Its hard to compare condos.

EVERY YEAR, WE RECOGNIZE
innovation and excellence in the
land development and homebuilding
industry through our annual BILD
Awards program. In April we will
present 48 awards to members who
are raising the bar in the marketing,
designing, planning and building of
communities across the GTA.
Our awards program also has an
extra special accolade the Peoples
Choice Award. It recognizes the best
new home development project of
the year in the GTA and the winner
is chosen by the public through an
online voting process.
You can vote at bildpca.ca until
April 6. The website features the
full list of fi nalists, project names
and locations, the builders, a short
description and images.
The eight projects vying for the
title were shortlisted from the BILD
Awards fi nalists in the Mid/High-Rise
Project of the Year and Low-Rise
Project of the Year categories.
Projects range from a townhouse
development in Torontos Queen
West neighbourhood that is appealing
to millennials, to a highrise building
with lobbies designed by a fashion
icon, to a premier four-season resort
on Lake Simcoe.
Competing for the title of
Peoples Choice is the Art Shoppe
Lofts and Condos, a 28-storey
building by Freed Developments
and Capital Development with
lobbies designed by fashion icon
Karl Lagerfeld at Yonge Street and
Eglinton Avenue. Another finalist is
East United Condos by Signature
Communities, which will bring 289
new homes including townhomes
to King and Berkeley streets. The
nine-storey J. Davis House by
Mattamy Homes and Biddington
pays homage to the history of
Davisville Village and the Lighthouse
Tower at Daniels Waterfront
City of the Arts by The Daniels
Corporation is a 45-storey building
designed with unique artistic
aspects inside and out.
Also vying for the title are
35 Wabash, a new four-storey
building in Torontos Roncesvalles
community by Zinc Developments
and a townhome community by
Great Gulf Homes called Brockton
Commons that appeals to millennials
in the Queen West neighbourhood.
Simcoe Countys new four-season
resort, Friday Harbour by Geranium
Corporation and Pemberton Group,
is another fi nalist and so is Kennedy
Manors, a development including
132 town manor homes by Kylemore
Communities near Unionvilles
historical Main Street.

WHEN IT COMES TO investing in
condos, not all projects are created
equal. Some are more profi table
than others, some provide investors
excellent return on investment, while
others do not. So, how do you know
what to look for when choosing a
condominium to invest in?
While there are hundreds of factors
to consider when picking the right
project, here are four tried and true
ingredients for a successful condo
project to invest your money:
1. Multi-phase projects
Projects that are not just one-o
buildings, but rather contain multiple
buildings rolled out over time as
part of a bigger master plan, are
great for investment. If the project is
successful at the start, prices always
go up for subsequent phases. Getting
in early in a multi-phase project is a
proven method of making money in
condo investing. Some well-known
examples of multi-phase projects
and communities include Cityplace,
Liberty Village, the Distillery District,
and more recently, the revitalization
of Regent Park.
2. Location with upside potential
While its hard to go wrong when
you invest in an established triple-A
location like Bloor-Yorkville, anywhere
near Yonge Street or King West, often
it takes a little more foresight to see
the greatest opportunities are in
areas that are still in transition. Ten

King and Bathurst. Now this area is
one of the hippest and hottest in the
city. Today for example, the east side
of downtown is much cheaper on
average than the west side, which
provides an excellent opportunity
to invest.
3. Areas with high rental demand
When evaluating potential condo
buildings to invest in, be sure to
study the rental market in the
immediate vicinity to see how much
demand there is to live in the area.
Look especially for two things: are
rents increasing, and how many
days on the market does the typical
rental listing last? Areas with rapidly
increasing rental rates and low time
on the market are more likely to
outperform other areas. One area that
has a strong rental market right now
is Yonge and Eglinton.
4. Developer history
On this point, Im not referring to
whether the developer has a solid
history of building good product
and fi nishing on time (while that
is important). Im referring to their
history with their investor buyers.
The best condo projects for
investment are often those where
the developer understands and
puts a high value on the role of the
investor buyer in the sales process.
They reward their early investors
with great prices, and this translates
into strong asset appreciation by the
time the building is complete.

Hot pink + jet blackOne strong colour deserves another. You dont want the
room to look unbalanced, so to counteract the boldness
of a hot pink, introduce another powerful colour such as
black, which will even everything out.
Keep in mind that the pink doesnt always need to be in
the paint. The black can also be in the upholstery, such as
black leather club chairs. The nish that would work well
here would be a rich looking type of natural wood, such as
zebra wood.
Medium pink + light greenWould you ever upholster your dining chairs in solid pink
fabric? Well, I would! Lavish looking crushed velvet paired
with a neutral wall treatment such as grasscloth with a
subtle hint of green in it looks really striking. A touch of
gold will take the look up to the next level such as with
Tom Dixons gold Etch Pendant Lights.
Soft pink + dark blueHave you thought about using pink on the ceiling? Deep,
dark blue painted walls, like Benjamin Moores CC-964
Blue Grotto, paired with 2085-60 Pink Petals as an accent
colour for the ceiling looks really classy. This combination
works particularly well for a bathroom. Re ective surfaces
can help make a space more mature looking. Introduce a
copper element into the mix.

VICTORIAS FAMILY CALLS THEMSELVES THE UNLUCKY, LUCKY ONES. After four-year-old Victoria fell down the stairs, she was lucky to have a successful surgery at The Hospital for Sick Children (SickKids) and incredible support from her family and SickKids staff by her side.
Prior to the incident, Victoria was a healthy child. She was happy with her daily routine - going to her grandparents house with her brother, Alexander, until her mom, Evelyn, came to pick her up from work.
One evening, Victoria suddenly collapsed out of her uncles arms and fell down the stairs at her grandparents house. After she started vomiting at her grandparents house, Evelyn called the paramedics to take her to SickKids. The emergency room ordered an immediate CT scan and an MRI the next morning for a closer look. The scans revealed a brain tumour, later diagnosed as a juvenile pilocytic astrocytoma (JPA), even though Victoria never experienced any symptoms prior to her fall. JPAs are one of the most common childhood tumour, but are usually identified following symptoms like headaches, vomiting and difficulty with muscle coordination. Luckily, SickKids houses one of Canadas largest paediatric neurosurgical units specializing in treating children affected by brain and spinal cord illnesses such as brain tumours. Two weeks after the incident, on February 25, 2014, Victoria had surgery to remove the tumour. During
the surgery, doctors found a cyst above the tumour, which they also successfully removed.
Although Evelyn and her husband, Peters journey at SickKids was scary, Victoria seems to associate the hospital with chocolate milk. While fasting on the morning of surgery, she asked her dad if she could have some, but he told her the chocolate milk cow was still sleeping. Only five hours later, Victoria woke up in the Intensive Care Unit and asked for the chocolate milk, her mind sharp as ever.
From when she fell until she went into surgery, Evelyn and Peter were concerned and had many unanswered questions about their daughters condition.
The support system at SickKids was incredible. Sometimes the doctors would answer our sudden questions within minutes over email, Evelyn said.
Since the surgery, Victoria visited SickKids six weeks later for a check-up. Since she has made a full recovery, she only needs to visit SickKids every six months for follow up appointments.
Evelyn describes Victorias fall as one of the scariest moments of her life. Although Victorias condition was bad luck for the family, the successful surgery and recovery along with the supportive staff at SickKids shows how lucky they really are.

mortgage rates. But if you already
own a home, how can you take
advantage of lower rates?
You can break your mortgage and
refi nance it at a lower rate, but there
are pros and cons of doing this.
Advantages
There are a number of benefi ts of
refi nancing your mortgage, including:
Lower payments/interest costs: A lower interest rate on your mortgage
could mean your payments will be
lower and youll likely pay less in
total interest than if you were to
keep your current rate. Try ratehub.

Pay o your mortgage faster: If youre making more money than
when you bought your home, you
may decide you want to pay o
your mortgage at a faster pace. You
could do that by shortening your
amortization period.
Access home equity: If youre considering purchasing an investment

in your home (thats the value of
your property minus your mortgage
balance) to help pay for either.
Consolidate debt: If you have any other debt, such as a credit
card balance, a car loan, or a line of

to save a lot of money, there are also

Mortgage prepayment penalty: If you have a variable-rate mortgage,
youll only have to pay three months
interest. But if you have a fi xed-rate
mortgage, your prepayment penalty is
the greater of three months interest
or the interest rate di erential (IRD).
To determine the IRD, lenders look at
the mortgage rate you have currently,
the number of months left in your
term, the rate they could charge
you for a new mortgage term similar
in length to the remainder of your
term. You can estimate the penalty
youd have to pay using ratehub.cas
mortgage penalty calculator.
Mortgage discharge fee: If you decide to use a di erent lender, youll
have to pay a fee to discharge your
mortgage from your current lender.
Lenders set their own fees, which
can vary by province. These fees are
typically in the $200 to $350 range.
Mortgage registration fee: You have to pay a mortgage registration
fee whether youre staying with or
leaving your current lender. Your
lender removes the current mortgage
amount from the title on your home
and re-registers it with a new mortgage
amount. This fee is usually around $70.
Legal fees: Youll have to consult with a real estate lawyer when
refi nancing your mortgage. He or
she will check your mortgages
terms and conditions, register your
new mortgage, and do a title search
to ensure there arent any liens
against your home. Legal fees for
refi nancing your mortgage can be
in the $700 to $1,000 range. But if
your mortgage balance is more than
$200,000 and you want to switch
lenders, your new lender may pay
these fees.
While large lenders may soon start
o ering lower rates and you could
pay less if you break your mortgage,
its best to do some research to fi nd
out whether or not youll benefi t.

ENTERTAINING YOUR CHILDREN with
something fun, yet educational, is
a di cult feat many parents face
especially in downtown Toronto.
The Childrens Discover Centre,
located at 5 Strachan Ave. in Liberty
Village, is the fi rst of its kind in
Toronto a childrens museum
that facilitates play-based learning.
The 20,000-sq.-ft. space features
10 DiscoveryZones, designed by
early childhood educators and
teachers, that stimulate and provide
informal learning experiences by
encouraging kids to explore, create
and use their imaginations.
CEO and Founder Jeanhy Shim,
who also works as a consultant for
real estate developers, launched the
pilot in May 2015. The next step is
to fi nd a permanent home for the
centre. To do so, Shim has launched
the 20,000 Bricks Campaign.
Her goal is to sell 20,000 bricks at
$25 each. Each person who buys a
brick will have their name etched into
one of the bricks in the permanent
location. If you sell 250 bricks,
your name will be added to an art
easel; 500 bricks will get your name
engraved in a bench; and, if you sell
1,000 bricks, an entire room will be
named after you.
While the centre is unique to
Toronto, the concept has been
widely embraced in other North
American cities. In fact, Shim was
fi rst inspired after visiting the Bay
Area Discover Museum in San
Francisco with her nieces and
learned that there are 200 childrens
museums throughout North America
in cities like Boston, Chicago, New
York, Winnipeg, Saskatoon.
Years later, after having a daughter
and raising her in the city, Shim

noticed that a growing number
of families were opting to live
downtown, and they outnumbered
the citys family-friendly amenities.
The idea of introducing a childrens
museum in Toronto, which was
planted years ago in San Francisco,
was reignited.
According to Shim, I live
downtown and I see that there is
a baby boom going on... I believe
growing a city is not only about
condos, o ces, retail, and bars,
its about having family-friendly
infrastructure as well parks and
schools, and places for kids to go.
So why did Shim decide to launch
the centre as a pilot? My rationale
was lets get it out there and prove
it lets prove it to the government,
lets prove it to media and the
corporations that people need
this. And then once we have this
ammunition, it makes us stronger for
the next stage which is where were

that this is something that the city
needs, explains Shim. So, when
a vacant building (which is slated
for demolition for a new condo)
was o ered for temporary use by
Build Toronto, DiamondCorp and
Garrison Point, Shim jumped at
the opportunity.
With the support of SkyGrid
Construction, and a team of early
childhood educators, Shim has
stacked an incredible amount of
proof, and the demand has proven
to exist. Since its launch, more than
40,000 people have visited the centre
approximately 13,000 families.
The goal for the new location is to
have a large outdoor space, and two
20,000-sq.ft. spaces; one for kids
six and under, and the other for kids
seven to 12.
