As promised we have a whole new look for 2014
and beyond! These changes have brought new
ways to keep in touch with us. We are excited
to announce that we have launched three
social media platforms. Follow us on Twitter
(@BOMACle) and also join the BOMA Greater
Cleveland groups on LinkedIn and Facebook. We
have been updating them regularly for the last
several weeks.
This year is going to be full of changes. We have
our brand new event (Vertical) in April and have
an awesome Centennial Celebration planned for October. We are also doing
away with our weekly BOMA Bulletin that had previously been emailed every
Friday; instead, we will have a monthly Bulletin with more information and
meatier articles.

BOMA Internationals Winter Business Meeting and National Issues Conference for 2014 took place in Washington
DC, from February 2-5. Every Opportunity to Succeed was unveiled as the theme for this year. On the nal day of the
conference BOMA members from across the country visited Capitol Hill and met their local Congressional representa
tives on various issues affecting the commercial real estate industry (see separate story on page 11).
One of the biggest takeaways from the conference was an update on the advocacy work on codes that BOMA Interna
tional has taken the lead on. Their efforts resulted in savings to the commercial real estate industry of over $3.50 per
square foot. Some of the victories included prohibiting all existing buildings over 5 stories tall to install and/or update
reghter air breathing replenishment systems, retrotting of all electronic leak detectors on all plumbing xtures and
major truck water pipers, and mandatory installation of a radon reduction system in EPA-designated high radon prob

BOMA Greater Cleveland turns 100 this year! We are only
7 years younger than BOMA International our umbrella
organization. There are numerous changes that we are
implementing as we approach this milestone, but many
things will remain the same. For example, you will continue
to receive the best advocacy, professional development and
networking available. You will still receive top news and action
items, but we will be changing the way that we send that information to you.
In order to serve you best, please keep us posted of changes in your life promotions,
new jobs, address, phone number and email. We try not to inundate you with email
you should expect the BOMA Bulletin to arrive near the middle of each month and
meeting invitations once or twice a month. We will also send the occasional email to
remind or inform you about certain things, for example, road closures or approaching
deadlines.
Shifting gears, I would like to encourage you to participate in the EER survey which
is now open. Did you know that unaudited 2013 yearend nancial statements
are acceptable? Everyone that contributes their data receives a FREE expense
performance comparison on your building, priority access to 2014 EER reports,
save 25% or more on all EER product purchases and recognition for BOMAs 360
Performance Program.
Finally, the 2014 Membership Dues deadline was January 31st. If you have misplaced
your invoice please let us know. Dont let your BOMA membership lapse, you will miss
too much! I hope to see you at a BOMA General Membership Meeting, EducationalSession, Ask the Expert Program or a Happy Hour this year. If you have a topic for
consideration be sure to call or email me and we will take it from there.

Committee Connection
BOMA Bravo! Bravo!
Associates Council Chair Chris White (Boak & Sons Roong) convened the committee
this month to continue nalizing plans for BOMA Greater Clevelands inaugural
Vertical event. More information on Vertical can be found on page 3.
Centennial Task Force Members met in November and February to continue
planning BOMA Greater Clevelands 100th Anniversary Celebration that is scheduled
for October 11th. More details will be coming soon!
Emerging Leaders The group, led by Chair Alan Hazzard (KeyBank Corporate Real
Estate Solutions), took a tour of Progressive Companies Campus I in Mayeld Village
earlier this month. In December the group heard presentations from Emerging Leaders
in the suburban market and had a group discussion about corporate responsibility.
Congratulations Lindsay Hach (Inland American Ofce Management) was awarded
the MVP (Most Valuable Property Manager) for 2013 by Inland American Ofce
Management.
Congratulations - Rich Estremera, FMA, (KeyBank Corporate Real Estate) became a
grandfather to Jordyn Rakosy. Jordyn was born on January 7th.
Congratulations Chris Yagersz, CPM, (CBRE) was named by the Northern Ohio
Chapter of the Institute of Real Estate Management (IREM) as the Certied Property

The International Property Measurement Standards
Coalition (IPMSC), of which the Building Owners and
Managers Association (BOMA) International is a
member, has launched a public consultation on the new
International Property Measurement Standard (IPMS)
for ofce buildings. The three-month consultation,
closing on April 4, 2014, is calling for real estate ofce
sector practitioners and stakeholders to contribute their
expertise to the new standard. The standard, produced by
the IPMSC Standards Setting Committee, is the rst of its
kind and will provide a common language for measuring
ofces across international markets, beneting real
estate practitioners including investors, lenders, agents,
valuers and occupiers.
The IPMS will ensure that property assets are measured in a
consistent way, creating a more transparent marketplace,
greater public trust, consistency in the reporting of
property size, stronger investor condence and increased
market stability. At present, the way property assets
such as homes, ofce buildings or shopping centers
are measured varies dramatically from one market to the
next. With so many different methods of measurement
in use, it makes it difcult for global investors, occupiers
and tenants to accurately compare space. Research by
global property rm Jones Lang LaSalle suggests that,
depending on the method used, a propertys oor area
measurement can deviate by as much as 24 percent.
Strengthening public accountability of the IPMSC, the
coalition can now announce the appointment of a
Board of Trustees. Members from each of the coalition
organizations are represented on the board, chaired by
Ken Creighton (RICS), with Vice Chair Lisa Prats (BOMA
International) and Secretary General Jean-Yves Pirlot
(CLGE). The coalition also conrms a number of new IPMS
members joining the coalition. Property Council of New
Zealand (PCNZ), Asian Non-Listed Real Estate Vehicles
(ANREV), Assoimmobiliare, National Society of Professiona
Surveyors (NSPS) and Japan Association of Real Estate
Agents (JAREA) have committed to the standards program
bringing the IPMSC to 28 organizations.

National Issues ConferenceContinued from page 1
BOMA International also showcased some things to look
forward to: over 800 healthcare real estate professionals
are expected to attend the 2014 BOMA Medical Ofce
Buildings (MOB) Conference in Nashville, TN. Some more
big news regarding the MOB: Cleveland will host the
conference in 2015! BOMA International is also conductinga communications audit to improve and streamline overall
communications to members and local associations.
Traveling from Cleveland were: Chairman Bill McCarthy, RPA,
FMA, SMA, Brian Cappelli, RPA, a Board Director and a current
member of BOMA Internationals Executive Committee,

Terrorism Risk Insurance: In the aftermath of 9/11 manyowners of commercial properties were informed by theirinsurance providers that terrorism would be excluded from their
policies. Without terrorism insurance it is difcult, and perhaps
impossible, to operate or acquire properties or renance loans.
In 2002, Congress passed the Terrorism Risk Insurance Act
(TRIA) to provide a federal backstop. It was extended in 2007
and is set to expire at the end of 2014. BOMA International
will advocate for the TRIA to be extended until the insurance
industry is prepared to accurately underwrite and assume the
whole risk.
Leasehold Depreciation: Depreciating leasehold improvements
at a rate of 1/39th per year until the improvement goes out of
service runs counter both to common sense and the reality of
the marketplace. BOMA International will continue to advocate
for leasehold improvements to be put on a permanent 15-year
depreciation schedule.
Fire Sprinkler and Roof Tax Incentives: Retrotting a building
for re sprinklers is an expensive and labor intensive endeavor.
With re safety being as critical as it is to commercial properties,
it only makes sense for tax incentives to aide in this process.
The incentives will be especially attractive to older buildings
that were built before there were any re sprinkler guidelines
or requirements.
New roofs protect the integrity of the entire building structure,increase energy efciency, and add to the economy as a whole
by spurring activity within the construction industry. Older, less
efcient roofs are a daunting nancial project to nance. Tax
incentives will help property owners and managers replace
dangerous and nonperforming roofs. Both re sprinklers and
roofs are on the unreasonable 39-year depreciation schedule.
The ve members of Congress that our delegation met
with consisted of: U.S. Senator Sherrod Brown, and U.S.
Representatives Marcia Fudge, David Joyce, Marcy Kaptur, and
Jim Renacci. You can see pictures from our legislative visits on
page 10.
The Government Affairs Committee for BOMA Internationa
also approved two new policy positions regarding EV (Electric
Vehicle) charging stations and e-cigarettes. The new policies
support the rights of property owners to decide whether or not
to install EV charging stations at their buildings and support the
rights of property owners to establish appropriate policies and
procedures, subject to prevailing federal, state, and local laws
for e-cigarettes.
