Company Background We want to tell you who we are...
Company HistoryBuild Group is a general contractor focused on providing a high level of service to exclusive clientele. Highly selective about deploying their top tier staff, the owners have a deep understanding of their clients’ business and are committed to providing principal involvement on all projects. To them client relationships are everything, and are driven by trust and integrity. Consequently, Build Group clients depend on the company to act as an extension of their own organizations. While most general contractors are simply pricing plans, Build Group staff sources new real estate opportunities to figure out creative ways to make deals pencil.
Long time colleagues Ross Edwards, Eric Horn, Bob Hopper, Scott Brauninger, and Dave Williams came together in 2007 to form Build Group. Shortly thereafter, John Santori, Nathan Rundel and Jason Berry joined the team. Combined, the group has more than 233 years of construction experience and has played integral roles in some of the most prominent and complex buildings constructed in California and more importantly downtown San Francisco. Build Group was formed with a goal of working closely with clients and driving innovation within the industry. With that in mind, they created a flat company structure that minimizes middle management and allows the Principals to remain close to the project, while entrusting employees to own their work. Their willingness to roll up their sleeves and do work has cultivated a construction company full of true revolutionary builders.

In the beginning of 2010 Build Group acquired Fine Line Group, a high-end hospitality and seismic upgrade company with more than 30 years of construction experience. The company is known for evolving creative building methodologies and project delivery strategies that successfully manage and support our clients’ design and business goals. The acquisition brought personnel with experience in signature restaurant, hotel and flagship retail expertise.
Build Group’s fine interiors group has a wide-ranging repertoire of high-end interior projects that includes luxury brands such as Gucci, Christian Dior, John Varavatos and Anne Fontaine. The company has also built many signature restaurants including Hog Island Oyster Company, M.Y. China, Kokkari, McCormick & Kuleto’s and Posterio.
Build Group has grown consistently since its inception. Employee owned, the company now has more than 400 staff members. In 2015 alone, Build Group has been named a Largest Commercial Contractor in the Bay Area, Healthiest Employer, Fastest Growing Private Company, and a Best Place to Work in the Bay Area.

This $36.7 million project is demolishing an existing restaurant to accommodate a new, three-story, 110,876 sf office building. The new ‘warm shell’ will include a two-story lobby, rest rooms and interior finishes, rooftop HVAC equipment, and main ductwork for future tenants.
The project also includes a precast, five-story, 220,000 sf parking structure that will house 655 stalls.

The project includes three state of the art theatres, motion capture room, employee fitness center, and cafeteria and day care facility. The team’s involvement during design development resulted in a structural system utilizing which optimized all space requirements by the client. The team organized for an onsite concrete batch plant, which allowed them to place 1,700,000 gross sf of structure in just 8 months. The 17 acres park landscape and interior improvements were sequenced concurrently with the building schedule. The bulk of the interior space was conditioned and serviced through a raised access floor system that allowed for ultimate flexibility in space and programmatic churn while providing the best working environment.

Nestled along trendy Colorado Blvd., this 1,750 SF showroom is located inside a historically designated building.
Due to city restrictions, the storefront was not allowed to be modified in any way other than paint, so this Tesla location became one of only two locations worldwide without the luxury of an expansive front door system (a requirement for being able to bring in display vehicles inside and out of the space). To overcome this obstacle, Build Group worked in tandem with Tesla and MSA to convert the interior feature wall system into a large scale pivoting system equipped with stationary tire displays and a 80” LED monitor. When opened, this wall allows for vehicles to enter through the back store entrance onto the sales floor. While closed, the store maintained the typical Tesla retail footprint.
This project was a fast track schedule, with the duration of only seven weeks, and was delivered two weeks early.

This project was Gucci’s first design-build turnkey. The store remained in business throughout the entire construction period, and was completed three weeks ahead of schedule with zero change orders.
The store location is set along the city’s waterfront and included a structural upgrade to the building, with a two-story high ornamental storefront finished with stainless steel panels. The store also included imported Italian millwork in high lacquered rosewood. All fixtures were supplied and installed by the construction team.

Build Group provided the complete build-out of Club Monaco’s retail store in Union Square. Phase One involved the complete demolition of the existing 4,924 sf store. A portion of the Phase Two redesign work involved the high-end finishes, millwork, and hand-painted custom case work that the client is recognized for. Additionally, our team installed white oak wood floors that are a staple of this location. Build Group installed two, custom painted 12-foot-tall entrance doors, while upgrading the store’s facade.

The seventh and largest of the John Varvatos stores, the San Francisco flagship features two floors of sophisticated interiors that showcases the Varvatos casual to formal mens wear attire. Solid walnut floors are throughout this design-build project.
The construction team coordinated with both architects on the East and West coasts to meet a very aggressive schedule.
In addition to the remodel of the interior space, the team also completed a full seismic upgrade on the building.

This project included construction of a new signature restaurant at Westfield’s San Francisco Centre. Based on television chef Martin Yan’s recipes, M.Y. China offers a 181-seat, high-end, high-class, exhibition style eating experience. Custom eucalyptus woodwork, laser cut metal screens, and antique Chinese furnishings set the scene for a sophisticated meal.
The eye-catching centerpiece of the restaurants circular bar, is an antique 1,800 pound bell that was imported in from China.

Build Group, Inc. completed construction on the $1.2 million renovation of Hog Island Oyster Company’s restaurant space in the historic San Francisco Ferry Building.
At 3,800 sf, the facility’s new space was reconfigured to triple the existing restaurant and add 1,100 square feet of outdoor dining space. The new 130-seat restaurant features a full-service kitchen and bar, custom concrete bar counters, and reclaimed cypress millwork throughout. The ceiling, designed by CCS Architecture, was constructed to replicate the hull of a boat.
One of the toughest challenges on this job was coordinating the installation of the plumbing work. Since the Ferry Building is located on a pier, all plumbing work needed to be done by boat under the pier which required an extensive amount of coordination. In addition, work had to be completed in and around a fully-occupied building. Weekly meetings were held with the ferry building to constantly update them on our schedule. Any disruptive or noisy work was done off-hours to avoid any interference to the adjacent tenants.

Walgreen store Constructed in UC Campus building.
Walgreens did not pay 50% of their base contract value until 6 months after job was complete. We had to lien to maintain our lien rights and foreclose within 90 days.
Store opened on time.
Client finally made a progress payment to us in August 2014 after the Store was open since February 2014. Full payment still hasn’t been made.
They still owe us $40,000 on our approved contract, plus $35,000 for extra work they authorized. Hope to be completely paid by end of 2nd quarter.

APPROACH TO PRECONSTRUCTIONWe are committed to providing our extensive expertise to help you determine the best solutions for a project in changing market conditions: The right shoring system, the most cost effective and efficient structural and MEP designs, creative solutions for the building skins, and focusing the interior components to achieve the most bang for the buck. We will perform plans and specification constructability reviews at 100% Design Development in addition to 50%, 85% and 100% Construction Drawings (more frequently if desired). Our decades of experience in constructing multi-family condominium housing the right way will ultimately contribute long-term value to your project. We do this by assisting you in directing the architect to provide proper detailing, means and methods, and coordination of the construction documents.

Our principals earned preconstruction expertise over years of successfully managing their own labor forces and meeting the daily on-the-ground challenges of performing our own work. SPECIFIC APPROACH
The main goal during the Preconstruction Phase is to provide the owner and the design team with the assessments and recommendations to make timely and informed, data-driven business decisions.
SITE LOGISTICSIt is critical to understand how the project will be built; the coordination required from the city and/or neighboring sites, the ability to deliver material to the site, the location of any crane staging, man-lift / existing elevator logistics, temporary utility requirements, trade parking, trailer location, and a host of other critical logistics items. We understand the sensitivity of working in urban sites, and will work with the jurisdictions involved to make it work.
PERMITSWhen requested, we work with permit expeditors throughout the Bay Area.
VALUE ENGINEERINGWe use our company’s extensive experience and subcontractor relationships to provide value engineering options. We track and implement these changes after owner approval.
DESIGN MEETINGSThroughout the Design Phase, our team members will participate in weekly, or as-needed design review meetings. During the design phase, we evaluate construction details and materials that may affect the quality of the project as well as make cost-effective recommendations to the Owner. Other areas we will monitor include document coordination, product tolerances, alternate construction methods and schedule impacts. As discussed earlier, detailed estimates will be generated throughout the design phase. These estimates (and our subcontractor input) are entirely ‘open-book’ to our clients and the design team. We utilize on-screen takeoff software for performing take-offs. This software provides accurate quantities and is a great visual communication tool.

TECHNOLOGYBuild Group utilizes Procore, On-Screen Take-off, Plangrid, Bluebeam PDF Mark up, Google Earth, SketchUp Pro, AutoCad, Revit, Navisworks Manage, Infraworks 360, Camtasia and Microsoft Office Suite. Microsoft Project is used to manage and update the project schedule.
For project management, Build Group uses Procore, a cloud-based construction management software. This program facilitates document management, RFI’s, submittals, contract and change management, scheduling, bid management, daily logs, photo archiving and BIM models for MEP coordination. All of our project communication is done through this site and we have found it do be a critical component to running an organized project.
Building Information Modeling (BIM)Build Group is a strong proponent for Building Information Modeling (BIM) and virtual prototyping when the project and site logistics coordination call for it. We don’t use it unless the team believes it will add value. We use Autocad, Revit, Navisworks Manage, SketchUp and Infraworks 360. With the BIM, we can construct the building in 3D, exactly as it will be built, in effect, creating a virtual prototype of the building. This allows us to address clashes and mitigate conflicts before setting foot on site. Not only are unclear design intent issues and design errors discovered before construction, but also RFI and submittal communications become more clear with the design team. Coordinated, isometric details help solve tricky conditions and foster greater communication among the various building trades.
We use the 3D models to detect building system drawing interferences and errors, analyze information, streamline scheduling and reduce interferences during construction to help avoid future project change orders.
BIM CONSTRUCTABILITY ANALYSISBuild Group can help facilitate the creation of a BIM model of various disciplines, including:

MEP / FP CONFLICT ANALYSISFor larger projects, the most important aspect to the BIM Coordination is MEPF conflict analysis. For condominium projects, we specifically pay attention to common conflict areas such as: garage ceiling clearances, wall thickness (including acoustical requirements), duct routing, unit soffit requirements, dropped ceiling clearances, piping on distribution floors, etc. A BIM coordinated MEPF model of a project also allows the various subcontractors to prefabricate their systems for a faster field installation.

CONSTRUCTION APPROACHSecurity MeasuresBuild Group has strict regulations and takes security seriously for a job site. Theft and vandalism can directly impact the success of a project and everyone related with the project including the owner, project team, contractor, equipment dealer and insurance companies. Build Group Inc utilizes a Sign-In, Sign-0ut procedure for sub-contractors and all visitors when entering to a job site. Build Group anticipates utilizing a Badging program to ensure Tesla proprietary information is protected. If required video monitoring and CCTV can be added as additional security measures.
Site CleanlinessMaintaining a clean and organized job site at all times will help avoid unnecessary hazards on the job site as well as allow workers to be more productive since they are spending less time worrying about navigating through messes or avoiding material hazards. There are numerous other benefits in addition to preventing accidents with a clean job site, such as decreasing airborne health hazards, legal costs, preventing clutter and even increasing customer satisfaction. Build Group’s safety program requires and ensures all these measures are maintained. Build Group contractually obligates its sub-contractors to participate in maintaining the clean job site. Clean up is continual.

Pre-Installation MeetingBuild Group believes in pre-installation meetings to review the scope of work, identify participants and plan activities that involve the owner or other contractors. Proper pre-planning will help ensure proper coordination of work by all parties involved. Pre-installation meetings will be required for all activities involving, but not limited to, the following construction: 1.Site Construction 2. Security Installations. 3. Facility Control and Management System Wiring. 4. Main Switch Board Gear (Primary Wiring) 5. Owner Furnished Contractor Installed Items 6. Pre-Keying 7.Dry wall pre cover installation/ Ceiling pre cover installation. In order to ensure participation by all parties, these meetings shall be scheduled in advance of the planned activities. Pre-installation meetings shall occur after the approval of all required submittals and prior to the start of the work.
Quality ControlThe Quality Control Plan is developed by the Build Group, Inc. to make sure that systematic quality assurance methods are used in the preconstruction, design, construction and warranty of the Tesla Motors facility. Further, the administration of the related Performance Standards(PS) included in the Contract documents are met. Build Group, Inc will perform in accordance with the performance metrics set forth in the contract documents and make sure that the owner receives the quality of services called for Build Group standards and up. SPECIFIC APPROACH
Close OutBuild group mandates timely completion of all closeout documents including As-builts, O&M manuals, warranties, Closeout paper work and operational walk through by all sub-contractors and vendors on the project. This process begins during the project start up meeting and is monitored throughout the construction process. Build Group’s goal is for the closeout process to be completed in conjunction to the project completion.
Systems CommissioningBuild Group utilizes industry standard procedures for reviewing and ensuring all systems comply with the project specifications and requirements. These include• System providers commissioning review and sign off• MP&E engineer’s sign offs, refrigeration and specialty vendors signoff.• Third party inspections are applicable i.e TAB.
Build Group coordinates closely with FBO, (furnished by owner) vendors for commissioning as required
Owner Supplied, Contractor Installed Items Build Group utilizes the same procedures for monitoring and coordinating items furnished by the owner in the same manner it manages its own sub-contractors and vendors. At project award Build Group develops a project schedule and a master submittal log to monitor timely installation of all components on the project. Build Group will require product data, drawings and samples. Ensure approval of all components and track their timely arrival and installation.
Site SupervisionBuild Group’s “Tesla Team” has been specifically chosen due to their specific qualities they bring to the exciting “Tesla Kato Road Project”. The Project Manager – David Bagley, Superintendent – Steve Fairclough and Project Engineer – Ross Deloria will be on site full time two weeks prior to Project start. The project team will have full decision making capabilities, Our Team views themselves as an extension of the Tesla Construction team.
Cost Controlling and ReportingBuild Group understands the pressure to maintain and control and reduce project budgets. The Build Group Team will work diligently to provide the best construction components and procedures to achieve the desired results in the most cost effective manner for Tesla.
Build Group utilizes ProCore, as a web based tool to continually update its clients on current costs. Further we anticipate weekly on-site meetings and conference calls to discuss budgets, costs and all aspects of the project.
SPECIFIC APPROACH
SchedulingProject schedules are updated weekly/continually throughout the duration of the project. Build Group utilizes MS Project. Build Group integrates all FBO items into its project schedule for proper coordination. Milestone dates are also provided on the schedule for all critical GC and FBO items.
Shop Drawings and SubmittalsUpon award of the project Build Group will develop a comprehensive MSL (Master Submittal Log) incorporating ALL components to be utilized on the project. This document in conjunction with the project schedule is the road map to project completion. Build Group’s project Team will continually monitor all shop drawings and submittals from submission through installation. This critical activity ensures the project will be completed correctly.
As-Built DocumentationBuild Group utilizes ProCore as a management tool to maintain current and upto date document throughout the construction process. Additionally the onsite project team will ensure all sub-contractors maintain an updated set of As-builts in the job site office.

ALL Foremen, Superintendents, PA, PE and PMs are routinely trained and certified in OSHA 10/30, CPR/AED, and First Aid
ALL Field Management is enrolled into our online Safety training program to conduct weekly/monthly Level 1 & 2 training classes.
Carpenters and Laborers are trained and certified for CAL-‐Flagger and Forklift/Gradeall/Scissor Lift.
Quarterly Supervisors Safety meetings to review what is going on throughout our projects, in our industry and to review near misses and incidents we may have had.

Each of our major jobsites have site specific Crisis and Emergency Response Plans and ERT (Emergency Response Teams) in place and prepared to react when necessary. Additionally, all members of our Senior and Executive Management participate in several hours of 3rd party Crisis and Emergency training annually. This training keeps us informed and helps us to be better prepared on how to handle any unfortunate or unforeseen situation should one arise.

Why Build Group.Build Group is committed to adding responsible value as an active member of the Tesla preconstruction and building team. Although this is a Guaranteed Maximum Price project, there are significant values engineering decisions that can lower cost and improve schedule… if we act quickly. We see the firste two months of preconstruction as extremely active with bidding, buyout, and selection of trades while weaving in value engineering options at the beginning of the process. We will lead the combined efforts of owner, architect and contractor to actively participate by offering real time cost analysis, constructability, logistics, and scheduling input for all core building systems including structural concrete, design-build MEP, and interior system components. The outcome will be quick but informed decisions from the ownership group. We are excited by the synergies and experience our team will bring to the Tesla.
We are committed to providing our extensive retail/office/warehouse, and restaurant expertise to build your project. Build Group offers considerably more than just passing on sub bids to owners. We are BUILDERS. Our principals earned preconstruction expertise over years of successfully managing their own labor forces and meeting the daily on-the-ground challenges of performing our own work. With this experience, we are able to maintain strategic alliances with some of the most innovative and accomplished specialty subcontractors in California, particularly in the East Bay. These relationships offer our clients immediate access to real-time market information and subcontractor participation in some of the most critical building trades.
EXPERIENCEOur project team has experience building some of the largest and most complex developments throughout the Bay Area. Many of these projects included high-end retail, commercial office, and hospitality spaces. Build Group has been Westfield’s exclusive general contractor for their San Francisco Center Shopping Mall. In addition to miscellaneous landlord work, our team has completed over 75 retail and office build-outs in the facility.
Our team will immerse themselves in every detail of the Tesla Fremont job and is ready to hit the ground running on day one. We are laser focused on completing the project ahead of schedule, safely while adhering to the highest standards of care for a quality installation. Overall project success - whether optimizing value, controlling costs or meeting aggressive schedules - relies heavily upon the decisions made at the initial stages of the job.

BUILDING EXPERTSBuild Group has very unique resources available to our clients and projects. We have additional divisions for Solar, High-End Interiors, Special Projects and Structural Concrete to help support our clients. The interiors division is slated to complete over $50 million in 2015 for clients including Westfield, Versace, Kate Space, and Club Monaco. Pacific Structures, our concrete and infrastructure division, completed $102 million last year and is currently providing all of the infrastructure and formwork for the high-profile Transbay Terminal in downtown San Francisco. All of these resources are an added-value and available to the Tesla Fremont job.

The main goal during the Preconstruction VE Phase is to provide the owner and the design team with the assessments and recommendations to make timely and informed, data-driven business decisions.
SITE LOGISTICSIt is critical to understand how the project will be built; the coordination required from the city and/or neighboring sites. This coordination will dictate the ability to deliver material to the site, the location of any crane staging, temporary utility requirements, trade parking, trailer location, and a host of other critical logistics items. We understand the sensitivity of working in urban sites and in and around residential and office neighborhoods.

SUBCONTRACTOR INPUT AND SELECTIONIn today’s market, we strongly believe in sending the project out to bid to a diverse group of pre-qualified subcontractors to achieve as much value as possible. We will work with local, regional, and national subcontractors/suppliers to get the best possible input and pricing available for both materials and services. For the project buyout, we will work to put together detailed bid instructions to send the project out to as diverse a subcontracting community as possible. A written scope of work will be prepared for each bidder, specifying items to be included in the bid as well as defining ambiguous specifications in each respective trade. The bidding documents will outline the construction schedule, milestone completion dates, project phasing, general bid instruction, specific instruction to the project, strategies and storage areas and fill in gray areas in the project documents. We believe that that the subcontractors are an integral part of the general contractor’s team and will make sure that while we are driving value, the subcontractors selected will be able to perform on schedule and with top quality.
TECHNOLOGYBuild Group utilizes Timberline, Procore, On-Screen Take-off, Plangrid, Bluebeam PDF Mark up, Google Earth, SketchUp Pro, AutoCad, Revit, Navisworks Manage, Infraworks 360, Camtasia and Microsoft Office Suite. Microsoft Project is used to manage and update the project schedule.
For project management, Build Group uses Procore, a cloud-based construction management software. This program facilitates document management, RFI’s, submittals, contract and change management, scheduling, bid management, daily logs, photo archiving and BIM models for MEP coordination. All of our project communication is done through this site and we have found it do be a critical component to running an organized project.
