 62° REGARDLESS OF OUTSIDE AIR
TEMPERATURE, WHEN ANY ZONE ON THE RTU HAS A CALL FOR COOLING.
3.7.5 SUPPLY DUCT STATIC PRESSURE SENSOR: SENSOR SHALL MODULATE THE
BYPASS DAMPERS TO MAINTAIN THE SETPOINT ESTABLISHED DURING FINAL TESTING
AND BALANCING. THE PRELIMINARY SETPOINT SHALL BE 0.6” (ADJ.) STATIC PRESSURE.
THIS SETPOINT SHALL BE RESET BASED ON THE ZONE REQUIRING THE MOST
PRESSURE; I.E., THE SETPOINT IS RESET LOWER UNTIL ONE TERMINAL BOX DAMPER
IS NEARLY WIDE OPEN.
3.7.6 SUPPLY FAN: WHILE IN THE OCCUPIED MODE, THE SUPPLY FAN SHALL
OPERATE CONTINUOUSLY. WHILE IN THE UNOCCUPIED MODE, THE UNIT SUPPLY FAN
SHALL CYCLE WITH HEATING AND COOLING LOADS, UPON A CALL FOR HEATING OR
COOLING TO MEET UNOCCUPIED SETPOINTS, THE UNIT FAN SHALL BE STARTED AND
THE UNIT SHALL OPERATE AS DESCRIBED BELOW AS REQUIRED BY THE SPACE
TEMPERATURE. THE STAGED HEATER OR COMPRESSORS SHALL ALSO BE STARTED
AS REQUIRED TO SATISFY SETPOINTS.
3.7.7 UNOCCUPIED HEATING MODE WITH STAGED HEAT: WHILE THERE IS A CALL
FOR HEATING IN THE UNOCCUPIED MODE, THE SUPPLY FAN SHALL RUN TO SUPPLY
HEATING AIRFLOW. THE MOTORIZED OUTSIDE AIR DAMPER SHALL REMAIN FULLY
CLOSED, AND THE RETURN AIR DAMPER SHALL OPEN TO 100%. THE GAS-FIRED
HEATER SHALL OPERATE IN STAGES TO MAINTAIN A UNIT DISCHARGE AIR
TEMPERATURE OF 85 DEGREES F (ADJ.) UNTIL ALL ZONES ARE SATISFIED. VAV
TERMINAL PRIMARY AIR DAMPERS SHALL OPEN TO A PREDETERMINED POSITION. THE
UNIT SHALL OPERATE FOR A MINIMUM OF 15 MINUTES OR AS REQUIRED TO SATISFY
UNOCCUPIED SETPOINT. WHEN OCCUPIED, STAGED HEATING SHALL INCREASE RTU
SUPPLY AIR TEMPERATURE. WHEN HOT AIR IS SENSES IN THE SUPPLY DUCT, THE
VAV TERMINAL UNIT SHALL MODULATE TO MAINTAIN SPACE TEMPERATURE.
3.7.8 DEMAND CONTROL VENTILATION: OUTSIDE AIR INTAKE SHALL BE PROVIDED
WITH A MOTORIZED DAMPER. ON UNIT START, THE OUTSIDE AIR INTAKE DAMPER
SHALL REMAIN CLOSED UNTIL THE RETURN AIR TEMPERATURE IS ABOVE 65° F (ADJ)
AND BELOW 75° F. (ADJ). ONCE RETURN AIR TEMPERATURE IS SATISFIED, THE
OUTSIDE AIR DAMPER SHALL OPEN TO THE OCCUPIED MINIMUM SETPOINT. THE
OUTSIDE AIR INTAKE DAMPER SHALL BE CLOSED WHILE UNIT IS IN THE UNOCCUPIED
MODE. BAS SHALL BE CAPABLE OF OPENING AND CLOSING ALL DAMPERS.
3.7.9 CO2 SENSOR: CO2 SENSOR MOUNTED IN THE RETURN DUCT SHALL MODULATE
THE OUTSIDE AIR DAMPER BASED ON CO2 LEVELS IN THE SPACE. DAMPER SHALL
MODULATE OPEN FROM THE OCCUPIED MINIMUM SETPOINT OF 800 PPM TO DESIGN
MAXIMUM AT 1200 PPM.
.7.10 CO2 ZONING: A SPACE CO2 SENSOR IN THE ZONES SHALL INCREMENTALLY
OPEN THE MINIMUM VAV BOX DAMPER POSITION FOR ITS RELATED ZONE DAMPER.
3.7.11 AIRSIDE ECONOMIZER COOLING CYCLE: DURING THE OCCUPIED PERIOD, WHEN
THE OUTSIDE AIR TEMPERATURE IS BELOW 70° F (ADJ.) AND THE OUTDOOR ENTHALPY
IS BELOW THE RETURN AIR ENTHALPY (OPTIONAL), THE ECONOMIZER CYCLE SHALL
BE ENABLED. UNDER THOSE CONDITIONS, THE OUTDOOR AIR DAMPER AND RETURN
AIR DAMPER SHALL MODULATE AS REQUIRED TO MAINTAIN THE DISCHARGE AIR
TEMPERATURE SETPOINT WHILE THE UNIT IS IN COOLING MODE.
3.7.12 ECONOMIZER RELIEF DAMPERS: UNIT MOUNTED RELIEF SHALL RELIEVE
EXCESS RETURN AIR WHEN IN ECONOMIZER OPERATION.
3.7.13 HUMIDITY CONTROL: HUMIDITY CONTROL SHALL BE A FUNCTION WITHIN THE
UNIT. HUMIDITY LEVELS SHALL BE MAINTAINED BETWEEN 35-55% RH AS MEASURED
VIA A DUCT MOUNTED SENSOR.
3.7.14 SMOKE DETECTION & RTU SHUTDOWN: UPON DETECTION OF SMOKE IN THE
AIR HANDLING SYSTEM BY THE DUCT-MOUNTED RETURN AIR SMOKE DETECTOR, AN
ALARM CONDITION SHALL BE SENT TO THE BUILDING FIRE ALARM SYSTEM AND ALL
AIR HANDLING UNITS SHALL BE SHUTDOWN BY THE BUILDING FIRE ALARM SYSTEM.
3.7.15 ZONE TEMPERATURE SENSORS / THERMOSTATS: ZONE TEMPERATURE
SENSORS / THERMOSTATS SHALL BE PROVIDED WHERE INDICATED ON THE
DRAWINGS. THERMOSTATS SHALL HAVE MANUAL ADJUSTMENT, AND SHALL BE
INITIALLY SET IN THE OCCUPIED MODE FOR COOLING TO 76° AND HEATING TO 71°.
THERMOSTATS SHALL HAVE A 5° (ADJ.) DEADBAND RANGE IN WHICH THEY ARE
SATISFIED. MANUAL ADJUSTMENT SHALL HAVE THE CAPABILITY TO ADJUST THE
HEATING AND COOLING SETPOINTS BY 3° (ADJ.) IN EACH DIRECTION, BUT MAINTAIN A
MINIMUM 5° SPREAD BETWEEN THE HEATING AND COOLING SETPOINT. UNOCCUPIED
SETTINGS SHALL BE 85° COOLING AND 60° HEATING. COORDINATE FINAL SETPOINTS,
SETBACK, SCHEDULING, MORNING WARM-UP, COOL-DOWN, ETC WITH OWNER DURING
OWNER. THERMOSTATS SHALL HAVE AN OVERRIDE FUNCTION THAT WILL PLACE THE
UNIT IN OCCUPIED MODE FOR A PERIOD OF TWO HOURS (ADJ.). THE OVERRIDE SHALL
ACTIVATE THE SYSTEM AHU AS REQUIRED TO MAINTAIN SPACE TEMPERATURE.
3.7.16 HEATING / COOLING SELECTION: ALL SENSORS / THERMOSTATS CONNECTED
TO THE RTU SHALL ALL BE MONITORED AND USED TO DETERMINE THE RTU
OPERATION IN COOLING OR HEATING MODE. RTU OPERATION IN HEATING & COOLING
WILL DETERMINE VAV BOX MODULATION IN HEATING OR COOLING MODE. IF A ZONE IS
HOT & RTU IS IN COOLING MODE, VAV DAMPER MODULATES OPEN TO SATISFY
COOLING SETPOINT. ON A DROP IN TEMPERATURE BUT STILL IN COOLING MODE, VAV
DAMPER MODULATES CLOSED. IF A ZONE IS COLD & RTU IS IN HEATING MODE, VAV
DAMPER MODULATES OPEN TO SATISFY HEATING SETPOINT. ON A RISE IN
TEMPERATURE BUT STILL IN HEATING MODE, VAV DAMPER MODULATES CLOSED.
3.7.17 VAV BOXES: THE FAN POWERED VARIABLE VOLUME (VAV) TERMINAL UNITS
SHALL BE CONTROLLED INDEPENDENT OF SYSTEM PRESSURE FLUCTUATIONS BY AN
APPLICATION SPECIFIC DDC CONTROLLER UTILIZING ELECTRIC ACTUATION. DURING
OCCUPIED AND UNOCCUPIED OPERATION, A TEMPERATURE SENSOR SHALL BE
UTILIZED TO MAINTAIN SPACE TEMPERATURE SETPOINT. UPON A RISE IN SPACE
TEMPERATURE ABOVE SETPOINT IN COOLING MODE, THE VOLUME DAMPER SHALL
MODULATE OPEN AS REQUIRED TO MAINTAIN SPACE TEMPERATURE. UPON A DROP IN
SPACE TEMPERATURE BELOW SETPOINT IN COOLING MODE, THE VOLUME DAMPER
SHALL MODULATE CLOSED UNTIL THE MINIMUM DAMPER POSITION IS REACHED. UPON
CONTINUED DROP IN SPACE TEMPERATURE BELOW HEATING SETPOINT SETPOINT &
WITH HOT AIR SUPPLIED BY THE RTU, THE VAV BOX SHALL MODULATE OPEN UNTIL
FULL OPEN.
3.7.18 NORMAL NON ECONOMIZER MODE:
3.7.18.1 SPACE THERMOSTAT SENDS A SIGNAL TO THE RTU FOR COOLING, HEATING
OR FAN ONLY OPERATION. ERV IS INTERLOCKED & ACTIVATED SIMULTANEOUSLY
WITH THE RTU SUPPLY BLOWER. THE ERV INTAKE & EXHAUST BLOWERS & ERV
WHEEL MOTORS ARE ACTIVATED & REMAIN ENERGIZED AS LONG AS THE RTU SUPPLY
BLOWER IS ENERGIZED. MOTORIZED FRESH AIR DAMPER OF THE ERV OPENS WHEN
THE ERV IS ENERGIZED.
3.7.18.2 LOW AMBIENT MODE: IF TEMPERATURE SENSED BY LOW AMBIENT SENSOR
LEAVING EXHAUST SIDE OF WHEEL DROPS BELOW SET POINT (ADJ.), MOTORIZED
FRESH AIR DAMPER WILL CLOSE AND THE INTAKE BLOWER WILL DE-ENERGIZE.
EXHAUST AIR BLOWER & WHEEL ROTATION MOTOR WILL CONTINUE TO OPERATE.
WHEN THE TEMPERATURE SENSOR HAS A SIXTEEN-DEGREE RISE, THE WHEEL IS
DEFROSTED AND THE MOTORIZED DAMPER WILL OPEN & THE FRESH AIR BLOWER
WILL REACTIVATE.
ECONOMIZER OPERATION (PIVOTING MODELS): SPACE THERMOSTAT SENDS A SIGNAL
TO RTU FOR COOLING OPERATION. RTU OUTDOOR AIR SENSOR SENSES OUTDOOR
AIR & DETERMINES IT IS APPROPRIATE FOR ECONOMIZER OPERATION. AS
ECONOMIZER OUTSIDE AIR DAMPERS OPEN, ERV ECONOMIZER END SWITCH IS
ACTIVATED & SENDS SIGNAL TO THE ERV THAT THE SYSTEM IS IN ECONOMIZER MODE.
INTAKE BLOWER, EXHAUST BLOWER & ERV WHEEL MOTOR ALL DEACTIVATE FOR UP
TO TWO MINUTES. MOTORIZED FRESH AIR DAMPER CLOSES. ERV ENTHALPY WHEEL
PIVOTS OUT OF AIR STREAM & BYPASS DAMPERS OF THE INTAKE BLOWER OPEN.
AFTER A TIME DELAY FOR THE WHEEL TO PIVOT OUT OF THE AIRSTREAM & BYPASS
DAMPERS TO OPEN, MOTORIZED FRESH AIR DAMPER OPENS TO ALLOW FOR FULL
ECONOMIZER OPERATION. THE EXHAUST BLOWER IS REACTIVATED TO PROVIDE
POWER EXHAUST FOR THE SYSTEM.
