The Kensington Business Center was originally designed for mixed use ofoffice and retail shopping space. The 814,000 sq. ft. center was completedin 1984 and sold to Ruffin Properties in 1991. Phil Ruffin, owner of RuffinProperties, a property owner and manager based in Wichita, Kansas, has aportfolio of hotels around the United States and more than 4 million squarefeet of office and industrial space. Ruffin knew the demand of office spacefor Tulsa and converted the Kensington Galleria Shopping Center portion ofthe facility to the Kensington Business Center in 1994.
Located less than a 20 minute drive from downtown Tulsa, justnorthwest of Oral Roberts University campus, surrounded by strip mallshopping and low-rise office centers, Kensington is one of the mostdynamic office locations in the City of Tulsa. The center is surrounded by2,200 surface parking spaces giving plenty of parking for tenants andclients.
Located in the Kensington Business Center, the original 407 roomSheraton Hotel has been refurbished and converted to the now 382 roomTulsa Marriott Southern Hills. With this conversion, it has become acomplete business hotel with 16 meeting and banquet rooms servingKensington Tenants and businesses throughout Tulsa.
Kensington Business Center shares central heating and cooling plantwith an advanced energy management system that monitors temperatureswithin each zone and adjusts accordingly. There is a state-of-the-art audiblefire notice and alarm system to protect the occupants from fire. For thehigh-tech tenants, fiber optic terminals from four different companies wereinstalled for all tenants to access.
Kensington Tower I received a new roof in 2014 and the building shellwas completely weather-sealed in 2015. In 2016, all of the high-riseelevators were modernized with high-speed AC motors and full digitalcontrols. The Kensington Business Center HVAC controls were modernizedin 2016 and feature electronic sensors throughout. The Kensington Tower IHVAC controls have been modernized on each floor as it is remodeled fornew tenants and features variable frequency drives on the air-handlers.Existing T-8 ceiling fixtures are being re-lamped with advanced LED lamps.
Fostering and maintaining a good relationship with tenants isparamount to the success of Kensington Business Center. Ruffin Properties’management staff is located on the second floor of the office tower forquick response to the tenants needs.

Schlotsky’s,Qdoba’s, IHOP, McDonalds, Wendy’s, Braum’s, Taco Bell, andnumerous other restaurants and eight shopping centers arewithin a one-mile radius. OFFICE TOWER:Ten story office tower featuring 19,900 +/- and 12,900 +/-square foot floorplans, a grand lobby, and four modernized,high-speed elevators with loading dock access.
