Just a reminder……
Turf Renovation and New Soccer Goal at Charter Field
This month Charter Field will be undergoing turf renovation. Once completed, the
Board has approved the purchase and installation of one regulation size soccer goal
there. The renovation will include the utilization of a Harley rake and hand grading to
level the depressions and divots in the field to obtain a level playing field. Then grass
seed, fertilizer and a mushroom compost will be installed.
The field will be closed for approximately
four (4) weeks while the new seed germinates.
Once complete, the new soccer goal will be
installed. The Board hopes that the improvements
will create an attractive amenity that residents of
all ages will enjoy using.
In the meantime, please stay off the field until the
new seed has fully germinated and the fencing
comes down.

We need VOLUNTEERS like you!! Join a Committee and become an integral part of Kings Charter. We are currently
looking for volunteers for the various committees to serve and support Kings Charter
in 2018. There are numerous ways you can serve—many of which do not require a lot
of time, all of which are fun. Kings Charter has 10 different committees that serve
various functions to support all of the programs and events in our community.

PLEASE CLEAN UP AFTER YOUR PET
We have had numerous complaints at the Clubhouse that residents are not cleaning up after their animals. When out walking your dogs, please be sure to keep them off homeowner’s property. Further, please be sure to properly clean up and discard all dog waste. Thank you in advance for your cooperation in keeping our community clean and being respectful of your neighbors.

Welcome to our new column …...“Covenants Corner”.
Each month we will review an ACC guideline or covenant as a friendly reminder.
This month’s topic is HOLIDAY DECORATIONS.
Driving through the neighborhood it appears that a number of
homes still are displaying some holiday lights.
Guidelines state: Holiday and festival decorations do not require approval;
however, the replacement of conspicuous decorative objects shall coincide with the
holiday and must be removed within 30 days after the holiday.
Please remember to take down your holiday lights as soon as possible.
Don’t worry…..you can put them back up in 8 months!

Procedures for Reserving a Tennis Court
The Kings Charter Tennis Committee has created a Google Calendar to help residents reserve a tennis court and to know what tennis activities are going on in Kings Charter. Now you will have a centralized place to see when all USTA home matches are being played so you can come up and cheer your friends and neighbors on to victory! You will also be able to check out when the next Tennis Social is scheduled and when the Youth League matches are being played. You will also be able to tell if courts are available! The new Tennis calendar can be found on the Kings Charter Members’ website under Calendars on the navigation menu, or you can go directly to it by going to http://KingsCharter.net/TennisCalendar! Here are a few reminders relating to reserving tennis courts:
* Residents can reserve only one court for a given time period and for a maximum of 90 minutes. * Residents cannot reserve a court for another individual (except for an immediate family member). If the court is not reserved for an immediate family member the resident must be a participant on the court at the time reserved. * Residents can only have two (2) future reservations on the calendar at any given time.
Until the clubhouse staff has been trained to reserve courts, send an email to Tennis@kingscharter.net and include the following:

REPORT VANDALISM
If you see any vandalism occurring or after it has oc-curred please first call the Hanover County Sheriff’s Department non emergency number at 365-6140. Also, please call the Kings Charter office at 550-2507 and report the location of the vandalism to the Clubhouse staff. Thank you for being an extra pair of watchful eyes.
REWARD OFFERED RELATED TO VANDALISM
Up to $500 will be awarded by KCOA to any person or per-sons providing information lead-ing to the arrest and conviction of anybody responsible for crimes committed against Kings Charter Owners Association property. The amount of the reward will be determined by the Board of Directors of KCOA on a case-by-case basis and will depend on the degree of damage caused by the perpe-trators, the number of people involved in providing informa-tion and other factors. Call the Hanover County Sheriff’s Office, 365-6140 or the Clubhouse, 550-2507 with any information.
VANDALISM REPORT
The Sheriff’s Office has re-quested if vandalism occurs on your property, to please contact them immediately so they can take your report. These reports can lead to arrests. They are sometimes related to other acts of vandalism or crimes. Remove any valuables from your cars, lock your car doors, close your garage door and turn on the exterior lights of your home. If you see anyone doing damage to KCOA prop-erty or to an individual’s per-sonal property, please call the Hanover Sheriff’s Office, 365-6140.

Recreation Committee · Steve Butler - 339-5050 Plan, coordinate and carry out events of a physical exercise or sport nature. Social Committee · Bonnijean Boggess · 550-9451 Plan, coordinate, and carry out activities and events of a social or recreational nature for all members. Web Site Committee · Steve Butler - 339-5050 Design and maintain an internet web site in support of the spirit and activities of the community. Welcoming Committee · Betsy Staver · 550-2651 Gather infomation on the Richmond area and Kings Charter, plan functions, personally visit or call new residents welcoming them to Kings Charter.
ACC Applications And Signatures
Please remember that all ACC applications must obtain approval
from the committee. When one of your neighbors asks you to sign their
Architectural Control Committee application, they are only notifying
you of their intent to make changes. It is up to the ACC to determine if
the resident has enough information to proceed with their project.
The last day of the month is the last day to submit Architectural
Control Committee applications. The committee meets on the second
Tuesday of the following month to review submitted applications. If
you are applying for a change, all affected residents surrounding your
property must sign the application. If you plan on removing trees, you
must also apply.
If you are building an addition to your home or adding a shed, deck,
play set, paver patio or walk way, fence or landscaping, it would be best
if you attend the meeting, in the event the committee has any questions.

NO Burning in Kings Charter
The Hanover County Fire Marshal has informed the Clubhouse that Kings
Charter is considered a high density area and the burning of leaves is not
allowed. Container burning is only allowed for cooking and heating.

We have many items at the Clubhouse that have not been claimed.
If you are missing keys, sporting equipment, or a host of other items,
please check with us. We will soon be disposing of the articles that we
have had for a long time.

SAFETY FIRST!
Please be mindful that residents are out and
about walking, running and riding their
bicycles. The safe driving speed throughout
the neighborhood is 25mph.
Residents, if you are out past dark, we
recommend you wear light colored or
reflective clothing so you can be seen.
REMINDER:
It is unlawful for dogs anywhere in Hanover County to be
running off their property without being leashed. Each dog needs
a current Hanover County license tag affixed to their collar.
If you see a dog running at large, please call Hanover County
Non-Emergency Communications at 365-6140. Any dangerous
animal should be reported by dialing 911 for immediate
assistance.
The number for Animal Control is 365-6485.
REMINDER: Please be aware of leaving yard tools out in
your yard. We have had several residents share that their items
have been taken. Also, always bring your valuables inside and
lock your car doors.
***REMINDER***
There is to be no bike riding, skate-boarding, street
hockey or roller-blading on any of the tennis courts.
Kids have been playing on them frequently and we
consistently have to ask them to leave.
PARENTS– Please instruct your children to not play
on any of these courts. They have recently been resurfaced.

Please remove your trash cans and recycling bins from the street after pickup and return them to a concealed location on your property or store them to your garage
Skateboarders and bicy-clists: Stay close to the curb if you are in the street and move over and let moving vehicles pass by
No leaves, tree limbs or sticks are to be dumped into the lake or on common area or easements
No playing of soccer or lacrosse on the tennis courts. The tennis courts are only for the use of playing tennis. Bicycles, skate- boards, scooters and roller blades are also not permitted on the tennis courts.

right click) when reading the Newsletter and you will be directed to their

The Atlee Branch Library has so many activities for all ages. There
are computer classes, crafts, game and movie nights and much
more. Go see what is available in 2018. You will be pleasantly
surprised.

Selling your home? Don’t forget to order a Disclosure Package
Homeowners sometimes ask if it is necessary to provide the purchaser with a
disclosure package when selling their home. The
answer is YES! State law requires it. By law, the
disclosure package gives the purchaser a copy of all
governing documents, policies, financial informa-
tion, insurance coverage for the association, etc. In
addition, it provides the purchaser with information
specific to the home they are purchasing, such as
the current assessment balance and any outstanding covenant violations at the
home. If you need to order a disclosure package you can do so by logging onto
www.communitygroup.com. Select “order resale documents” from the
selection options at the top of the page.

If you did not already know, Kings Charter has a Facebook Group!
The group is dedicated to the owners and residents of Kings Charter and is
designed to provide a safe and secure social networking site for all owners and resi-
dents. Any owner or resident who is not currently a member of the Kings Charter
Facebook Group can request to be added by sending an email to the Clubhouse at
Clubhouse@kingscharter.net. Please include your name and address and indicate
if you are an owner (or immediate family member of the owner if it is your permanent
address) or if you are a renter. If you are a renter, please include the owner’s name.

The primary purpose of the Kings Review is to communicate
Association news and information to the membership. The secondary
purpose is to enable members to convey their family oriented
goods and services to each other. Advertising is available
to Association members in good standing, according to their

and of business card size.
