• Many of the Orders in council enacted since March continue to be in effect.

• Public gatherings still limited to 50 (indoors) and 100 (outdoors) for areas in Stage 3

• Certain facilities reopening with restrictions (casinos, gyms, stores)

• Real estate agents are allowed to hold open houses

• We are all in Stage 3 now: at least for another 4 weeks

CondoAdviser.ca

• Masks in “enclosed public spaces” (which includes condominium common elements) have been mandated by various municipalities:

• Toronto, York, Peel/Brampton/Mississauga, Burlington, Hamilton, Ottawa

• Main features:

• Responsibility of owner/operator of enclosed public spaces to follow bylaws;

• Mandatory signage;

• Exemptions.

• Differences

• Enforcement (verbal reminder vs. asked to leave);

• Requirement to enact policy;

WHEN IS MY AGM? CAN I HOLD IT VIRTUALLY?

CondoAdviser.ca

• When must we hold our AGM?

• Bill 195 ended the Emergency Period on July 24, 2020;

• Corporations whose fiscal years ended during the emergency have 90 days from July 24 to hold it (or, in some cases, 120 days);

• There is a helpful chart on the next slide.

• Can we hold our AGM virtually?

• If you do not have a virtual meeting/voting bylaw, the deadline to hold a virtual meeting is November 21, 2020 (which is a Saturday!)

• Meeting paralysis

VIRTUAL MEETINGS IN PRACTICE (Sean/Graeme)

CondoAdviser.ca

• Benefits:

• Efficient, informative, transparent and better prepared

• Drawbacks

• Owners/board intimidated by the technology; owners without computer access

• Tips and Tricks

• Set clear housekeeping/ground rules;

• Make sure owners are given opportunities to fully speak;

• Clear instructions need to be sent to owners and provided at meetings.

SAFELY OPENNING AMENITIES

CondoAdviser.ca

• Are Condos Opening Amenities or Keeping Them Closed

• What is being opened?

• Legal Recommendations

• Analysis when deciding to reopen

ONLINE BOOKING OF YOUR AMENITIES

CondoAdviser.ca

• Gyms are still a “high risk” activity. The province recommends:

1. Proper signage to remind the users of proper hand hygiene and health etiquette;

2. Providing alcohol-based hand rub;

3. Removing all equipment that cannot easily be cleaned or disinfected;

4. Encouraging patrons to bring their own equipment, and limiting the sharing of equipment;

5. Increasing cleaning frequency;

6. Cleaning equipment between each users;

7. Decreasing touch points (such as keys, lockers, etc…)

8. Ensuring physical distancing; Consider putting signs and cues up or on the floor, and consider increasing distance for high intensity exercise with rapid inhalation and deep exhalation (such as … AGM and board meetings?);

9. Implementing staggered schedules, considering online booking, blocking time to clean the facilities;

10. Improving ventilation systems and avoiding air recirculation.

• Cleaning schedule

• Contact / tracing and online booking

• Signage, physical marking, barriers, floor plans
