BILL NO. 2679-17 ORDINANCE NO. 2644-17
AN ORDINANCE AMENDING THE CODE OF THE CITY OF CAMDENTON, TITLE IV: ZONING CODE, CHAPTER 400: ZONING REGULATIONS, SECTION 400.030: DISTRICT BOUNDARIES, REZONING PROPERTY BRIEFLY DESCRIBED AS ALL OF LOT 1 OF SGD SUBDIVISION, A SUBDIVISION OF RECORD IN CAMDEN COUNTY, MISSOURI, FROM R-2 TWO FAMILY RESIDENTIAL DISTRICT TO C-2 HIGHWAY COMMERCIAL
WHEREAS, Richland Medical Center dba Central Ozarks Medical Center made application for property described in Exhibit A, attached hereto and made a part of this ordinance, to be rezoned from R-2- Two Family Residential District to C-2- Highway Commercial District; and
WHEREAS, the City of Camdenton Planning and Zoning Commission held a public hearing on March 14, 2017 to consider this rezoning request; and
WHEREAS, the City of Camdenton Planning and Zoning Commission made the recommendation at their March 14, 2017 meeting to approve the rezoning request and forward to the Board of Aldermen for the second public hearing and final decision; and
WHEREAS, The Board of Aldermen held a public hearing on March 21, 2017 to consider the rezoning request.
NOW THEREFORE, BE IT ORDAINED BY THE BOARD OF ALDERMEN OF THE CITY OF CAMDENTON, MISSOURI, AS FOLLOWS;
Section 1. That the Code of the City of Camdenton, Section 400.030 - District Boundaries, is hereby amended by changing the property described in Exhibit A attached hereto and made a part of this ordinance from R-2- Two Family Residential District to C-2- Highway Commercial District.
Section 3. All Ordinances or parts of Ordinances in conflict herewith are hereby repealed.
Section 4. This Ordinance shall be in full force and effect from and after its passage by the Board of Aldermen and approval by the Mayor.
Read the first time this 21 day of March, 2017.
Read the second time and passed and approved this 21 day of March, 2017.

The following is a request from Richland Med ical Center INC, (dba) Central Ozarks Med ical Center for the partial rezoning of the property located at 1652 N. Business Hwy 5, Camdenton, MO from R-2 to C-2. The full legal description is as follows :
All of Lot 1 of SGD SUBDIVISION, as shown on the plat of said subdivision Filed for record in Plat Book 143 at Page 16 in the Office of the Recorder of Deeds, Camden County, Missouri and containing approximately 4 .2 acres.
The 4 .2 acre property has 2.67 acres inside the Camdenton City Limits and the remaining 1.53 acres are located in Camden County. The area in question for rezoning is an approx . 0.5+ acre tract at the NE corner of the property, inside t he City Limits and is currently Zoned R-2 .
Central Ozarks Medical Center is in the final stages of planning with Ireland Architects (Springfield, MO) for the design phase of the approx . 13,000 sq . ft. medical facility. Five copies of the preliminary site drawings are included with the original application as well as the legal survey of SGD Subdivision from Miller Companies. It is our desire that our entire property located within the Camdenton City Limits be rezoned to C-2 so that we may fully utilize the area for the proposed commercial purposes.
