880 P Street is in the heart of Washington, DC’s historic Shaw neighborhood, the final building in the transformative CityMarket at O development. From the late 1800s, Shaw was a thriving center for African-American living, commerce, and entertainment - until the neighborhood was devastated by riots following the assassination of Dr. Martin Luther King, Jr. in 1968.
The neighborhood struggled for decades amidst flawed urban renewal efforts. Its historic O Street Market, the first and one of only three remaining public food markets in the District, was abandoned, and a portion of 8th Street, NW was closed to accommodate a surburban style grocery store and surface parking lot.
In 2014, the completion of CityMarket at O Phase 1 was a catalyst for Shaw’s revitalization. It provided a mix of retail, hotel, market-rate residential, and affordable senior housing uses to serve longtime neighborhood residents and attract new audiences. Phase 2 delivered 880 P Street as the last element to reconnect this important block in Shaw’s urban grid.

Intensive sculpting of the building massing ensured a sensitive transition to the neighborhood scale. In line with master plan principles to locate taller buildings in the center of the development and place shorter buildings on the edges, 880 P Street steps down in three sequences to align with the three-to-four story townhomes located across 9th Street, NW. Bridging the context in this way helps preserve the urban experience at street level.
The massing strategy also incorporated exterior terraces between the modules to further articulate the building volume and provide residents with private outdoor spaces.

Fins extending from window bays provide visual privacy and increased thermal comfort for residents. In larger units, second bedrooms were pulled off the glass to create secluded spaces. Introducing a building with large expanses of glass in this historic district created a texture that helps to break down the scale.

A custom white slurry brick complemented by deep black framework provides privacy for residents and minimizes direct sunlight in the units.

Activating the rooftop of 880 P Street adds further dimension to the façade. A mix of social and secluded spaces are arranged in a pattern that reinforces scale and variety in response to the context. A 16-foot waterfall marks the transition point to access the rooftops of the neighboring residential buildings. Each offers unique amenities to strengthen the perception of CityMarket at O as a related community of individual structures rather than one mega-development.
