Suburban Residential This area is predominately characterized by newer single family home subdivision. These areas will be characterized by enhanced street and pedestrian connection opportunities linking them to downtown and the rest of the study area.
Investment Residential These neighborhoods are located in close proximity to Downtown and will provide opportunities for aggregated redevelopment with a variety of housing choices including, attached and detached housing. These areas once infi lled and redeveloped will resemble the hedgewood development.
Established Infi ll ResidentialThese neighborhoods will contain to maintain and enhance their existing character of well defi ned established neighborhoods with newer residential infi lling on existing lots with either single family or multifamily units where appropriate. The existing tree canopy will be preserved, increased pedestrian connections will be provided. The established grid street network will be enhanced and connected when possible.
DowntownThe downtown is characterized by a mix of civic, cultural, retail and offi ce offerings with residential uses on the upper fl oors of commercial buildings. The district will is demarcated by distinct architectural features, unifi ed streetscapes, and preserved historical assets. The district will have clearly defi ned entryways.
Natural AreasWill maintain predominately in their natural state or be brought back to their natural state to serve as areas for active and passive recreation purposes and buffer areas.
Gateway CommercialGateway commercial are characterized by historical sprawled, large lot commercial centers serving vehicular trips which will be refi ned to have distinct boundaries, single access points, unifi ed themes and retrofi tted to accommodate higher density mixed use developments. Approach will be both pedestrian and vehicular based on mobility enhancements to the site along with increased neighborhood connectivity.
Redeveloping Areas These areas will be characterized by master planned communities either characterized by traditional residential neighborhood development (small lots, grid street network, alley or on street parking, shallow front yard setback, front porches, and an active pedestrian environment) located within walking distance to amenities and services with large areas set aside for preservation and public park space.
