What is BIM ?

Building information modelling (BIM) is the process of generating and managing building data during its life cycle

A Building Information Model (BIM) is a digital representation of physical and functional characteristics of a building

Building information modeling supports the continuous and immediate availability of project design scope, schedule, and cost information that is high quality, reliable, integrated, and fully coordinated.

Dispelling BIM Myths

•  BIM is expensive & only for large organisations

•  A Single license of ArchiCAD or Revit is about £3000 – 4000 but upgrades and cross grades normally reduce the price considerably.

•  Easier to implement in a small organisation – less change management

•  Lots of free to use co-ordination tools – eg Tekla BIMsight

•  BIM – everybody has to use Revit

•  Interoperability – IFC format

•  Free viewing and co-ordination tools

•  BIM is only for Consultants and Contractors

•  Client requirements and design engagement •  Project managers and cost consultants •  Facilities and building managers

•  Very large schemes might need a

separate specialist co-ordination role

•  BIM – just outsource it as a deliverable

•  Not quite the point of collaborative working

•  No benefits, just added cost and duplication

•  Short termism.

•  BIM is only compulsory on large schemes •  No minimum project value after 2016 – only a definition on ROI

•  Definition of public buildings still unclear but err on the side of caution Cabinet Office line is that by 2016 most informed private sector clients will be mandating too.

•  BIM is only for new build and big buildings •  3d building surveys 10-20% more than traditional

•  Smaller schemes easier to co-ordinate

•  Easier to resolve complex existing spaces in 3d

•  All of the scheduling is just as relevant

•  BIM stifles design creativity Used appropriately it is no different that traditional CAD or a drawing board

Missed the BIM Boat ? – don’t worry… yet !

•  Only the very big multinational contractors have a handle on BIM during construction phase.

•  Many consultants are still paying lip service to BIM with pilots at present.

•  Very few consultants where level 1 and 2 BIM is normal.

But…. BIM will not go away !
