Buying your first house can be very exciting. But financing your home purchase can be a daunting experience. In both cases, do your research and shop carefully to ensure you find exactly what you want and need.
Deciding how much to spend on your home and which type of mortgage will work best for you – as well as understanding the settlement process – can be confusing. However, there are many sources that can help you get prepared well before you step foot into a sales office, model home or open house.
• Get familiarwith the lingo.Visitwww.nahb.org/forconsumers formortgagebasics,ahome buyer’s dictionary and information on financing, insuring and settling on your new home.
• Figureoutwhatyoucanactuallyaffordtopayonamonthlybasis.Whendeterminingthe monthly payment you can afford, remember that, in addition to the monthly principal and interest, you will also be paying into escrows for property taxes, hazard insurance and possibly a homeowners or condominium association assessment. You have more knowledge about your living expenses than a lender. Hold firm with that number and don’t be tempted to agree to an amount higher than what you are comfortable spending. Mortgage calculators are a great way to figure out what your monthly payments would be based on interest rates and down payment amounts. Calculators can be found on mostreal-estate-focusedWebsites,includingnahb.org.
• Pay down your debts. Debt that you carry on your credit cards will limit what youqualify for from a lender. lenders want to see a total debt service ratio that is less than 40 percent of your monthly income.
• Attendafirst-timehomebuyingseminarortalktoacreditcounselorwhodoesnotworkfor a lender. You can research your options without being influenced by someone who has a financial interest in the home or loan you choose. The U.S. Department of Housing and Urban Development (HUD) offers free housing counseling and seminars; visit www.hud.gov for more information.
• HUDalsohasahandybookletonitssitecalled“BuyingYourHome:SettlementCostsandHelpful Information.” It describes the home buying and settlement process and explains most of the expenses you will encounter. It is free and most lenders are required to pro-vide their loan applicants with a copy of this document under the real Estate Settlement Procedures Act (rESPA). However, you will be able to shop more wisely for settlement services if you have read the pamphlet before you visit a lender.
•Whenyouhavedoneyourresearchandarereadytomoveontothenextstep,visitalender, understand the loan choices that would be available to you, and, once you’ve determined the most suitable loan, get pre-approved for that loan. Since you will already know how much money you can borrow, you will know what price range you should be looking at and can move quickly if you are bidding on a house that has several inter-ested buyers. A lender’s pre-approval would still be subject to a final verification of your credit and a satisfactory appraisal, but it’s a big step toward becoming a homeowner.

The "Not-So-Obvious" Benefits of Buying New

Prospective home buyers have the choice of two types of houses on the market: resale or new.
Home buyers planning to buy a brand-new house or condominium often cite energy-efficiency, open layout, a warranty, and being able to select appliances, flooring, paint colors and other design ele-ments as factors driving their choice.
But builders say that buyers can be drawn to a new house for reasons that aren’t so obvious. Below are a few more benefits of a brand-new home that you may not see in the sales brochure.
Building a Communiity Together
A brand-new community is one of the built-in benefits of many new homes. When families move in to a subdivision at the same time, often lasting bonds of friendship and neighborliness are formed right away. Nobody is the “new kid on the block,” and many home builders host community block parties in new developments to help owners meet and connect. Popular amenities like pools, walking trails and courts for tennis and basketball offer additional opportunities for interaction among neigh-bors of all ages. Often new communities are comprised of home owners in the same stage of life, such as young families or active retirees, so neighbors can get to know each other through carpools, PTA meetings, tennis matches or golf games.
Entertaining
Throwing a party in an older home can be a challenge because smaller, distinct rooms make it difficult to entertain guests in one large space. Builders are responding to today’s homebuyer preferences with layouts featuring more open spaces and rooms that flow into each other more easily, like the popular great room. While you are in the kitchen preparing dinner, you can still interact with guests enjoying conversation in the family room without feeling closed off. The feeling of spaciousness in today’s new-home layouts often is enhanced the higher ceilings and additional windows that bringing in more light than you would find in an older home.
A Clean Slate
For some buyers, parking the car in a sparkling-clean garage or being the first to cook a dinner in a brand-new kitchen is part of the appeal of new construction. In addition, you won’t have to spend time stripping dated wallpaper or repainting to suit your own sense of style. You can create your own home décor from the get-go!
The advantages of being the first owner of a home extend to the outdoors. Instead of inheriting incon-veniently or precariously placed trees, or having to tear up overgrown shrubs, you can design and plant the lawn and garden you want.
Outlets, Outlets Everywhere!
Homes built in the 1960’s and earlier were wired much differently than houses today. Builders had no way of anticipating the invention of high-definition televisions, DVrs and computers that we enjoy today—and the very different electrical requirements they would introduce. New homes can accom-modate advanced technologies like structured wiring, security systems and sophisticated lighting plans, and can be tailored to meet the individual home owner’s needs.
Anyone who has ever lived in an older home can also attest to the fact that there are never enough outlets, inside or out! New-home builders plan for the increased number and type of electronics and appliances used by today’s families, so you can safely operate a wine cooler, Christmas lights or your computer.

Improve Your Home’s Energy Efficiency with Technology?

More and more, home buyers are looking for ways to incorporate home technologies that increase the long-term value of their house but also provide convenience, safety and comfort. These days, energy management tops the list of desired features in new homes, according to a recent survey by the National Association of Home Builders (NAHB).
NAHB’s 2007-2008 consumer preferences survey of more than 2,300 recent and pro-spective home buyers examined the features, products, amenities and layouts preferred in a new home.
In the home technology features category, the number one choice among respondents was energy management at 61 percent – up from 45 percent in 2004. Also ranked highly in this category were multi-zone heating, ventilation and air-conditioning (HVAC), lighting controls and home theatres.
Staying in the home technology features category, three of the top five most-wanted technology features – energy management, HVAC and lighting control – also provide energy-efficiency. By incorporating the following technologies, home owners can save money on their utility bills:
•AutomatedHVACsystemscanmaintainamoreenergy-efficienttemperaturewhilethe home owners are away at work, but switch to a more comfortable temperature prior to their arrival home. Zones can also be created to heat or cool only the areas most used by the occupants, keeping other areas, such as guest bedrooms, shut down until they are needed. According to Energy Star, a joint program of the U.S. Environmental Protection Agency and the U.S. Department of Energy, programma-ble thermostats can save consumers about $180 per year in energy costs.
•Waterheaterswithatimercanbeturnedoffwhentheoccupantsaretraveling,thencan turn on and begin heating the water in preparation for their return home. Tankless gas water heaters – which only activate when residents start to use hot water and immediately de-activate when they are done – are also a great option and can reduce water heating costs up to 35 percent annually.
• Lightingcanmakeup10 to20percentof the total electricalusageof thehome.Installing an automatic dimmer, which adjusts to the homeowner’s needs based on time of day or occupancy, will lower electricity bills and increase the life expectancy of light bulbs.
•Blindsanddrapescanbeprogrammedtocloseduringthehottestpartofthedaytoblock out the sun; keeping the house cooler. In the colder winter months, they can open up to allow the sun in to warm the house, which helps regulate the room tem-perature.
By incorporating technologies that help make your home operate more efficiently, Energy Star estimates that home owners can save $200 to $400 annually on their energy bills.

MOLDING is found both on the interior and exterior of houses. It is the wood, metal, plastic or plaster trim used around windows and doors, at the tops and bases of walls, along cornices, and for other decorative details. BASE MOLDING is a decorative band or finish board that is used to cover the joint between the wall and the floor; it is also sometimes called baseboard. CROWN MOLDING is a decoration used to cover the area where the wall and the ceiling intersect.FLASHING is sheet metal or plastic used to cover joints and openings in exterior sur-faces of the house to protect against water leakage.FRAMING is the structural skeleton of the house, usually made of beams, studs and joists.BEAMS are members used to support the structure. CENTER BEAM is a member that runs the length of the first floor of a house and sup-ports the house structure above it. COLLAR BEAM is a horizontal member in the roof that provides structural strength by connecting opposite rafters. STUDS are the upright wood or metal members used to form the walls and partitions. JOISTS are the horizontal parallel beams that support floors and ceilings.CORNICES are found on the exterior of the house. They are the structural trim that is used to cover the area where the roof and the wall meet. SOFFIT is a special type of cornice that covers the exposed underside of a projecting house part, such as the exposed underside of part of your roof that extends beyond a wall of your house. EAVES are the edges of roof that run parallel to the ground. You put gutters along the eaves to carry off rainwater and snowmelt from the roof.RAFTERS are the structural members that form the legs of the triangle created by the framing. RIDGE BOARD is the length of lumber at the peak of the roof to which the upper ends of the rafters are fastened. GABLE is the triangular end wall of a house that extends from the eaves to the peak of the roof. (A famous house in Salem, Massachusetts has seven of them.) DORMER is a projection built out from a sloping roof as a room extension or for a window.Not all houses have all of these features, and there are many house features that are not described above. When You Build or Remodel Your Home
Homebuyers and homeowners can be excused for not knowing the names of all of the parts of a house. A typical house contains more than 3,000 different components. You may hear people throwing around terms such as soffit, cornice and joist without knowing exactly what they are.
Some of the names for house parts have made their way into common English usage in a non-housing context. For instance, most people know the term "eavesdropper" for someone who listens in on someone else's conversation. One also finds house parts in people's names, such as the actor Clark Gable or tennis star Patrick rafter.
Here's a primer on some of the components of a typical house from John A. kilpatrick's book Understanding House Construction, published by the Home Builder Press of the National Association of Home Builders.

To survive, we breathe in oxygen and then exhale carbon dioxide and water vapor. In the same way, your house needs to breathe to provide you with a healthy home. Your house needs to bring in fresh air for its occupants. It needs to exhaust water vapor generated by occupant activities. When you open your windows, outside air can enter you house. kitchen and bathroom exhaust fans exhale water vapor and stale air from your house during periods of high moisture producing activities. If your house has an air exchanger, e.g. a heat recovery ventilator (HrV) or continuous fan, this also helps your house to breathe. The HrV inhales fresh outside air and exhales stale house air.

let me say this right upfront. as a long-term investment, homeownership is STIll one of the best investments for individual households. “Why” you may ask? after all, the headlines say the housing market is down and out, with defaults rising at an alarming rate, and mortgage markets so frozen that buyers can’t get a home loan at any price. What buyers need to realize is that housing markets, like all markets, inevitably have their ups and downs. and homeownership has a track record that is virtually unmatched by any other purchase in terms of its real benefits.Despite the turmoil in mortgage lending, if you have good credit, a job and steady income, you will find there is still plenty of mortgage credit to be had at good rates. For well qualified buyers, rates are running at about six-and-a-half percent, which is a very good range on a historic basis.another thing to keep in mind is that there are a lot of homes for sale, more than there have been in a very long time. That means you have a great selection from which to choose and should have no problem finding exactly what you’re looking for — and, you’re in very good position to negotiate a good deal.Once again, it’s important to understand that the long-term fundamentals for housing remain positive. look at anticipated population and household growth; consider the increasing scarcity of available land in metro markets where jobs are located and where people want to live. Over time, these factors will help drive up the value of housing.One more thing to consider: To make the argument that prices will keep going down, you have to believe that the cost of building a home is going to go down. That won’t happen. land, material and labor costs will only keep get-ting higher. So the price of new homes will increase overall, and the price of existing homes, due to market competitiveness, will go up as well. a home should first and foremost be a place in which to live and raise your family. Too many people in the recent past got carried away with the idea of making a quick buck by purchasing a home or condo and then reselling it right away at a profit. Those days are long gone. Questions to ask beforehiring a contractor for your building
or remodeling project How long have you been a contractor? Do you have references? Do you have liability insurance? Have any complaints been filed against you? What is your role in the company? Will you be my contact on this project or will it be someone
else? Do you participate in a local trade association? are you involved in any local civic organizations
(e.g., chamber of commerce)?Your building or remodeling project is important. You want the highest quality product, which you can only expect from licensed contractors. Talk to prospective contractors to find the person who is right for your project.
Ask for estimates ask for a written estimate of the work to be done based on a set of plans and specifications. This is a time-consuming process for the contractor, so you should be prepared to pay for this package.
apples to apples Make sure that you're comparing apples to apples. Estimates from different contractors need to be based on identical project specifications. Make sure each bid includes everything you’ve asked for. change orders (that is, changes to your project after you’ve begun) can be very expensive.
Should I make my decision based on price? conventional wisdom states that you should "get at least three bids" before hiring a contractor. But it's a mistake to let price alone drive your selection. If you like a contractor and are confident that he would do a good job, don't automatically switch to another contractor (who may not rank as high in customer service, compe-tence, communication, etc.) if the estimate is more than you can afford. You may be able to scale down by making a few modifica-tions - using quality stock rather than custom designed cabinets or selecting less expensive appliances or fixtures.
